We are in a 4 bedroom, which is hard to find in Gainesville. The units are dated but fairly well maintained. The management is attentive when we have issues and seem to be constantly working to improve the community. Excellent value for a community where we feel safe.

We have lived at the Brook for 4 years now and the current staff is amazing. There have been hiccups in years past, but the complex is under new management and they are doing a wonderful job (Lee is great!). In the last few years they've updated both pools, added in a dog park, updated the floors in the apartments to a faux wood, and re-painted all of the buildings. I have also been told that they plan on installing a coded entry gate (although it already feels very secure). They are very dog friendly (and will waive your pet deposit if you adopted a shelter animal)--the maintenance guys (who are very attentive/responsive) even carry around treats for our puppy. Many of the residents have well-behaved dogs for our pooch to play with in the dog park. We enjoy the location--very close to Lucky's, Publix, and Ward's, and there is a bus stop right in front of the complex that goes straight to UF's campus. The air conditioning/heat works well and our utility bills are relatively low. We looked at different complexes and houses in Gainesville, and none of them compare to the quality of Brookwood Terrace for the price.

I have actually just moved in within this week. It is a really nice place to live, it's a friendly community. The maintenance does a really great job at doing their job. The only thing that drives me absolutely crazy is the noisy floors. Every time you take a step, the floor squeaks. I am so glad that they are repainting the apartments, I believe that blue & white is going to look a lot better than yellow & red. I would highly recommend to live at Brookwood terrace if you're looking for a safe and friendly family environment.

We have lived here for 2.5 years, and plan to remain in the community for a few more years. They have recently begun to remodel the pools, the playground a lot of the grounds here. The units are older, and could use some refreshing, which I believe the management does their best to do this. We feel safe here, we feel comfortable having our children live and play here and feel as the issues we have had are no different that living in any other rental community. Maintenance employees are friendly, as well as the office staff.

I just left after 4 years at Brookwood Terrace. In my time there, we went through more managers than I can remember, but I'd peg the number around 5 or 6. Luckily, the last one, Lauren, seems like a keeper and has made numerous improvements to the property and community. Not only did she institute different programs like giving out breakfast to residents before they go to work for free once in a while, and delivering lunch once a month for free from a local small business to a resident at work, she also just helped oversee a major beautification project of the property, bringing in lots of new plants and flowers and having all of the landscaping at the front of the property redone. For the first time I was proud to say I lived there, and it was right before I was moving out of Gainesville! I hope that the owners are smart enough to hold on to her, and I hope that the people who take my apartment appreciate her hard work as much as I did.
Stay away. Terrible "non" management that don't do their job. Grounds are disgusting. Apartments are absolutely filthy. AVOID AT ALL COSTS

I came to check it out before deciding where to live. The property manager was so nice, professional, and informative that I thought she clearly must be acting that way to get me to live there. On my second visit, my suspicions were obliterated. She is just really that nice. Any problem I have, they take care of immediately. The two things I love most are the ability to pay rent online and to end emails for repair requests. My kids love the playground, and the pools have been clean each time we've gone swimming. Generally, people keep their dog waste picked up and trash is contained at the dumpsters (i.e., the property is clean). The only reason I'm not giving it 5 stars is that due to the age of the buildings, the insulation isn't so good so my power bill is quite high (4 bedroom) and the floors are squeaky. However, the great community activities, generally quiet neighbors, access to good local schools, and a fairly direct route to work make it ideal for us.

I've lived here for 3 years now, on my 4th year now. Rent hasn't gone up much, unlike the rest of the city. Private carport, free parking, lax neighborhood. The complex is old, but maintenance is extremely speedy and always replaces things with newer, high quality stuff. Bus top right out front. And I love being in the northwest part of the city. Avoid all the college kid nonsense and archer road... the only thing I ever have to go to archer for anymore is Best Buy; everything else we have one of those on this side of town, and no one seems to know about it except for the people who actually live in gainesville. I am very satisifed. If you need luxury or some crap, go find a condo. If you want a real homely place to live, I'm not sure you're going to find better than this unless you get a house in a neighborhood.
