I moved in February 2018 and it has been a pleasure living here from the office staff to the maintenance team. I dont feel like this is an apartment its more like my home. The property manager is always available to help and answer any concerns. They have been making upgrades to the property and its amenities. Im so glad I chose Hampton Oaks over every other place in Gainesville. Thanks Aleah!!!

I HONESTLY FEEL TERRIBLE FOR NEW TENANTS. I WOULD NOT RECOMMEND THIS COMPLEX TO THE HOMELESS! OVER PRICED, UNDER MANAGED, AND SUPER INEFFICIENT THE CLUB HOUSE HAS BEEN CLOSED FOR 8MONTHS. THE NEW MANAGERS ARE 2 FACED LIARS, WITH GREAT SMILES. TRUST THE REVIEWS, LIVE ELSE WHERE! SAVANNAH IS MANAGED BY THE SAME COMANY. SO MANAGERIAL ISSUES WILL FOLLOW YOU THERE AS WELL. THEY WENT UP ON THE RENT AND HAVE MADE NO UPGRADES WHAT SO EVER. AND HAVE ACTUALLY MANAGED TO DOWN GRADE THE COMPLEX. DONT BE DECEIVED. THIS IS A GARBAGE PROPERY WITH SEWAGE MANAGEMENT. I had a previous poor review on here. They are working on giving better service I feel. I worked with Travis to renew my lease. He made it easy, was responsive and respectful. Hampton oaks has recently undergone changes, I think once they work out some kinks it will be good to go. I will be staying here another year, going on my 3rd.

I do not recommend this place since they were bought out at the end of 2017. The management is borderline disrespectful. Not everyone, but the person that stands out most is A. Shrigley. I have talked to her over the phone twice and scheduled a meeting once. Each conversation turned heated due to her rude, condescending attitude. She will boast her "excellent" resume of past success and deflect every issue and argument to the point where you're pulling your hair out in frustration. I promise, there is just no reasoning with her. It is just not worth it to get involved with this management. You will be stuck once you sign the lease.

This apartment complex is absolutely AWFUL!!! If only google allowed no stars that is exactly what I would have gave them!!! DO NOT MOVE TO HAMPTON OAKS or SAVANNAH Apartments!!! I have lived at Hampton Oaks for 2 years and the experience was incredible the first year. Every since the new Mckinley management take over Oct/Nov 2017 this apartment complex has fallen to shreds, the management team is absolutely disgusting, and they dont care about you. Once the management take over occurred, the club house was closed down for 3-4 months, when it finally opened there wasnt any nor is there still any internet access or WIFI in the facility. The computer lab/printing is unusable with having no paper or ink, and all of the computer mouses from their computers have been stolen. (Even though you were guaranteed all of these amenities upon signing your lease). This management team also lies about overages that you dont truly have. Management has no one managing Hampton Oaks, and you are forced to walk over to another apartment complex to pay your rent, retrieve packages, etc. Hampton Oaks pool has been contaminated with several types of mold and bacteria for several weeks while management does absolutely nothing about it. During the month of Dec, management decided to not pay the bill and It left several units without any electricity for several hours. Of course, the office was closed (no phone pick ups), you call the emergency number with also( no phone pick ups). We had to contact GRU and speak with several reps to have them come out, only to find out from GRU that our management did not pay the bill and several other units in our complex were also without electricity. As a paying resident YOU SHOULD NEVER HAVE TO EXPERIENCE THIS!!! Let's not forget about the constant biting bugs that come into your room/apartment from the window. Only for their management team to state "You need to capture the bug go us to do anything about this". Although, as a pest providing service that is there job. This apartment has the absolute worst internet connection. You can never get anything done!! Periodically throughout the day/night the internet continuously shuts off. We've called Cox on multiple occasions to run testing on this issue and Cox continuously states, everything is in the clear on their end and that it is the internet connection in the complex. Once again NOTHING has been done by management to resolve this issue. Constantly, our doors lock had been getting severely wedged on it own, where we were unable to even exit out of our apartment and were stuck in it for up to 3 hours!! We reported this to management and maintenance over 3x and still nothing was done. If a fire had occurred in our unit, and we were unable to edit due to this issue this disgusting place would be in serious trouble!! We explained that to them as well and they did not care. It wasn't until we showed them a video of this, did they truly take a seriously. For this upcoming year, this apartment complex/ awful management team has tripled the rent, and isnt putting in any new furniture, installments, amenities etc. These people are disgusting!!! They dont care about their residents, and they are money hungry!!! Whenever you make a complaint to this awful place/management team. THEY NEVER DO ANYTHING ABOUT IT, TO DATE!!! I regret ever signing my lease to this disgusting place!!! I ENCOURAGE YOU TO NOT SIGN TO HAMPTON OAKS, SAVANNAH APARTMENTS, and ANY APARTMENT COMPLEX OWNED BY MCKINLEY APARTMENTS.
