Aside from all of the other reviews poor customer service, maintenance, the complex cant help the crime rate I guess, theyve also been doing illegal evictions of tenants giving Final Notices without any previous warnings and losing money orders. This happened to my sister and we checked with the city county clerk and on file she was not served and the case hadnt even been processed. Just know you run the risk of being evicted while you are at work without notice and your belongings being stolen. Hopefully this finds the right person and they catch whoever is doing this in the office. Just in case these reviews do not get you to understand they have an F rating with the Better Business Bureau.

The new assistant manager has an terrible attitude she is rude and hostile. The other young lady is very nonchalant and seem not to care about her job. Nothing gets done the mainatance men half do things make promises to come back in never show up. It takes months to get things fixed. Its beginning to be trashy and hanging out. Dogs run around without leashes. Bugs and water leaks are out of control. I been told apartments have mold and heard of breakins but never experience myself. However I do hear shooting sometimes. These apartments are not worth your money especially if its managed by Roco. This place have not been the same since Ms. Felicia left.

We moved in here for 3 weeks now and went into the leasing office three times to complain about the same problem, the stovetop irons are rising up and out of the stove, our screen door on our patio came off the hinges, our dishwasher door doesn't hold the dishwashing packs, we have been dealing with gnats and drainflies since we moved in and to top it all off we discovered an leak in our closet, they are under new management but it seems like they need to fire some of the people that work in the leasing office, they only have 4!! 4 maintenance men working for the entire apartment complex, we aren't in the apartment we agreed upon because shetera wiley lied to us and said she "cant find" us our original apartment, smh, she acts like she has a attitude for no reason when it's her job to get things done, management is very slow, our lawyers will be in touch with them, they are very unprofessional EDIT/UPDATE: Maintenance refuse to fix our toilet, it has been running since October; there is trash all over the apartment complex from the back of the apartments to the front of the apartments, code enforcement rides around almost everyday but the owners don't care at all, there are loud, rude and nasty people that just moved in its clear that they are only after money and don't care about the people that live here at all, some neighbors are loud and throw trash out all over the ground when they can walk to the garbage, the front gate has been broken for three weeks now and the refuse to fix it or at least tear it down and build a new one, someone shot the glass out of the security booth, the leasing office doesn't send out notices if they are doing anything which is rare because they are lazy and cheap but they will throw you out if you miss one day on rent or try to sue you, the pools haven't been up way before we moved in, little kids from the apartments across the street jump over the fence and come over here causing problems yet the leasing office doesn't do a damn thing about it, these apartments can be so much better than how they are now, it's sad to say that code enforcement will shut them down soon Please don't move over here, you will hate it

DO NOT STAY HERE!!!! They do not come out and fix nothing. It is the summer and my Air has been out for the past couple months. It takes them every bit of 30 min to come out and charge my unit. This is clearly an emergency and nobody answers the emergency phone number. Im really thinking about breaking my lease because this is terrible. I am in the military and I just came back off of duty and my Air is still not fixed. I was warned but I didnt listen. Ill be calling the Congressman, filing a complaint, and I will be calling code enforcement in the morning because this is ridiculous. And I will be putting my rent money in an escrow account until my apartment is up to standards.

Does anyone know a good Attorney that deals with landlord/tenant issues? A lawsuit needs to be brought against this company. I've lived here a year and there's been three different office staffs, all of which have no clue about anything, obviously, and aren't of any help. Currently, is would seem as though every tenant is having A/C problems and have been put on an imaginary waiting list to be assisted. I have begged these people to have someone look at the thermostat as the A/C doesn't even come on, I have a special needs child, of which I informed the office staff as well. It would seem that this Roco doesn't have the financials to effectively maintain this complex and the tenants paying monthly suffer. God forbid my daughter ends up in the hospital over this weekend due to health issues, as the temps are supposed to be in the upper 90's. I live in an upstairs apartment, and as we know heat rises. I'm suing the pants off this company. It's sad they abuse the lack of legislation governing the rights tenants have regarding their landlords. I am 110% sure if tenants could legally withold rent until MAJOR repairs were made, things would be a whole lot better around here.

Work order complaints, mold in apartments, poor management, and we was getting a new manager every few months. Tenants would get notice or door and actually filed on before the 10th of the month. Please keep up with all check receipts and payment made. Nice apartments but staff is unorganized and only want to move residents in for commissions. Please be ware and proceed with caution. Very unprofessional.

