University Neighborhood Summary

University of Kentucky is one of the major centers of activity in Lexington, making the neighborhoods bordering campus highly desirable for students. Though most UK neighborhoods don’t have many amenities outside of the occasional coffee shop and pizza joint, their convenience to campus provides students with almost all the amenities they could ever want or need. Neighborhoods bordering the north campus – such as Southern Hill and Montclair – are also convenient to all of the restaurants, shops, and entertainment venues of Downtown Lexington. Most of the housing in this area is geared towards students, consisting mostly of apartment complexes and single-family homes for rent. Just keep in mind that – like many student neighborhoods– these areas can get quite rowdy, particularly on weekends.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
