These are the worst apartments ever they only got 1 star because you have to give them 1 to comment. I lived here for 2 years my hot water in 2 separate units never lasted more than 10 minutes. I had over 30 work orders submitted and things never got fixed. I never had a pantry door put on for my whole 12 month lease my ac didnt work in my living room. The staff was VERY unprofessional and RUDE Corinthians stayed with an attitude wouldnt acknowledge you when you came in. And that manager Sarah was the WORST apartment manager Ive ever had to deal with she has a smart mouth and treats you like a child. Oh shes nice when she leases the apartment to you but once youre in shes a WITCH! But its ok sweety I have all my work orders and will be reporting these apartments to the better business bureau. Sarah is a backhanded, conniving, evil woman who will let you move in because she so called feels bad for you then will evict you and you already let other office staff know youre paying your rent late. Theres a special place for people like you Sarah!

I moved in May 18th of this year. I only wish I would have listened to the reviews of this property. My move in was smooth an easy only issue was that the master bath didnt have a shower head on it after I signed the lease and I wasnt offered to walk the unit before doing so. Also a couple days after I moved in I noticed ants and roaches in the bathroom turned in my walk through was told the issues would be addressed but were not. On top of that I sent in photos of the master bath tub that was disgusting and needed and should have been resurfaced when I moved in, I was and am still being told its being worked on, have yet to hear about the pests issue and its now end of June....my main issue with writing this review is not only the pest which have not been addressed but the fact I communicated with office staff 2weeks before June rent was due informing them of a medical emergency I had to take care which was going to claim my Acct for the next month I applied for a loan on my 401k that required specific documentation I needed from the office they sent it to me later than day great! But failed to include the amount that was owed I asked them to please provide the needed info it took over a week to get it, so now rent was due still waiting on a response from my loan with my employer, once I got the response I was told I still was missing the info I told office it needed the second time, this was prolonging the issue , now Im grown and I understand rent is due on the first Ill accept full responsibility for that but the fact I communicated and got nowhere pissed me off. And the fees omg these are already overpriced but to add salt to the wound I was told that I would have to pay another $75 fee to stop the eviction process I was livid never had I heard paying 2 fees the rent is $1188 already very overpriced for the size but then yall want to nickel and dime so here we are and now my water has been shut off...... really. Its very stressful living here so glad I signed an 8mnth lease but being told two weeks ago they had to file eviction after I paid the hold off fee was stressful Im a single mother to a 3yr old as if I dont have enough stress. Clearly there is no heart with this company. I also dont understand why we have to pay for valet trash and they dont come everyday on top of that yall charge us daily to live here why come they cant come daily as yall add the fee to the rent which is $33 fee..... Im really annoyed with this property.

I would not recommend anyone to move here. The apartments are over priced. They give rigged upgrades, all of the cabinets fall off the hinges and when you submit a service request they won't fix any thing and they put completed online for your service request. Also, when you turn in your 60 day notice they do not confirm that you are moving and when it's time to move they tell you that they never received your email or the letter you mailed and then they try and charge you all these fees for moving out. They also make you pay for pest control and leave a note on your door say I there key didn't work. BE CAREFUL NOT TO MOVE HERE!

Firstly they are overpriced. I pay almost $900 for an efficiency Thats not upgraded, the appliances are off brand dishwasher has not worked since we moved in (dec) the apt was not ready for our move in there where lights out the washer and dryer was in the doorway and my boy friend had to move it himself..... The whole move in experience was lengthy and inefficient. Secondly apparently they only have 1 maintenance man, i know irrelevant when it comes down to tenants rights and landlord responsibilities. With that being said I have put im several maintenance requests and they keep getting closed without all if any of the tasks completed. Ive called to inquire and recieved excuses... My MAIN thing has been the attitude of a particular individual named Sarah her title is manager however I am unsure if she understands what that entails. I have never ineracted with some so unprofessional and antagonistic. She has an attitude of an angry child when asked simple logical and reasonable questions and takes her job to a personal level in the worst way possible. Knowing she lives there makes me more uncomfortable because I have heard and read of her harassing tenants and I am hoping for her that is not the case. If anyone has their corporate information please advise.

I like it here and have had no problems. People dont say nice things most likely because they messed up and their upset at the office for their problems. The office is nice. Mario is great. They helped me out when I needed a new place to live and no one else would lease to me.

