I dont normally post reviews but I'm giving you 2 stars and I will turn this into 5 stars when maintenance gets to my tickets. I have 9 open, and its increasing by 1 daily until they come out, I posted my 1st complaint on the 21st and have so far been called once, and called into the office twice, I've been lied to about ETA 3 times. So get back to me and give me someone to talk to. Stop setting false expectations. Get faster maintenance. That's all you guys need to do. Office staff is pretty nice and the apartment is in good shape. Just fix my broken washer and dryer in a timely manner and if you're busy set that expectation. If you tell me 3 times that you'll be out that day, and never show up I'm no longer just mad about my stuff being broken, I'm disappointed in you. Let's fix this guys... come on.

I previously made a post and gave them 5 stars. My mind has changed DRASTICALLY. If you like living amongst mold, bugs, and trash then this is the place for you. Contractors live on site and do as they please. They party and fight all night, throw out beer cans, cigarettes, and trash where they please. The contractors park however they want and block others in. They stare at women and make rude gestures and the management does nothing. My dog and I recently got sick from black mold in my apartment. I was not offered a place to stay until I called back and asked, I was given attitude instead of an apology and attempt to make it right. Their fix was to paint over it and be finished. I have lived here for four years through all of the new owners and new management. I've been promised that things will get better and they only get worse. Please, avoid Valora at all costs.

Our air went out yesterday (for the 5th time since December) and its been 80 degrees in my apartment since yesterday.No one can give me a time estimate and Terrance the maintenance admitted no one had even been in to look at the unit because it may require a trip to the roof. No one in the office answers the phone ever, there are roaches, unattended children at the pool, and the best part is a 15 year old girl was shot 2 buildings down from me and not one work was said or any extra security measures taken. I would be glad to provide the link to the story of anyone is interested. When we signed our first lease, Arlington was managing the complex and they were friendly and competent. However, we have had nothing but problems since Lurin Properties took over.

Cant even describe how many issues my girlfriend and I have had with this apartment complex. The maintenance team here is pretty much nonexistent and has failed to fix a single issue that has been brought to attention including broken dishwasher, air conditioner, drawer, and faulty smoke detectors. These apartments are pitched as luxury living but in reality they are in a terrible area of town without any standard for the people they let live here. DO NOT move here unless you like to be hassled by your neighbors for money and enjoy finding used needles around the sidewalks. Im usually very easy to please and I certainly did not expext a perfect apartment complex but the lack of effort by the management is unacceptable. Dont waste your time and money

Ever since I moved here, Ive had nothing but trouble. It took them three weeks to get me a mail key. My AC stopped working twice. The second time they took a month to send someone out and the only reason they did was because my AC leaked so bad it broke through two apartments. They shut off my water without telling me. I havent had hot water in over two days. I told them I worked at 6pm and they sent someone at 5:40pm to fix the problem, And I wasnt there to lock up my dog so they didnt fix the issue. They sent me an eviction notice because I didnt pay my rent on time, but guess what, I paid on the first of the month like I was supposed to. The lights in my building have been off for over a month at this point. And going up and down the stairs at night is a hazard and I already tripped and sprained an ankle, so who knows when Ill fall and break something. They replaced the bushes with mulch, in slopes, so every time it rains, all the mulch gets washed off into the sidewalks. The main guy who handles maintenance, Perry, Ive never met someone as condescending and as rude as he is. Everyone there is. I was told to turn my air off in my apartment and lock up my dog, while I was at work for 12 hours because they couldnt guarantee a maintenance person to come fix the AC. I regret so much moving here. Id give zero stars if I could.

Had our air conditioner go out yesterday in 80 degree weather and when we called to have maintenance come fix it, their phones were down. We proceeded to go to the office and speak with someone in person only to find that they decided to close early for the day. On top of that, their website is also down so we couldnt even put in a work order! With all of the issues they had going on they still decided to close early and that is absolutely unacceptable. I went in there today as soon as they opened I was told someone would be by within the hour to fix it and no one came by. I spoke with a maintenance worker directly as I was leaving the complex and gave him the apartment number to fix the problem. Asked him if he has a key and he said yes and that they will be by to fix it. Four hours later and our air conditioner is still broken. We were considering renewing our lease but this has definitely made our mind up and we will not be staying here another year.

