I've been living here for a year now and we love it! We used to live in Corcoran Lofts across the street which is newer and a little more upscale but it was also $500/month more expensive and 300 sqft smaller than what we have now. We have a townhome unit which opens to the sidewalk so it's excellent for taking our dog out and we also feel very safe with the more extensive lock system that the front door has. Our unit comes with parking since it's a townhome which is a huge plus (Corcoran was $200/mo for 2 cars) and the pet fee & monthly fee are comparable. Water is paid to Jefferson Block (JB) and electric/gas is on our own and is comparable to what we paid at Corcoran. We were really going to miss stainless steel appliances but they offered to let us pay an extra fee each month to upgrade to stainless appliances. They also allowed us to sign a 2 year lease to lock in our rent whereas Corcoran wouldn't allow this because they raised the price at least $75 each year. The units themselves are a little older but everything is actually in great condition. Things aren't quite as solid as the high quality materials at Corcoran like door handles, bathroom vanity drawers, etc. but they're still very good. Any time something needs maintenance, the staff responds to my emails within a day and sends someone usually the very next day. The staff is very friendly, flexible, and helpful. If I come to get a package and they're helping potential clients, they'll politely excuse themselves to grab it for me really quick. The location is great, though it can be a little stressful during Summerfest. JB does hire a security guard to monitor the premises during that time though and you're given a resident pass to help with passing through road blockades. We actually also are near a 'field' next to the old Glorioso's warehouse where we can take our dog to run around almost like a park. Rental of the clubroom is free for residents whereas at Corcoran it was a $150 fee. The gym seems to be in good condition with a pretty typical set up for an apt. building. The courtyard has a fountain which is nice though it'd be great if someday they could make it into something a little more functional for recreation. Overall it's great especially for the price and it's location in the Third Ward. I would highly recommend it!

The staff is very nice and professional. The location is great most of the time. It's a little crazy during Summerfest. A little overpriced IMO, over 2k for 2 bedrooms. The work out room smells like cigarettes, so didn't use that much. They are real pet friendly building, but the charge you $300 flat up front fee, then $25/ month... then when you move out the try and make you pay for carpet cleaning, even though the lease doesn't really tell you that. Very walkable location except for groceries. Least favorite part, the toilets barely flush when you put 1 tissue in it. Also hated the person above me had there living space over my bedroom, clogging around on the floor while trying to sleep not real good, bad design.

Place is poorly managed. Found ways to make numerous additional charges on our apartment. It's cheaper for the third ward.. but you pay for it in other ways. The turnover rate in that place is insane because after one month of living there you realize how bad it is.
