It is the worst place I have ever seen.. The apartments are dirty and the office manager refuse to clean it the standard clean until I talk with Wright State University Attorney..The pictures were attached to the case. I highly recommend people to live any where but not here ..

I love it so far! Moving in was easy, maintenance came and fixed everything we needed right away! Only thing I could say bugs...

I love it so far! Moving in was easy, maintenance came and fixed everything we needed right away! Only thing I could say bugs me is the people who dont pick up after their dogs. I pick up after mine! Apartments are nice and clean, havent seen any bugs, seems like they tak good care of the property! Good place to live!

I called PTV to inquire about one of their apartments. The first time I called someone answered but didn't say anything and then proceeded to hang up on me. I called back and a man answered the phone (on like the 2nd ring) and was very short. He said he was going to get his "agent" and put me on hold. After about 2 minutes, someone hung up on me for a second time. I consider myself lucky honestly. I seem to be dodging a bullet. I attempted to give PTV the benefit of the doubt despite some of the nasty reviews but it looks like they stayed true to what majority of the people are saying. DONT WASTE YOUR TIME!!!

I've been living here for going on two year. Office people are very friendly, but it's very understaffed for how many tenants they have, leasing is ridiculously slow and maintenance requests have been slow in the past. Great neighborhood though and a friendly place to live. Really good locationally to Wright State and the base.

I finally called on my girlfriends phone and they answered right away, when I asked about my security deposit they told me they would give the property manager my information and she would call me shortly. Still haven't heard from her a week later...

Run away!! Very bad management. If you ask for help or have work that need to be done as soon as possible, you have to visit their office regularly until they finish your work after a while. They are so late. Most importantly, they charge you for rent according to your income, which is unfair. If you have a high income, they will charge you more than the people who have a low income! All the apartments have the same standards, but this is how they make use of the residents and trick them!!!!!!!!!! If you need an apartment, they definitely make your life much more harder. They will ask for things that are weird and unnecessary, just because!!!!!!!!!!!!!

Worst property i have ever worked for. Dont count on maintenance getting to your issues. I left because the office wasnt writing up work orders for major leaks and it is so unorganized and the trash is horrible. Look in the utility closets for mold also.

I have visited to see an apartment and check out if they have any available unit in August. They said that they cannot guarantee but they can show an apartment 3 days later at 4:30. I said OK. I stopped by at that time even 10 minutes earlier. They were busy and told me that they will be with me. I waited patiently for 20-25 minutes. One of them came and told me there is no available unit to show me. I got frustrated, just said OK and left. They are just waste of time. But I am happy to see their work ethic before I applied. Do yourself a favor and find a better place.

They took 3 months and lots of visits to the leasing office to fix a simple broken light outside by the stairs. Unless something is overflowing a.k.a damaging their property, they don't care and make you wait atleast a week before paying a visit to see whats wrong for even the most simple of issues. and then a minimum of another 2 weeks to fix it. It was the middle of winter when we moved in and we had to live freezing under blankets without the heater for 4 days while they took their sweet time to fix it. And they took 10 days to give us a working gas connection to the stove. Finally our dish washer is not working from day 1 and its been 4 months now and they still don't care. Do yourself a favor and find a better place to stay. The eye candy is not worth a year of suffering.

I was a resident of pepper tree for a year and the apartment here is awful. Looks clean initially but has lot of BED BUGS. I seriously thought it's a good community to stay for my student life it started to get worst. No response from the leasing office. Leasing office have there own rules which doesn't help residents. Be away from Pepper tree villas and beware of their leasing terms.

I moved here last fall. Needless to say l will be moving to another apartment next fall. The apartments themselves are not awful, but...

I moved here last fall. Needless to say l will be moving to another apartment next fall. The apartments themselves are not awful, but the people that run it spend more time trying to get out of doing their job than if they would just do it. Maintanence........whats that??? If it is needed plan on calling several times if you really need it fixed. Then it may or may not still be fixed. We lived on second floor and half of one our steps fell off.....gone missing. Their fix was an orange pilon placed on the broken step to remind you that the other half was missing. Has been missing all winter into spring now. Your bills can be paid convieniently online but if it gets screwed up in any way do not plan on having it easily looked at and fixed with a simple phone call. It will require an "in person" stop to clarify the problem because they are burdened with it so you are going to get the a burden too. Even then after an in person stop it may still be screwed up and you can not simply call to say hey we discussed this "in person" once before and you were to fix it........no it requires another stop "in person" to the office to get the issue corrected. It is like they are on some kind of freak out power trip and like the power of making it as inconvenient for you as possible since it is requiring them to do something. My frustration is beyond with the running of this place. They must also be in cohoots with the towing company because one minute after the time allowed to be parked in the lot wihout a permit your vehicle will be towed pronto. .....nice lilttle money maker huh? Glad to be moving out and on from this shadetree operation.