I would give this God-awful place negative stars if I could. Do NOT move in here, Ive been here for less than a year, and the experience has been terrible. To show that all the issues with this place are with the management, I will say they I have had a fantastic experience with my roommates, friends who visit, living with them has been great, but the management couldnt care less about their tenants. When we moved in, the first bedroom had a broken window. Literally smashed, we had to cover it with plastic. I immediately told management about this issue, and it wasnt fixed until 1 and a half months later, and when the maintenance guy did come, he said he had no idea of this issue until the morning of when he showed up. Dont get me wrong, the maintenance workers are not the issue. They help to the best of their ability, the management just fails to put work orders in and address serious issues. Now, less than two months before I move out, the power in our apartment has gone out frequently for the past two weeks. A guy came by a month ago and said they would be changing the breaker in our apartment because we have an old/faulty one, but no one has been by since. I have left numerous messages on the 24 hour Emergency Maintenance line, and that was almost a week and a half ago. Ive called Alabama Power and they said theres nothing they can do because its not on their end, its the faulty breaker that needs to be fixed, even warned us and said that this issue of constant flickering lights and off-and-on again power is a severe fire hazard. And before you think, Maybe management doesnt know its dangerous? Dont worry, Ive told them its a fire hazard, and yet still no help, still no fixes, not even a measly phone call to notify us that theyve received the complaint. And to top it all off, after weeks of trying to get someone out here to fix this dangerous issue, the Valora phone number is ringing off the hook, no voicemail, no Emergency Maintenance extension, no nothing, just ringing and ringing until my phone says that the call has failed. Please, for the sake of a SAFE living space, do not, I repeat, do NOT even apply to live here, and this is coming from someone who has been in and out of apartments, at least they all had working power. Save yourself the stress, and please, look somewhere else.

We keep the apartment cleaned we do not keep dishes in our sink we do not keep trash we take it out every night but yet we still have extreme amounts of gnats. We have called the office to get the bug exterminator to come to our apartment for the past 2 weeks and nothing has changed. Gnats not only land on me and my fiance they fly into our food into our refrigerator and even get in the microwave when we are trying to warm up food. Other than the bugs it has been fine but it is not only frustrating but disgusting. I know the prices for the are a little less than other apartments but this is terrible.

I have lived at Valora for a year and a half now with another 7 months to complete my renewed lease. I find myself very frustrated with this company. I've held off on reviews simply because I understand Valora is currently experiencing turnovers and renovations. While the apt is a decent price and about the largest amount of space available for a 1bed1bath, I'm not sure if that trumps the rudeness of some of the staff members, the inability to pay rent, websites crashing/changing, "phone service is down because I forgot to turn it on", lack of amenities (pool doesn't open until memorial day, no gym when said), the random power outages (one that resulted in my fridge being turned off and my food spoiling for 3 long weeks; took me 3 months to get the rotting smell out), shoddy construction work (I'm sure whoever painted, did electrical work, and set up my appliances didn't care AT ALL), and the nightmare of bugs I've experienced. The maintenance staff, especially the maintenance supervisor, is kind, informative, and somewhat late but they get the job done with what they have. The initial staff I encountered was welcoming and I have a ton of space in my apt. I've not felt in danger particularly and there is privacy here which I appreciate. There are good things and bad things about this apt and this company. I will have lived with it for two years and I believe I will look for another place but who knows. I've had a fair experience but I do see quite a few areas that need improvement that prevent me from giving it a better rating. 2.5/5

I've lived at the valora at Homewood now for about 4 months. My experience so far has been very good. My leasing agent Cody was very helpful and helped to create a very pleasant moving experience. I've read the reviews about this place and a lot of them are very negative but I have not lived here before they renovated so I cannot speak to any of those things that were going on. I've lived in quite a few different apartments from here to Atlanta and in all honesty I consider the apartment and community I am in now to be among the very best. I would definitely recommend living here!

