I have had a very nice experience here the first year, and have already signed to renew my lease for a second.
Its an older building- which management was very up front with- but any issues Ive had have been dealt with by the friendly staff very promptly.
The staff is wonderful. Prices are very reasonable. Great location. Beautiful buildings and grounds! Great sense of community among residents.

After learning that you sifted through our trash (which is disgusting, by the way) and after receiving your operation violation warning, I would like to say that if we had been accused of a second violation, it would be my sincerest hope that you would have put the fee donation towards your own maintenance of the general aesthetic and safety of the complex. I refrained from complaining about the following aesthetic issues and safety hazards your residents have endured during AT LEAST the entire time we lived there. It is important to inform potential residents of these problems because you obviously cannot recognize them yourselves (or do not care to amend them), yet you seem to occupy yourselves with the business of your residents 24/7, finding any way to squeeze extra money out of them. It might be a bright idea to have the waste management company pick up trash from dumpsters MORE THAN ONCE OR TWICE A WEEK (which are always overflowing because of your poor placement of dumpsters, causing overflow, traffic congestion, and disregard for your residents), or better yet, invest in perhaps ONE more dumpster to prevent filth from piling up, causing a health hazard to your residents. Here are the things with which an average resident might find fault:
Exposed pipes in large holes in the ground left over one month in the pathway on the way to laundry roompeople couldve fallen, breaking their leg or ankle. This is a no-brainer.
At the time when we received the trash warning, I had never seen the volleyball court weeded or pine needles combed out of it. It may surprise you that residents actually do utilize the facilities and amenities for which they PAY TO BE KEPT UP.
Outdated laundry facilities that pose a threat to the health of the residents in more than 1 way, listed:
-strong smell of natural gas or some chemical emitted from machines or whatever mechanics are powering that area
-flooding which was half-ass repaired via a simple drain(that leads somewhere else outside which will eventually cause another flooding problem) and ONLY half-ass repaired after several weeks had passed. As high of a presence as the maintenance staff has on the ground, youd think more would get done at such a small complex.
-inability or lack of desire to create simple SAFE sidewalk leading from laundry room to another building rather than letting your residents continue to use a shortcut where exposed tree roots are apparently permitted
Failure to clean up broken branches within a decent, timely manner after heavy storms, another tripping/falling hazard
Bee and bat infestation. By the way, in our building there were hoards of bats above the stairs which fly out at residents once dusk begins
Always looking for the cheapest, quickest fix to maintenance problems. Our toilet had to be fixed at least 5 times before maintenance finally decided it was time to actually do something about it and replaced the smallest part, the handle. As of the day we moved out, we put in an order for a light string to be fixed 2 months prior and nothing had been done.
Carpet stains that mysteriously arise after living in a unit a couple of weeks after initially moving in, due to dirt resurfacing from previous residents spillssigns of a horrible carpet cleaning job.
Failure to cut the grounds grass until it becomes about mid-calf high, even in the front of the complex which is supposed to attract new residents.
Failure to keep 95% of the grounds adequately lit at night.

I use to live in Piccadilly 2016-2017... At first I thought the place was charming, until I started getting problems with my sink garbage disposal. My sink got flooded to the point of overflowing into the kitchen multiple times that year and every time they came in a day or two later to fix the problem. One time they advised me to put ice so I did, then they warmed me if I put ice again they would charge me. Wish I still had the two slips to show. It didn't end there, I payed $300 deposit which included a refundable pet fee of $100. This turned out to be a lie because at the end of the lease, they wrote that I only gave them $200! Before leaving I left that place even cleaner than I had taken it- bleach cleaned white bathroom tiles after having received it with floor tiles disgustingly darkened, clean ceiling fans which had never been cleaned before I moved in, kitchen, everything! They charged me for all the maintenance they did, a tini-tiny paint mark that had come off the bathroom wall about 1.5 cm in length (which they wrote as painting the whole bathroom), and their deep vacuuming job (which they have to do anyway)! I got $35 dollars back from $300 deposit. These people are liars and will rip you off no matter how clean you leave your apartment! ALWAYS ALWAYS TAKE BEFORE AND AFTER PICTURES! This was my mistake. Oh and if you don't have a washer/dryer connection, be prepared to walk with all your clothes to the laundry room!

Another complex set on dictating the lives of students and working professionals. Every staff member Ive dealt with has been shady and even down right incompetent about phone calls (which were non-existent), email( also non-existent), and if you dont like being spied on then I FULLY SUGGEST YOU NEVER RENT AN APARTMENT AT THIS ESTABLISHMENT.
This complex has been fairly amenable, great Gainesville Police presence.

