PROS
Office staff is almost always amazingly nice and helpful!
Maintenance staff is prompt and also nice :)
Locks on the mail house.
Has a small dog park on premise.
Surrounded by natural greenery. This is a HUGE plus! They are like the only apartment complex in the area for which this is true. The new complex next door is concretetopia, who the heck wants to just live surrounded by concrete and asphalt?
Because they have actual vegetation, you get to see some cool wildlife. I've seen possums, snakes, skunks, owls (they are super cool to hear occasionally at night), cardinals, doves, other various birds, and even a deer once.
Good communication about water shut-offs
Pretty chill attitude overall.
Parking right next to your apartment can sometimes be tricky if you get in late, but I've personally never had to walk more than one or two buildings over and I frankly like that there's no dedicated visitor parking so folks visiting don't need to panic about it. If you're really concerned, you can pay a bit extra for a garage or protected spot.
CONS
Rent price keeps increasing.
Some problems they never fix. My sister's window has leaked ever since she's been here for 6 years. She's repeatedly requested, both for the old owners and the new, to have it fixed. Sent official letters and everything. It still is not fixed.
Some maintenance guys tore some wood off the building and the shards ended up literally spearing one of my sister's plants outside on our porch. We were given no warning about this work occurring beforehand. They hurt the one plant and broke one of her pots. The office said they would cover the cost for a new flower pot. They still have not several months later.
Some problems they fix, but not completely. Had a tile fall off the wall in my bathroom. Asked to get it put back. They came and put it back quickly, but didn't reseal the horizontal sides (just the vertical sides). This means there is an opening between the tiles, so water can get back there and will likely lead to it falling back off soon/mold.
They're not so great about communicating certain things. How they handled the parking lot repaint was pretty poor and could have been fixed by softening the language and giving more advanced notice.
Lots of dog owners here do NOT clean up after their dogs. We live on a bottom floor below a staircase. Many owners let their dogs poop above next to our apartment, probably because it's next to a wooded path and not another building. This means it stinks to high heaven when going up and down the stairs to get to the parking lot after it rains. Management has sent out letters about this, but not really driven home to the owners that they need to pick up after their dogs EVERYWHERE on-site, even if it is in one of the wooded areas (stress on wooded areas). They also never list the penalties for not doing so, so folks keep abusing this.
Lots of dog owners also let their dogs off their leases. Small dog owners seem to think that if it's small, it's no big deal if it barks and runs at you. That is aggressive behavior and it needs to be on a lease if it does that! Even if your dog is genuinely friendly, if it rushes people and you can't verbally prevent it from doing so, keep it on a lease. Many owners don't seem to get this. And have ignored the emails from management.
Traffic to get anywhere outside of the complex is absolutely miserable during rush hour times (4:30PM - 6:30PM). And with the new apartment complex opening up next door, this is only going to get worse. Absolute nightmare.
The locks on the mail house seem to break fairly often.
Walls are pretty darned thin. It is an older complex, but even so, can occasionally have issues hearing loud music and people coming and going or just using the shower.
They are a little obsessed reminding you that you have to have your pool pass now to access the pool (the pool pass never used to be a thing, which I preferred)