The new renovation looks good, but it's still an old apartment. When I first got here, I had to go two weeks with no hot water in the shower until the second trip to the office. Apparently there's been staff turnover since then so that could possibly be fixed. It's by no means an unlivable place, but it could benefit from a price drop.

The hours on the website are wrong, they suddenly change things without notice. Including water shut off. They were closed on Sunday and I showed up at 1 pm thinking they were open as usual. I shouldn't be surprised this isn't the first or even the second time they do things without notice. Do not get me started on the so called "laundry facilities", they might as well say they have none. They charge you $10 for the card just to use them, then you still have to add money. I am glad I got my card with the previous management. I understand they are trying to upgrade the facilities when they got the floors done and that's it. No upgrade to any machines. The pool on the back half of the apartment was not cleaned all summer. If you are going to be luxury, then upgrade don't charge people high price rent and the facilities are just basic or below. They are "luxury" in name only. They have NO luxuries at all. They won't even hold packsges for you. That's why I can't recommend it. If could give the zero stars I would, don't move here.

New management hack up the rent prices, we was permission if we signed a new lease we would have our carpet clean, never happened. Maintenance just ride on golf cart all the time instead of actually fixing things. The only good thing about the apartment is the school system. These apartments have put a bad taste in mouth already. I just got my keys on Dec. 9th. I officially didnt spend the night in my apartment until Dec.17th. My furniture hadn't been moved in yet so we were on the floor. The carpet smelled like animal piss in the master and living room. I called they had someone come clean the carpet again but the smell only got worst. They stated that it was just put in in August so they didnt want to replace it. After several more complaints they cheap selves decide to replace the master and closet only. My living room carpet still smells I called to see why they just didnt replace the carpet in the entire unit. Cause it still stinks. I'm currently waiting on a response.

Valora is completely unreasonable. I was forced into a unit filled with OVERWHELMING cigarette smoke the day I walked in. I complained about the smoke the first week, and I was told to "it will dissipate." Obviously that did not happen. They did an ozone treatment, and I was told to be out the unit for 48 hours, which is completely understandable. HOWEVER, the machine was in my apartment for a week! I called dozens of times and when I finally made it to the office before closing, the person had the audacity to tell me to "feel the back of it for a button and press it and unplug it." Why would I touch an expensive machine that does not belong to me so that I can a accidentally break it and be held responsible? Absolutely unprofessional. And the machine did not work. The smell of smoke is in EVERYTHING. My furniture, my clothes, my hair, and my laptop. I work in a healthcare setting and around children and I cannot smell like smoke all day, but I do. And now it's been been 5 months, and I am still trying to get smoke out. They told me I would have to pay a transfer fee and the new rent (which is much more than my current lease) just to change units. I should not have to pay to change units when the one I was given was extremely defective. I was not able to see the unit prior to signing the lease, but I if I had been, I would have never agreed to live is this carcinogenic environment for a year. Valora is not complying with "the housing codes materially affecting health and safety," and their actions are deplorable. I do not recommend this place.

I rented here back in 2014 I'm a diabetic and have high bp so at times my mother would come stay to help me if I got sick in Nov 2014 my mom had a brain aneurysm and passed without insurance my rent was due so I went to the office to let them know of my hardship mind u I had been without ac for that summer anyway I wasn't given an opportunity to keep my place I was homeless when I buried my mom cause I used what would have been their money to put toward funeral expenses the office staff were very nasty and didn't care about tenants I tried moving bk knowing deposit would be higher and they told me no!!! Maintenance was horrible!!!