We lived with mold in our apartment (which they claimed they treated) and I was constantly getting sick from it; there isn't proper air ventilation in the apartments. Sewer/Plumbing is very bad and we constantly had back-up spewing up into our sink. It would take numerous trips to the office to get issues addressed and they would never be properly fixed, just temporarily resolved.
Also, someone who had keys to our apartment entered when we weren't home and stole items from our place (Fitbit watch, new Converse shoes, etc.). We always kept our place locked and items of significant worth or size were never taken, so we know it had to be employees. There are many other stories within the complex of the same thing occurring, once I know when the occupant was home and it was after office-hours (she never saw the person but heard them enter with keys and they ran as soon as she asked who it was).
Save yourself the hassle (and your health) and live somewhere else.

I decided to go a second year here because they're one of the cheapest options in Gainesville and don't ask a lot up front. Even after my terrible experiences in my 2 bedroom, I decided to sign a new lease in a 1 bedroom.
I already have regrets and I haven't even moved in yet.
First off, as for the 2 bedroom I have lived a year in. Right off the bat, the ventilation in the apartment was extremely poor. There's, apparently, extra vents which is why (or so they tell me); my poor roommate with asthma gets no ventilation in his room. Cue our electricity bill being $250+ even with the thermostat set to 80. Cue hot living room and second bedroom.
I called GRU out to assess this place because I did not want to live this way. After writing up things that could be improved upon, things that needed to be fixed, etc.. the office people just blew it off and even said that GRU isn't trained for these things (My father is an inspector/builds houses and he even confirmed the list GRU made up.) That should have been my first tip to have my head examined.
Instead, they send their guys out.. acknowledge there's a problem.. and TRY to fix it. They even replaced the AC which didn't help (and, if they hadn't of blown off the assessment, they would have known it wouldn't.) They send the main maintenance guy out who is pretty much like, "Yep, I see there's no air coming out" in the second bedroom but NOTHING. NOT ONE THING. was ever done to fix this issue. We were told it was all ventilation and poor insulation because the place is old. So, we suffered with high bills and poor circulation. It's hot to sleep at night.
Next thing that I was actually scared to live with due to a past experience at another place: our dryer. We have a unit with a washer and dryer which sounds great but it takes 2 hours to dry one load of laundry. They were called out to fix it and they took it out of the apartment, brought it to wherever they fix things, claimed they fixed it and it was running fine for them, and put it back in. Still takes 2 hours to dry. I call them back out and they spend time looking it over, blah blah blah, long story short: nothing has been done about it. So, it's a fire hazard waiting to happen. Someone in the office even slipped that they were going to take it out and not put one in for the next tenant.
Minor things: there are bats every where. No, not much can be done but it stinks. It stinks so bad in some places. There's also a gob of trash every where around the dumpsters that sits for days and stinks. Dog poop bags are left, for days, in halls or just on sidewalks. People who do leaf blowing blow debris all over my car. Decal lot has a ton of people who don't belong there. Being in the front of the complex is noisy and we've had strange people wander up from time to time. Bus location is awful as only 34 passes by. My dishwasher is super old, the tray was rusty and broken, and they just replaced the tray with a slightly less broken one. Old, old appliances.
Update: new places has roaches. See them all the time. A ugly wall was not painted despite my protest. Carpets smell of mildew and it's giving me headaches and allergies. Porch light has been broken off in socket since I moved in. Outside lights are broken making the area too dark to see at night.
We'll see how this upcoming year goes but, boy, am I living with regrets. Cried myself to sleep and am considering subleasing to get out of here. At least they allow that (at the cost of my deposit..)
Seriously, please avoid this place. It's out dated, no one cares that it's outdated, and people live here because it's cheap. They "upgrade" units then charge $200+ more for those when they're now the same quality as everywhere else in Gainesville. This place is falling apart.

I've been here almost 3 years, after living in several other apartment communities, this place offers "the most bang, for your buck." The pool is a particularly great way to unwind after a long day. I love it here, as does my daughter.

My new apartment? Haven't even moved in yet but they told me I could have the ugly ass wall painted if I didn't like the color. I didn't like the color. It's unbearably ugly and cold looking. They lied and now say they won't paint it and now it's too late for me to back out of the lease. They also didn't give me an upstairs unit which is what I SPECIFICALLY asked for early on. Well, what do you know? Even the appliances are mix matched. There's super old wallpaper in the kitchen that has seen better days. The toilet is RIGHT next to the bathtub, an inch apart.

Piccadilly Apartments is possibly the worst apartment complex I have ever lived in. I have lived in 4 different apartment complexes in Gainesville, Fl and have never had such a horrible experience besides at Piccadilly. Their staff is a group of liars that do not work in a timely manner. I lived in an apartment that had a family of 4 Raccoons running throughout the attic space above my apartment and crawling out of an A frame and onto my porch. It took the manager 2 weeks to have pest control to come and place a trap. It has been 2 MONTHS and the raccoons are still scurrying above my head at night. If your work order isn't a "priority" to them then DO NOT expect it to be taken care of in less than a weeks time. Apparently light fixtures not working is not a priority to them, but fixing their sprinklers is. I hope no one has as terrible of an experience at Piccadilly Apartments here in the best town in Florida!