Upon signing my lease my agent showed me around the apartment that would soon be mine. There were a lot of maintenance issues that had to be fixed. There were 8 trash bags in front of the door from the last person who lived there before. The toilet in the master bathroom did not flush, the sink in the master bathroom did not have a knob, there was a hole in the ceiling of the living room, the ceiling in the washer and dryer room was caved in, the garbage disposal in the kitchen did not work at all, the hall doors were off track, the counter tops in the kitchen and bathroom needed to be fixed. There was assurance before signing my lease that everything would be fixed if they were given an extra day to fix it. They were given an extra day and NOTHING WAS FIXED AT ALL!! They did not move the trash or fix any issues that was spotted out in my walk through with my leasing agent. The very first day of moving in someone tried to break in my car! My 8 year old daughter lives with me and if someones trying to break in my car theyll soon be trying to break into my home. These apartments are not safe they do not keep their promises and their maintenance are LAZY! The lease was broke the next day without a fee because they knew they were in the wrong and they did not refund me ANY OF MY MONEY BACK AND THE LEASE WAS SIGNED 2 days before moving BACK OUT!! Every post I have read so far is accurate. There have been multiple break in's within the last couple of months. It takes multiple weeks for windows that were broken to be replaced. Lots of promises made with little to no results. Yes the gate is now working but just provides a false sense of security. Pool out of service, no tennis court, and no exercise room. I don't blame the facility but there is trash EVERYWHERE. Some tenants here are responsible for the garbage fee that was added to rent because people can't seem to stop through trash bags and trash out their cars. I personally have been to the front office multiple times about a mold problem that is becoming worse and little to no action has been done. Not to mention cockroaches and mice EVERYWHERE ( I do not leave food or dirty dishes out and I still have to deal with it.) I do not recommend this apartment but for the price and location, its a toleratable place. Do not expect a fancy apartment and quick maintenance service. You get what you pay for.

Trash everywhere in the parking lot of the apartment complex. Potholes everywhere. I have been there a year and the security gate NEVER WORKED. Always gave me some BS saying it will be fixed by a certain time and NEVER GOT IT UP AND RUNNING. They dump residents possessions in the parking lot. For those of you looking to move here to the Woods at Ridgeway, you are better off looking elsewhere. This apartment complex has gone to hell in the past three years! There is trash and bugs everywhere, the place is just DISGUSTING now! Also, maintenance has gotten a LOT worse! When I first moved here in back in November 2013, it was not as bad as it is now. Make no mistake, maintenance was still slow as molasses back then, but I never had to wait more than three days to get a problem temporarily fixed like I do these days. I say temporarily, because the fixes usually last two to three months at a time, my AC unit at this apartment can attest to that. I believe they use cheap/faulty parts on purpose, because they want to inconvenience the tenants here by coming into our apartments while were away to make their repairs. Also, the so-called 24 hour emergency maintenance here is a LIE. They will NEVER come when you need them to. Ive been without Air Conditioning for the past week and a half since the writing of this review. AC fixes are considered an emergency, and therefore a high priority here, but they have not fixed it because they are so desperate to get into my apartment when Im not here. I dont allow maintenance to enter my apartment unsupervised because the last time I did allow them in when I wasnt here, they faked a work order for my dishwasher, and went into the other rooms and closets of my apartment. My AC has failed on me FOUR times this year. I dont use it often and I always keep it off while Im at work. When I went to the leasing office today to complain about my AC not working, this fat, evil, unfeeling, good for nothing hood rat at the leasing office that sits at the third desk to the far left, just smiled and laughed in my face when I started to get frustrated about this problem. Not only that, she even told the maintenance guy, after she finally managed to get him on the phone, not to fix my AC while I was still standing in the office and he did not come to fix it. Oh and dont even think about talking to the manager or calling the corporate office (its ROCO Real Estate at the time of this writing) on them to fix anything. The office manager is never there. In fact, I dont even know who the office manager is to this day, because she is never in the office. Also, corporate (ROCO Real Estate) wont do a damn thing about the problems here, because they already have our money. The sad truth is, that fat hood rat at the leasing office knows that there are no consequences to be had for smiling in my face and telling the maintenance man NOT to fix my AC. ROCO Real Estate has given the staff here free reign to do whatever they want or dont want to do. There is no order here at the Woods at Ridgeway and you will not be treated fairly, even if you pay your rent on time every month the way I have. I am officially DONE with this place because of its horrid conditions and its lack of order and professionalism. I did not renew my lease this year, and gave them a 60 days notice of evacuation. I did so, because I can see where this place is headed. Management has no care or concern for this place or its tenants, and in time that will only invite disaster to this place if they dont change things around here. So if you want to be frustrated for your entire lease term, then by all means, be a fool and move here to the Woods at Ridgeway after reading this review. But if you DON'T want constant frustration, then do your research, and find some other place to live. Believe me when I say, that as it is now, the Woods at Ridgeway is not even fit for an animal to live!