If only I could give this place 0 stars. Since have have been living here things have progressively gotten worse. We were set to move into a different apartment that was unfinished on our move in date. They showed us another one in a different building that was the former show room, and gave us the option to choose between them. We chose the show room and it quickly became apparent that the apartment wasn't ready or properly inspected. Several of the repairs we sent in were supposed to be fixed by the contractors but were overlooked before we moved in. It took a month and a half before the repair men came to finish what should have been done before we moved in. Our A.C. is NEVER fixed. They send a maintenance man over a week after we file a complaint, he sees that it isn't working and says "I gotta go get a tool" and never comes back. It's the same song and dance every time. They also shut our water off TWICE without proper warning. The first time they shoved a note in an empty apartment's door but neglected to inform us. The second time there was no note. We wake up and the water is off. 3 hours later and many office visits, we finally got it back, but the entire time it was very evident that the office staff didn't care. That's all pretty annoying, but here's the kicker. My building was mostly vacant until this weekend, when a halfway house moved in. That's right. Sober Living America moved into all the empty apartments. My new, recovering addict, neighbors constantly try to enter my apartment, argue in the street and breeze way, and generally make me feel very unsafe and on edge. I feel unsafe walking the 5 or so yards from my door to my car at certain times. My roommate said he over heard office staff talking about denying renewals to try and increase the property value, and then they pull this stunt. They obviously do not care about their residents and just want to fill apartments. Move here only if you want to keep a metal bat by your door.

This is by far the worst apartment complex to even consider moving to in Birmingham/Homewood area. I had hopes of moving into a 1bd 1bth newly renovated apartment in the first week of April. The apartment that was promised to myself and my girlfriend was no longer available and the rent had gone up. They are far from professional and like to rob people of their money. My security deposit and administration fee was promised to be refunded because I was no longer interested in the apartment. June arrived & the leading agent informed that after 48hrs just the security deposit was refundable since we changed our mind about moving here. It is almost August 1st of 2017 and we still have not received our refund of our $300.00 security deposit.

The leasing team is nice and professional. The Community Manager, Kelly, really listens to your issues. I have seen the new model apartments and they are very nice. Current residents, give them time to catch up. New residents come on in!

DO NOT, I REPEAT, DO NOT MOVE HERE!! This crappy place has terrible ac, blinds, customer service ... WHATEVER YOU CAN THINK OF! I moved in when it was almost summer, and my ac was on 89 degrees for at least 3 months before it was fixed. When the maintenance man finally came, after 2 months of maintenance requests, he said NOTHING WAS WRONG... Oh and get this, he said it's because we are on the top level and our roof was keeping us hot! After raising cane at the office, it was finally seen by another maintenance man and he replaced the thermostat. Our sink was clogged when we moved in and knats are EVERYWHERE! The older employees treated you like they were the residents and the NEW MANAGEMENT is just the same!!! They do not pick up the phone on the weekend nor do they return phone calls ever. My ceiling is leaking and I went weeks without a kitchen & dining room light. This was a very rash decision because I needed to move quickly.. but I PROMISE YOU, never will I do this again EVER!!! Come on March... !!!! IF YOU DON'T take BUT ONE THING from this review, PLEASE REMEMBER DO NOT MOVE HERE!!!

I currently live in The Overlook Apartments and I AM TRYING TO MOVE OUT ALREADY!!!! I have only been staying here for at least 2 months and have had so many problems since I moved in. I needed somewhere to move fast and they let me move in within 3 days or my first visit but every thing else has been horrible ... The maintenance staff sucks ! This one guy came to fix my heater and I was telling him about the other problem I was having and he got a attitude, saying that he ONLY came to fix the heater! mind you I had been trying to get things fix since I moved in ... they came 3 weeks later!!!! and I have been calling EVERY week about ANTS in the kitchen and also in the bathrooms. THEY ARE EVERYWHERE!!!! and nobody still has not came. The shower gets cold within 5mins in the shower, the water NEVER stays hot . Basically you would be stuck because not only did you sign the lease but to break the least you would have to pay $2,000 , save your time and money DON'T MOVE HERE !!!! Currently looking for somewhere else to stay

