terrible complex, no one picks up after their dogs so if you live on the bottom floor you always get a fresh wiff of poop in the morning. gross complex with a gross staff. Corporate needs to get it together otherwise they will start loosing renters. Im already trying to get out of my lease and I have not even lived here a month.

We have paid the backed electricity bill for our apartment that was sent to us weeks after our lease ended. We are being BILLED AGAIN for another backed electricity bill that came out of nowhere. We have not lived there in two months!!!!! So how are we being charged twice for backed electricity for an apartment that was unoccupied? And I am confused on why we are being charged $500 for damages, especially when we did a walk through and was told EVERYTHING was fine....?! I took before and after pictures of the unit and we will not be tricked into paying an electricity bill twice and charged for false damages! I will need to talk to someone because this place will over charge you for utility and false damages.

WARNING!!! THIS COMPLEX IS NOT SAFE RENTERS BEWARE!!! I decide to take my time and write this review because I believe the complex has SO much potential, however over my two years of staying at Seminole Flatts I felt EXTREAMLY unsafe. The first problem I would like to address is the homeless population that lives in the field behind the complex. I know that Tallahassee does have a homeless population crisis, but this complex does absolutely NOTHING to combat the problem. Not only can you find homeless people wandering on the complex, but they also sit across the street on the steps near chipotle and drink and yell at people who walk by. My first major incident with a homeless person on the property happened at 7 am on a Sunday when the office was closed. I was out walking my dogs by the office building when a homeless man who had been sleeping in the pool bathroom exited and approached me. I tried to ignore him and walk my dogs in another area of the complex except this guy decide he was going to sit and watch me the entire time. I eventually went back into my apartment and locked the door about an hour later I went outside to throw out some trash. The man was sitting on the sidewalk right outside the complex and when he saw me he started chasing after me WHILE ON APARTMENT PROPERTY. Thankfully I was able to get away and once I got inside I saw him start to wander on the complex again. After I told the front office about what happened they said they would start locking the pool bathroom at night. Well that was a straight up LIE because not even a week later I watched a man and a woman come off the public street and walk into the pool bathroom together at like 8 in the morning!! The bathroom is literally just a room with a toilet and a sink so they were either having sex or shooting up drugs. Now that we have brought up the issue of drugs at this complex there is a drug dealer in building A and he ALWAYS has people wandering in and off the street.One time in the complex I saw two men make a drug deal (one of them was homeless) I called the front office and told them what I saw because, they said, if you ever see any suspicious activity, call us right away so I told the girl exactly what I saw (also the complex is small enough that after two years you know who lives there and who doesnt). I was told they were going to call the cops, but once again, I was lied to, when I went outside to go to class the homeless man was still wandering around the complex looking in peoples windows! I have emailed the owners of this complex Capstone Management about homeless people wandering in off the streets and drying their cloths on the stair case! I took pictures and attached them to an email, but never got a response back. Lastly and most importantly a residents girlfriend was ROBBED at GUNPOINT with in the complex In November of 2018. Two men in masks approached her with a gun and stole her car. The office NEVER made residents aware of this extremely dangerous situation.

I lived in Seminole Flatts for 2 years. People complain about the air conditioning, however, using a fan fixes the problem efficiently. Maintenance is probably Seminole Flatts strongest quality. They responded almost immediately and kept you updated. I would totally live there again.

The AC sucks, they are constantly shutting off the water all day because of leaks (2 times in the last week alone! which they insisted would not happen again after the last 3 times, yet here we are!), the office staff is unhelpful and the apartment is way overpriced for what you actually get.