My window wasn't repaired until July. The bullet holes are still in my walls after various complaints. No one ever comes to fix anything. I was out of a mailbox key for over 3months. The management has changed about 3times within a matter of months. February can't get here fast enough. I will not be renewing my lease.

My family and I have been without decent air conditioning for A WHOLE MONTH! We have a 4 year old daughter with asthma and nose bleeds (when too HOT) Our cooling system does not work! The inside temp in our unit is NEVER below 80 degrees! The light bill is constantly going up because we have to keep the thermostat all the way down just to feel any air! We've had several issues since we've moved in that haven't been fixed but this one takes the cake! If you love your family and don't want to have to hassle every month with something not working or being fixed THEN DON'T WASTE YOUR TIME! Nothing works! The gates/security not working! Half my outlets don't work. My bath tub is brown. And my bill is always wrong. These people are lazy, unprofessional con artists. They get you to sign a lease and then ignore you all the while adding all kinds of fees and passively refusing to fox anything wrong with your unit. They also refuse to give out contact information of upper management. Don't move here. Discourage anybody you know from moving here.

By far the worst apartment complex in the history of apartment complexes ! I signed my lease 09/09/2016 the management that was their when I signed my lease was AMAZING! They were very friendly and quickly made sure maintenance got jobs done within a timely manner. The Management changed quickly within a couple of months and sad to say I think everyone noticed when management changed , because everything went downhill from there . Bugs are everywhere , there are always shootings almost every night to every other night , the management and workers are the rudest and laziest people I ever encountered . A lot of residents have been without air for weeks now with temperatures rising in the upper 90's. i have been calling the office all morning 6/19/2017, since about 9 am when the office opened, i went up there at 11 because i was on lunch and couldn't get in touch with anyone, when i got there it was a guy on crutches saying they having a meeting. Remind you i been calling since 9 am. TERRIBLE MANAGEMENT! YOU NEVER HAVE A MEETING DURING BUSINESS HOURS WHERE TENANTS OR ANYONE CAN'T REACH THE OFFICE, YOU COULD HAVE HELD THAT MEETING ON A SUNDAY, OFF DAY!

THIS IS A WARNING!!!!! If I could give less than one star I would... Absolutely horrible place to live. They have changed management so many times I think they're more like a bad restaurant with horrible customer service and stealing management! The management is ghetto and money hungry. I have been waiting for over 3 months to get my sink, patio light and the curtain rod that's about to come out of the wall fixed for 3 months or more! They are adding unnecessary charges onto our rent without letting the residence know about but expect you to pay it! And if you don't pay them they are quick to put you out of your home if youre one day late BUT THEY NOT FIXING NOTHING!!! I have a 7 month old girl and pregnant with my second child and I have to put buckets under the sink to catch the dripping water from the faucet which by the way the faucet handle has rusted and completely fell off so I constantly have to keep wiping water up from the stop of the sink as well because the water is coming from the faucet base. On top of that I have to have a rag around the faucet spout so I won't get baptisted every time I use the damn sink. The kitchen sink has caused water damage and mold and its also breeding fruit flies which also bit my baby girl on the damn leg. I have killed 4 large roaches so far because of this water damage. We have been here for two years and when they changed management and started letting more ratchett people live here we get on the news for a double homicide which happened right outside my damn window while I we feeding my baby. I was paranoid for a month because I didn't know if a stray bullet was going to come into my home and kill me or my child. I have to pray every night and mornubg for protection and to keep my sanity. My fianc and myself hate it here. It's not safe and all the management wants to do is come to work in their sweat pants and t-shirts listening to music about crack and hoes. And the female manager is locked in her office with her hair done to the Gods while they charge you for stuff and not fix a damn thing!!! And the female manager is having personal relationships with male tenants. Seen it for myself. Sorry for the long review but I am warning you. You will get ran down by most of the young idiots who live over here and fish tailed while going over bumps. We almost got hit 5 times over here. The cops basically camp out over here and you still here gun shots. I am sick of being over here. So ready to move. When Ms. Felicia left so did the everything else. It's not worth it. Look elsewhere please!!!! THIS IS A WARNING!!
