My experience with this apartments is unique. I am unfortunate that I got chance to spend all most two years with these world II built apartments and yes are still exits and this reason why I am saying it because I of my reason. Positive side unique maintained with exterior looks, management staff, are pretty cool except some at the top and very nice ground support. The fun part is this is November 2017 electricity bill is 152$, December 180$. I am still waiting to sweep my half of paycheck just to pay the electric bill. Remember friends they say we provide Vectron and which mean winter electric bill is yours. I guess you understand what I am mean. Next tenant need to not ask for changing floor they will find the reason for charging you for new carpet, they have their own. Lol good luck and enjoy the same roller coaster of enjoying shower before you start to turn the water on for at least 5 minutes if not call me and remember to brush your teeth in was in shower, and you know what I am mean

This was an OKAY experience overall. I had lived on my own in a house before this so downgrading to a smaller apartment was okay. The grounds were generally well kept, however in the summer months it seemed like the grass would get super long and the company they hire to mow are very rude. The maintenance staff aren't the nicest people, but still respectable. The district manager is very rude for no reason. The front office people are very lovely though! Loved that they allowed pets for a reasonable rate, and the dog park was neat! The pool is a cool feature and is very clean. Parking is a nightmare. A lot of times people park the wrong way and really ignorant, over and over and management does nothing for this. Our water pressure was awful and they said it was because of old pipes and couldn't afford to fix it. There was always mold in bathroom, we never shut the bathroom window and there was still mold, but we cleaned it. Also the apartment doesn't breathe very well. The A/C unit is terrible, we had to get a window unit for our bedroom (highly recommend this). The basement is disgusting, lots of mold and lights always burnt out. One of the rooms in the basement looked like something out of a horror movie. It was nice we could hang up pictures, paint, etc, you know make it our own. I would live here again, maybe in a bigger apartment. LOCATION is wonderful. Oakwood right down the road, UD, Kettering, Dayton. It's a pretty great location, I commuted to Centerville daily and it wasn't terrible! I hope this review helps people!

I lived in a 1 Bed 1 Bath for 2 years and 9 months ending in 2017. I am writing this review after I have moved out, so I can assure you that management did not pay me to write this. I enjoyed my time here and did not have any major problems. The biggest complaint that I see is the electricity bill - my bill averaged out to $68 per month. The distribution of that bill was typically $20-$30 in the ~9 warmer months and typically $120 to $180 in the ~3 coldest months. This is due to the electric heating, which I kept on most of the time in the winter. Otherwise, I thought that the rent was fair and it was only increased by $5 per year. I did have some noisy, unemployed neighbors who played music 18 hours a day, but it really was quite a step up from college dorm noise. Pet friendly was a plus even though I did not have any pets. Lots of people do not pick up poop but the apartment management is constantly posting about it and doing their best to take care of it. As for alleged mold in apartments, you have to been a first time renter or an idiot to not know that any residence will grow mold if you do not take care of it. I did spring and fall cleaning consisting of clorox wiping the window sills, complete scrub of kitchen and bathroom. Never had a "mold" problem. The basements were a little scary looking but management put some huge air purifiers down there.

Ive always enjoyed it here. Pet friendly and a rather safe neighborhood to walk your dog. Maintenance has always been reliable. Not far from from 35 & 75 highway access. The "Greene" is also, conveniently located with all its cool shops and restaurants. And, Kim in the office is always pleasant, personable and a joy to speak with.

