CONs 1. There are yearly inspections of the apartments. a. The investors came around to randomly inspect unit for about 3-4 days. We got a notice over a weekend that served as our 24 hour notice they might be entering our apartment if it is picked. For 3-4 days we just had to wait and see if any time a group of people would come walk-through our apartment. The explanation we got from them said the investors did this annually. 2. These apartments show well but are not well built. a. The windows were very difficult. If you tour the apartments try to open one. The carpet felt cheap and when we moved in the floors had stains/water damage. We didn’t get to see our unit before move-in. The external walls did not feel like they were well insulated. There were cold spots in the winter and the cabinets on the external walls were cold during the winter as well. 3. The dishwasher is terrible a. The appliances were some brand we’d never heard of. The oven and microwave were fine, but the dishwasher was the worst we’ve ever lived with. You basically had to wash everything before putting it in the dishwasher. The manager kept telling us that it was the soap we were using, but even when we tried different soaps it did not improve 4. The office kept closing during normally scheduled hours a. Toward the end of our time here the office kept closing on days they were supposed to be open. Most often it seemed to be on Sunday. We’d just get a text the day before the office would not be open. This was very inconvenient for when we had planned to pick up a package during these hours and not much advance notice was given. 5. The water is hard a. The hard water is probably a Beavercreek problem in general. There was no water softener (although I don’t know if any other apartments would either). The hard water would leave rings in the toilets that we couldn’t scrub out. It would leave residue on our dishes (even with using limi shine) and even clogged our coffee pot with calcifications. 6. Painting a. If you choose to paint the management will not give you the color paint they use to paint it back. They insist you just prime the walls and let their painters do it. We did not have a problem with them withholding our deposit for this but they did tell us some people lost part of their deposit because their primer was not good enough. Seemed way more complicated than just letting the tenants back it back to the correct color? PROs 1. The office staff was nice. They got to know your names. The Christmas party was fun. 2. There is a lot of space in the units. Just know you can’t store anything under the stairs per the lease.

I will never recommend this place to anyone. The management staff is obnoxiously rude and don't know what they are doing. They just want your money and pay no attention to any requests (Absolutely pathetic!). Management staff has lied and has exhibited rude behavior on multiple occasions. The area itself is good, clean and has many other options, close to all stores and well maintained. I would suggest looking at other options. DO NOT consider this place. Can't wait to move out at the end of the lease. Would've given zero stars if I could.

If you value your peace of mind. DO NOT consider these homes. The managment is the worst and most rude. The lady running the reception needs a class on manners and how to not be a damn racist. They will make you pay extra for every possible thing. They will NEVER return your deposit stating the most obnoxious reasons. I would have given a minus rating but since that is not possible, I've given them a 1.

I can't put into simple words how absolutely disgusting these apartments are, or how completely malicious and greedy it's managers are. I'll keep it...

I can't put into simple words how absolutely disgusting these apartments are, or how completely malicious and greedy it's managers are. I'll keep it short but I'll start out mentioning the horrific animal abuse we saw in just the first year we lived here. We have witnessed, along with many of our neighbors, a man that walks around (who is employed BY stone falls) picking up mallard duck eggs and smashing them in a bag with a cane; in broad daylight (in front of children, not to mention). There was also the incident where they hired a man to come and abduct a female goose for execution, while the female goose's mate stood outside for days refusing to leave while calling for her to no avail. They'll charge you an arm and a leg for nothing, the apartments have mold; in the closets and the rooms and occasionally in the bath rooms as well. insects always manage to easily find a way into the apartment too; especially the stink bugs (once counted about 15 in one day) and the wasps which love to hide in the walls and enter into the kitchen. Please just be aware that these people are charging an arm and a leg for a lot less than decent housing.