I can't emphasize enough how terrible the management is at this complex. The appearance of the individual apartments and low rent drew me to this apartment complex; however, I quickly discovered the reason for the low rent. When I went to move in, I was placed in (without prior notification) a different apartment than I had chosen because the door on the other one had been "bashed in" and there was "water damage" as well (according to my leasing agent). I was told not to be concerned that it was on the first floor because no one lived above me (someone did in fact live above me). I was unable to access mail I had forwarded to the address I was given for nearly two months because they could not find a key for the other mailbox. I soon found out my leasing agent had stolen the money order for my security deposit, and the management was very unhelpful with this, telling me I should cancel my money order. Each time I spoke with management about these problems and problems with my air conditioning unit, no one would take responsibility. My air conditioning unit has been "fixed" about 5 times, and worked for a week or so after each "fix." My electric bill was over $200 a few months because of this. I also was unable to do laundry for a month after moving in because the management was out of the cards necessary for the laundry machines and didn't inform me these were necessary prior to moving in. Water/sewage is split between the entire complex regardless of how much used in your unit and has been extremely high.

Someone shitted on my toilet seat and left stains. The subfloor was breaking up badly and when they so called fixed it left the carpet pulled up and cut up into pieces. Carpet still hasn't been fixed. No hot water going on 6 days.

The leasing consultants are wonderful...until you sign the lease. It seems like depending on who you are once you sign the lease you are forgotten about. I reported my that my ac unit was broken on June 5...about a week ago I was given a window unit!! There is mold in the apartment which has been covered up by sheet rock and now has started surfacing through again! Two days ago my ceiling caved in from a source unknown upstairs! The property manager Jan promised to have all these things taken care of when I returned home..and unsurprisingly when I returned NOTHING was done and Jan was no where to be found. To get out of this lease she quoted me a ridiculous amount and a load of fake empathy!! Don't do it!!

When I first moved in this unit I didn't have any problems what so ever, it was a little bit of an upgrade compared to where I was living before. I got a lot of mix reviews from people about this propriety some way it was horrible and others said it was ok. I decided to move in to the unit because I liked the location and it was with in my budget. For the most part I didn't have a lot of noise complaint, very quite neighborhood. After about 6 months of staying in the unit I did have a leak in my bedroom but the matter was dealt with the next day. Since I didn't have any problems with my living situation I decided to renew my lease for another 10 months, big mistake. A few months ago I started having problems with air, where it caught on fire sparks flying every where and smoked up my whole apartment. The issues was fixed a few days later. Next was my door lock , I called the emergency service to have someone to come and fix my door lock because I couldn't lock the door at all. I get a phone call lletting me know that they would come and fix it the next morning. So the whole night I had to sleep with my door unlocked. The next day when I get home from work my door lock was still not fixed. When I went and spoke with the manager about my door she told that it isn't considered an emergency and it wasn't a priority to fix it that morning. She then comes out her self and installs a sloppy lock. A month later a leak was discovered in my kitchen/laundry room area. I reported the leak on June 30th and on July 20 someone finally came out to fix it. Mold grew on the walls, the paint was striping from of the ceiling and I could see the floor board. I decided that I had had enough and wanted to move out of the apartment. I was told that the only way I could be released from my lease is if I were to do a guy out. They told me that there was no work order put in for the leak until a few days ago, even though I have called every day since June 30th about the leak. Management is no help and the staff are liars. I would not recommend this apartment complex to anyone due to my experience.

The management is rude and unhelpful. Some of my work orders were never filled. My apartment is full of roaches and spiders, and I can't get rid of them. There were lots of things wrong with the apartment when I moved in that were never fixed. I felt very unsafe living here because a person was mugged here, and another person was kidnapped from here. The only upside to living here was that the apartment is spacious, and the rent is cheap. It is definitely cheap for a reason!

sucks!!!!!!!!!.... the worst apartment complex ever!.... i have been out of heat and air since i moved in this hell hole... they have really bad attitudes in management, its like they get mad at you for bringing up the issues. I have called them numerous of times about the problems in our apartment and there response is, we will send someone up there to fix it.. and guess what they never come, u almost have to harrass them for them to come and see what the problem is.. I have contacted the Better Business Bureau concerning this and am awaiting to hear from them. This is a violation of my human rights as a human and tenant of this facility.