Sycamore should be shut down by building inspectors. The main problem: MOLD! There is a huge mold problem that management refuses to address. The staff claims its minor, and if you follow a few simple suggestions its not a big problem. That is complete bull ----. In my unit, there was mold growing in the corners of every room, under most windows, and in the closets. Under the windows the walls were pretty much mold from the bottom of the windows to the floor. There was also water seeping through the walls, and ice was forming on the inside of the windows. When I talked to management about it and tried to show them pictures of the severity of the problem, they did not even want to see any pictures and proceeded to blame me for the problem. They suggested I not allow my dishes to air dry (do they seriously think air drying dishes is the cause of all that mold?) and open my windows while cooking (despite the fact it was the middle of winter and it was -5 F outside). Another problem is the heating and cooling or really lack there of. The apartments just have baseboard electric heaters on the floor. During the winter, my electric bill shot up to $200+ and my apartment still wasn't warm. Not only are they expensive to run, but also installed in such a way that they are a safety hazard. These heaters are not allowed to be located less than 6 in. below outlets, yet most of my heaters had outlets less than 6 in. above them. One of my plugs was melted by these heaters just from being in the vicinity (it wasn't even touching the heater). This is a huge fire hazard. When I told management, they completely ignored the problem and said it was grandfathered in (yet claimed it was efficient on their website). Both building code and the product manual say not to do this very thing. Essentially, the safety of their residents means nothing to Sycamore. As far as the cooling, there is one air conditioning unit just in the living room. The units have no circulation and trying to strategically place fans did not help. The bedrooms are unbearably hot in the summer. In addition to all of the above, there are barely any outlets. My kitchen did not have a single outlet on the wall that had the only counter area. The kitchens are a big space but there is just one row of counters, and my oven was more like an easy bake oven that most standard cookware will not fit into. Also, my unit had no dishwasher and inconstant water pressure in the kitchen. As far as the buildings as a whole, the basements look like they are out of a horror movie. They had loose wires dangling from the ceiling, and pools of water. It smelled gross. There were also a lot of roaches in the building hallway. Management is completely rude to the residents and just blame residents for every maintenance problem. The maintenance staff are usually fast to respond to a problem (that is when management concedes there is a problem and passes it along to maintenance). The grounds are kept up very well (except for the pool). The pool is dirty. They had a couple women who were supposed to watch over the pool, but they did a terrible job cleaning it. Also, Sycamore allows residents to smoke in the pool area.

This place was horrible. Bed Bugs, black mold you name it they have it. They accused a friend of mine of having a dog that they never had. They come off very nice at 1st but that is just to get you to sign the lease. They are very dishonest. They are given money from Gold Key quarterly to use to fix the place up but instead they spend at little as possible to do repairs then they split the money between the lead property manager and the lead maintenance man (he told me this personally). They make the outside look as nice as possible but not the inside. All kinds of mold grow in every unit. When I moved I cleaned the Stove and the bathtub just to find out that all they do it paint over chips and dirt on those objects. They charged me claiming that I am the one who chipped them. Neighbors had bedbugs and another neighbor had black mold. All in the same building. They denied both things. I had to tape my electricity sockets because I saw the bed bugs crawling through. This doesn't really matter but I am saying it anyway. The lead Property Manager and the lead maintenance man are very flirty and seem very close. I do not mean being good friends either. It makes you very uncomfortable to see them together. It is very unprofessional how they act. I also over heard the Maintenance man talking to someone about how he had sex with the Property manager at some country concert once. The lead property manager is married to another man as well. The reason that I bring this up is because if you upset one of the two they both tend to treat you like crap. at one point cars were getting broken into (Mine included) when I told them about it and mentioned I was going to let the police know they told me not to because they want people to think it is a safe place to live. Very shady place. Go find somewhere else to live if possible and stay away from Gold Key because they will do nothing about it. I reported a lot of things and they told me that "The property manager says that stuff is not true so we believe her". I mean they wouldn't even try to investigate where their money and stuff is going? I took pictures of the problems to prove what I was telling them but they said "Pictures do not help us". We were promised that when we moved it we would have a brand new carpet and that was a lie. Then they told us that the carpet was 7 years old and that they would switch it for us when the 8th year was us. They never did that either. They instead charged us for stains that were mostly there before we moved in. Telling us that they stains cost a lot to remove..... But they should have been replacing that whole carpet because law states you have to change carpets every 8 years. You might be thinking to yourself that "Butter why didn't you check these things off of the list before you moved in". Well I did and when I tried to have a manager do a final walk through with me they refused to do one. When I told Gold Key that they said "Unless you have a piece of paper signed by them saying that they wouldn't do the walk through, we have to assume they are telling the truth". Most of the Good reviews that you see on other sites are done by the lead property manager of another employee you can tell by what is said and how. DO NOT LIVE HERE.

I have lived here almost a year now and really like it! Tons of open space and grass. Very pet friendly and love the location. It feels safe and homey. Maintenance is wonderful and has come out on weekends and after hours to fix things for me. Only complaint is the heating cost in the winter. It's electric baseboard heat and to keep my place about 65 degrees it was $300+ a month all winter long. Definitely build that in to the budget if you're going to live here.

Cheap apartment with everything included but electricity. Old plumbing and electrical outlets as well as electric baseboard heaters. A lot of college students live here. Not far from University of Dayton, wpafb, and The Green. Allows up to two pets without having to be declawed just spayed/neutered. Walls are not too thick so you can hear quite a lot.
