While the initial feeling of residing at Elevation was positive, over the course of the year it devolved into much less. Following the unresolved maintenance issues and aftermath of moving out, I give this complex one star.
From the first day of the lease, our master bedroom closet door never closed and frequently fell off into the nightstand, the lamp, and then the bed. Seemingly a small annoyance, when you're in a rush to get ready in the morning and are hit in the face by a defective door, you aren't starting the day out right. After repeated assurances this would be fixed (and maintenance even stopping by to measure the door after six months), I simply gave up. I realized buying the correct size door (under $100 from HD Supply) was far too great a cost for them. Our downstairs neighbor's bathroom was constantly flooding from the ceiling, always when we would take a bath. Their solution? Tell us not to take a bath.
The gates at this complex are only an illusion of security; they rarely close. And when they do, only the egress side closes. Anyone can come in, but they have to wait 20 seconds to get out. The office only answers the phone in you call multiple times in succession (and occasionally won't even then). The pool is open for about two months out of the year, and not consistently.
The icing on this complex is trying to get your initial deposit returned. Prior to signing the lease, we were told that hanging pictures is considered normal wear and tear of the unit, which is true for most apartments in any market. Besides, what is the alternative? Not hanging anything in your apartment, ever? This isn't student housing.
Regardless, upon moving out you are told you will receive your deposit in full within 60-90 days. Seems like a long time, but I can empathize; corporate accounting procedures can be lengthy, especially in regard to refunds. We called back about a month later, hopeful things had progressed quicker than initially stated. We were told that the check had been cut and will be mailed that week. Perfect, we thought. About two weeks after that, we called again. We were told we would not be receiving any deposit.
They were taking $175 for painting, because we had hung pictures in every room. They charged $100 for a late fee for our final pro-rated rent, even though it was turned in on time and an employee in the office also verified our claim. $93.11 went to cleaning, although the associate who performed the final walk-through with us said it was the cleanest unit he had seen. There was an additional $50 charge for carpet cleaning, which I can understand. We had pets, so I will concede the last fee.
If you're looking to be deceived, please pay attention to their updated photos and reviews by members of their own staff. Drink the kool-aid, pay your deposit, move in, and don't mention all the issues and misgivings you may have. Don't pay attention to the fact they change management and office personnel quarterly. Don't fight back when they're rude to your insistence that someone repair what's broken. Remember, you're lucky to live there despite all of this.
If you're looking to be happy where you live, choose any place other than this. If gated, make sure the gates close. Remember to check under the sink for rot due to leaks. Maybe even return to the complex and chat with neighbors about their experience in the complex. Do not, under any circumstance, move into Elevation Homewood.