I lived in the tiniest of all apartments, yet I had the happiest days in it, despite the very old buildings truly the management are super helpful, repairs always happens real-time and they always greet you with a smile. maintenance takes place as scheduled and they never walk into your apartment without leaving a note that they did. The maintenance guy has been decent enough to install a bidet for me free of charge. The down size of course is the usual for old apartments, very old carpet, sometimes stained and forget changing it. very old cabinets and very old window seals. but over all it seems reasonably fair considering the very low rent price I paid.

I Just moved into Piccadilly yesterday and I love the place. Great neighbors, a fantastic pool and its nice and quite. There is one issue though. One of the staff members Patrick is terrible and should not work there. Yesterday he was in our apartment using my AC before i got there. Then he was trying to touch up some spots in my apartment. He didn't put any coverage on the floor so paint got on my floor and in spots where it shouldn't be. Today we needed new blinds and brought a bunch of raggedy different color ones. I asked him to bring some that were new and the same color and he does, but he comes back on the phone, hands me the blinds then walks off giving me the thumbs up. That is not great service. Every other staff member at Piccadilly is amazing and do a great job, but Patrick does not. So all in all Piccadilly is great. From the apartments to the staff...except for Patrick.
The office staff suck. They literally used me to easily and quickly take the security deposit from a new applicant! Do not trust the management.

I was so excited to move in. Then I got here, and within the first month my entire apartment was falling apart. Everything from the a/c being busted, to my closet door falling off, to my sink spewing up sewage in the middle of the night. Despite countless work orders the problems didn't get fixed for months until I wrote a nasty review on Facebook and they saw it. Yet, the bad stories don't end there! My a/c busted again, about half way through my lease. (Though these were not the only two times this happened. My a/c stopped working frequently throughout my time here. Instead of repairing an ill functioning a/c they just kept charging it with more freon.) I digress. Anyways, the maintenance man came in to take a look at my a/c. He informed me that he could fix it from outside (by just recharging the freon I assume) and didn't need to be in my apartment. So he cranked my a/c down low, and before he left said, "Just don't touch the control- or else I'll have to shoot you!" As a 23 year old single female with a strange man that I've never met before standing in my apartment, this is not something that I wanted to hear! And when I came home from work that day... my a/c still was not functioning. I complained to Piccadilly management and though they apologized for his transgression informed me that he'd, most likely, need to do maintenance in my apartment throughout my lease... but they has a serious conversation with him about it. Great, now a guy who joked about shooting me and who has keys to my apartment knows I made a complaint against him! Wonderful. For the past few months I have been dealing with an unlivable infestation of roaches. I am a clean person. I do dishes and don't leave garbage lying around. Yet everyday I am killing between 3-5 roaches. I have the big disgusting ones and the little german ones. There is a pest guy who sprays once a month, and despite me leaving him letters begging him to spray extra well the infestation has not lessened. I kill at least 3 of the german ones in my shower curtain every morning I go to shower. I find them in my coffee pot, in my Tupperware, everywhere. It is disgusting. Then last week I got a note on my door warning me that in less than 24 hours they were going to be re-plumbing the entire building. They informed me that I had to keep my cat locked up the whole time they were there and I had to remove all personal items from the pantry, both closets, under the bathroom sink, and under the kitchen sink. Basically voiding me of all of my possible storage. The construction began on 6/17/2015 and as of 6/22/2015 I still have giant holes in all of my walls which are covered only by pieces of construction paper and tape-- of course allowing the roach infestation to become worse. My toilet is no longer functioning, as when I turn the water on to flush it my bathroom floor proceeds to flood. In addition, the maintenance man doing the work left tools all over my kitchen leaving them there for almost a week. Finally, my kitchen sink now produces water that bubbles more than a freshly opened can of soda and smells of bleach.

Management actually scheduled the installation of new roofs while the apartment buildings were still occupied by residents. I'm on my second week of being woken up at 8 AM to pounding and noise so loud you can feel it. I work nights, so time I should be sleeping and relaxing at my apartment is filled with unrelentless noise. Most complexes have repairs such as this done during the summer, when the buildings are largely vacant and unrented. Complete disregard for their tenants comfort and well being. Stay away.

I've lived here for years and love it. It's quiet- but the neighbors don't go all crazy if you get a little rowdy. Its right next to a grocery store, a dry cleaners, a liquor store, a breakfast nook and a pizza parlor. Great location. They keep the grounds clean and well maintained and pest control comes every month for preventative treatments.

I've only lived here for a short time but I am having the best experience. The apartments are older but the maintenance staff is incredibly nice and they are very helpful and prompt. The community is quiet, everyone is friendly, and the office staff is very polite. The place has its Pros and Cons like every apartment complex but life here is very enjoyable and I can definitely see myself here for another few years.
