Application Qualification Requirements:
-Household monthly gross income must be at least 3x the rent amount. Income documentation must be provided in the form of: the most recent pay stubs going back 60 days/2 months or an official offer letter for future employment to begin before the lease start date. Prior year’s tax returns or bank statements may be used on a case-by-case basis. ONLY TAXABLE, VERIFIABLE INCOME WILL BE CONSIDERED.
-WE ARE HAPPY TO CONSIDER APPLICANTS WITH HOUSING ASSISTANCE OR VOUCHERS.
-Upon application approval, the deposit must be paid within 24 hours to secure the property
-IF WE HAVE MULTIPLE APPLICANTS FOR ONE PROPERTY, The first application that is approved with a security deposit paid in full will secure the property.
-GROUNDS FOR IMMEDIATE APPLICATION DENIAL are if in the last five (5) years any applicant or occupant has had:
any unpaid debts owed to other property agencies or landlords OR
any eviction actions as reported on a credit screening or during rental history verification OR
if any bankruptcy is reported on your credit screening within the last 5 years OR
if any applicant or occupant has had felony or violent crime convictions in the last 5 years.
