After living here for one month I already have quite a few things to say about this complex. First off, the area itself and being on the east side of town is wonderful. I feel very safe and the complex is full of mostly young professionals, as they dont allow students. That being said, when you apply to live here, they dont give you your unit number until a week or less before your move in date. My roommate and I requested a second floor unit in phase II, and got a first floor unit in phase I. I understand they cant accomodate everyones wishes, but this was already a let down.
Now the renovated units (I think they are renovating all old units as people move out) are nice enough. You get new countertops and appliances and wood floors and light fixtures, but if youre on the first floor beware the floor is right on top of concrete. I have never had any problems with my knees (Im also only 26) and my knees start hurting as soon as I start walking around my apartment barefoot, so I had to get supportive house slippers to wear all the time.
Be prepared for lots of bugs/mosquitos/spiders/centipedes. There are lots of woods and trees within and surrounding the complex, so the mosquitos are horrible. So far I have only found small spiders and mosquitos in the apartment, but I have previously lived in complexes that are more open so the mosquitos are hella annoying. I have also been warned of keeping an eye out for snakes. I havent seen any yet, but have heard about them from multiple people.
I cant speak for every unit, but in my first floor unit the rain blows in all over our front porch area and water stands so if you get packages the bottoms get soaked unless ups puts them in a bag, and our front doormat stays wet constantly from retaining water as there isnt good drainage.
Now for maintenance. After one month of living here we have had to put in requests for clogged bathroom sinks, one stove eye not working, the door to the washer/dryer area sticking and coming off the track, and a leak in the bathroom sink. For the latter two issues, I called to report them on a Friday. The following Wednesday they were still not taken care of, so I called again. (Keep in mind, at least the leaky sink should be considered something to fix right away). Currently it is the following Friday and they still havent been fixed yet. You have to call the front office to put in a request, and sometimes it takes ten calls before they even answer.
One positive is that the complex is very dog friendly and inexpensive (at least for a two bedroom) compared to nearby places. cable is included in the rent, except its actually a $40 a month charge that they add to your rent, and you cant opt out. If you have Verizon wireless your cell service sucks in this area.
The walls arent super thin, but as in most apartments you can sometimes hear your upstairs neighbors, but I have never heard my next door neighbors which is good. Another plus is they dont tow since you dont need a parking pass, so guest parking is convenient.
Overall I dont hate it here, but right now I definitely do not want to renew my lease next summer. I have previously almost always lived in places with private landlords, which have always been better experiences than I have had so far here.
