IMPORTANT FACT #1: You have a door on the inside of your apartment that connects directly to your neighbors! A thin sliding door connects directly between you and strangers. When I was shown the apartment, I asked what the door led to... I was lied to and told it was a maintenence boiler type room. This complex has been one nightmare after another. Yes its an older complex so I went in with smaller expectations, but they have not maintained the complex well at all. The a/c units are old and horribly inefficient. My utilities bill has never been higher than living here. The walls are paper thin, you not only hear your neighbor's every move, but also all the pipes loudly squeaking and clanking every time neighbors around you run a sink, a shower, a toilet. This is the first time I've bought renters insurance solely because I'm terrified a pipe will burst and flood my apartment. Every time one of my neighbors shut their front or back doors, my whole apartment will shake. I've had artwork knocked off the wall by that. They'll tell you "water is free" but that comes with a price... the water will randomly be turned off or there's no hot water at all times of the day. There's gaps in the door frames to the outside, making using the a/c or heater horribly inefficient. I've seen a bug crawl in through a gap between my door and the side of the frame. There's cracks in the walls and ceiling that make it look like a foundation issue caused the whole building to shift and crack. There's no laundry connections, but the in site laundry facility is not well maintained. There's 4 washers, but one is always out of service. 2 out of 4 dryers work decently. Good luck guessing which one cause it's a toss up each time. There's two managers here, a married couple, the male is decently nice but I've heard a recording of the female manager brutally screaming at another tenant regarding a rent issue. They'll be sweet and cordial when you show up to see the place, but don't be fooled. Their work hours are far and few in between, they say they come in at 10am, but there's days where they don't show up at all. This place is cheap, location is good for school, but really just save yourself the hassle and pay a little more somewhere else than get trapped with a lease here.

I lived here for 2 years 2016-7. My experience was very positive. The managers Ali and Ashi are very pleasant and professional. Although the building is old it is well maintained. Any concerns were dealt with promptly. I never heard my neighbours, the complex is very quiet. My 2 bedroom unit was spacious. I highly recommend this apartment complex for graduate students who want a quiet apartment right on the edge of campus.

You have to pay for laundry. The lady is rude. Do not stay here. The warnings and ratings are true. Yes it's spacious.. that's it. Utilities expensive. The lady in the front office is rude.

Horrible management and horrible units with no security or privacy. Locks are NOT changed from prior tenants and place is never "clean" to begin with when you move out. Expect outrageous deposit charges and electric bills due to poor insulation and non-properly functioning ac that runs and runs to keep your place comfortable during summers and winters. Door in the end of hallway is direct access to your neighbors and has no sound-proofing, so enjoy your friendly conversations while you can

I've lived her for almost a year and it's been the worst apartment experience yet. I have a huge list of complaints: -One word: cockroaches -- I thought I had got rid of them, but they come back because the entire complex is gross and ridden with them -the carpet is older than my grandparents -counter tops also older than my grandparents -bathroom cabinets are old and need to be replaced, the wood is stained with nasty residue -bathroom sink and tub harbor bacteria no matter what you clean it with -appliances in the kitchen are outdated and gross -small closets with a musty feel to them -old window shades that break if you pull them up too quickly (they cost $40 to replace and you can buy them at lowe's for $10-so a rip off) -which leads me to the management-- they are SO incredibly rude which stinks because you can't argue anything with them and they treat you terribly which is an awful feeling in general. And as everyone else has said, they rip you off for every single thing. I've even had to pay for my own maintence work before which doesn't even make sense. Overall, signing a lease here was a mistake. I thought I was getting a good deal when she showed me the apartment, but she showed me the best one they had on site and probably had it bleached clean 10 minutes before I walked in. Don't be fooled, live somewhere else!

I lived here in a 1 bedroom-1 bathroom apartment and even though the unit is very large, the place is gross. The carpet had never been replaced for God knows how many years, and it was simply filthy, no matter how many times I vacuumed the floor. I had no choice but to accept the unit cause I had already paid the deposit. The place is ran by a couple... the woman is - simply put- a BI&/&TCH (yes, with capital letters). They charge for absolutely EVERYTHING and when they waive something (that was not supposed to be charged in the first place) she put it as she is doing you a favor. Actually, by renting her apartment she feels that she is making you a favor. People be aware, I wouldnt recommend this place for anyone. The unit inside is NOT CLEAN and the landowners are hideous.

The owners are very UNexperinced. His wife will tell you one thing then the next day he will say another. A/c barley blows its always 90 in my apartment even though the owner says its working. Bugs are every where. Stoves are all broken oven doesn't work cracks in the windows. And the walls are paper thin. Don't live here you are trapped

I wish I could give 2.5 stars because I would recommend this place for some people, but not others. I just moved out after 2 years, and there are PROS and CONS. I'll start with the PROS: Rent is cheap for the amount of space you get, it's very close to campus, safe, ample living space, they respond to maintenance issues very quickly, and I never once had a problem with parking. The CONS: They are old apartments which means they are falling apart. No matter how clean you get your living space, it will always have that old, musty feel to it. The managers respond very quickly to maintenance issues but they always do things as cheaply as possible. During the summer you will have to run your A/C literally non-stop everyday because of how old and cheap their A/C units are, and it still won't ever feel cold so your energy bill will skyrocket (so take that into consideration with rent). During the winter you will have to run the heater all day or just put up with the cold. While the complex is safe, it's more due to location rather than anything the complex managers have done. Also, don't expect to get 100% of your security deposit back. The managers will take out payment for a maid and a painter, and you won't be able to do anything about it. I wouldn't even put that much effort into cleaning when you move out because they will find anything to give them reason to hire "professional cleaning" as they called it. So in the end, I would recommend this place only for single students who can tolerate less than perfect living spaces. I wouldn't put more than 2 people in any unit either because they don't have any units with more than one bathtub. With 3 or more people that could get nasty.

I enjoyed my stay at the University Terrace Apts. My apartment was large and rent quite affordable. In fact the property went through a total renovation for which I thought our rents were going to go up but luckily it stayed pretty much the same. In my two years of residency I made one call for a work order and it was taken care of right away. I wished I would've found this place earlier. I would recommend this place..... not to forget the awesome location

Pros: Spacious room. Very good location. Good maintenance. Lots of parking lots. Managers are OK to me & my roommate. Moving out fine is reasonable. Cons: Not on school bus route. Expensive comparing with other places. No gym.