The manager Sarah acted like she was on our side by letting us get an apartment after we lost EVERYTHING we owned after Hurricane Harvey.. but when our second months rent was due and FEMA hadn't paid their half of the rental assistance, we were put.out, only had a week to move. We had to leave everything that was donated to us in the apartment because we lost our car in the flooding as well! So basically were starting ALL over again! The prices for the apartments are waaay over priced for the quality of the apartments! We didn't even receive an eviction notice, they just told is we had a week to move and then they changed the locks on us. How could you kick a whole family while they're already down??? I wouldn't recommend this place to ANYONE!!!

My Daughter was a tenant here she "verbally" told them that she "may" be moving because she had to care for me her sick mother, my daughters rent was paid through Nov 17' and she told the office she would pay her Dec rent on the 5 she's been back and forth from her place and mines. She went to her apt today This complex threw all of my daughters things away EVERYTHING her birth certificate, clothing, electronics, pictures, College textbooks and all her other irreplaceable property and "conveniently" the trash man had already ran so there was no getting anything back! My daughter said the apt was cleaned up and ready to rent out again, smh! They said they put an abandonment notice on the door my daughter saw no such thing, "BECAUSE IT WASNT ABANDONED"! I'm livid! Heritage Park Apts/Robbins Bros property need to make this right and compensate my daughter for everything you unlawfully took from her, or we will be going to court! "I was forced to give this place one star in order to post"!

I really wish that I didn't have to give a star at all because I wouldn't. First, let me start with their website. My partner and I live in another state and we needed a short term, (6 months) lease. When you go to their website, it actually looks like a nice and inviting place to stay. But when we arrived to the property we were in shock. The upkeep of the grounds all over was neglected. There was dog feces all over the place. They apparently have a trash pick up service where you leave your trash can outside and someone comes to pick it up. Well that seems like a great idea but when people let their trash cans over flow it looks horrible and takes the value of the property down tremendously. Now, I would like to warn you, if you sign a contract with them.... MAKE SURE YOU READ EVERYTHING. We told them we only wanted 6 months, and they put in the contract 8 months intentionally. Now we know we should have read the contract closer, but we didn't and we had documentation stating from the very beginning that we wanted a 6 month lease and Sarah understood. Yet still, she added 2 months to the contract knowing that we wouldn't catch it because we were in a bit of a hurry to find a place to stay. Also know that we paid our rent on time, every single month we stayed there. Now let's get to the actual apartment, the apartment they gave us was NOT what they explained. The doors were very old, the apartment smelled like mold, the appliances (dishwasher) didn't work well, and the overall cleanliness of the apartment was poor. We left that apartment better than we found it. We have pictures that we took just in case they say we didn't. Sarah is by far a shyster. She comes off very nice when you are looking at a place, responds to your emails and phone calls. But the moment that you are a tenant, and have a request (never got our screen door) or a complaint, (we didn't complain often) she was nowhere to be found. Which is very disappointing as a small business owner. She has no concept of customer service, and I am very surprised she has a job. We wonder if the owners of the property know about all that is going on and how detrimental it is to receive so many bad reviews of their property and of their staff. We plan to hire an attorney, and dispute any collection attempts Sarah or the property may take as we were truly taken advantage of and we were wonderful tenants and Sarah and her staff know that if they wanted to be honest with themselves. My advice to you... just don't stay here. Over priced, horrible customer service, poor quality of living. Just.. don't.. do ... it.

I recently visited Arlington property where I was very disappointed with the unprofessionalism of the manager there her name was Sarah I stood there for 20 minutes while this woman was very rude and offensive and abusive to her employees and then to make matters worse she didn't have time to answer my questions adequately because she kept taking personal phone calls on her cell phone I wanted to view a property and she instructed me that she was busy and she didn't have time to show me a property right at that moment and I'll have to come back some other time I really was looking forward to visiting the property so I can make a decision on residence there and after my experience I didn't even fill out the application because this is the type of attitude I'll be dealing with on a daily basis I think I just rather not stay there

My family lived here for 13 months. The staff was friendly and then something was wrong with my unit they fixed it. They did promises us that since all they had available at the time of moving in was a third floor unit and me being disabled, they would let us know was soon as they had a bottom floor available...which even though they had one newly vacant, they NEVER got back to us so the whole time we were living there, I had to walk up there flights of stairs being disabled with Meeultiple Sclerosis which was very hard on me and My family. I was also told that they would return my deposit as soon as the people did the move out inspection BUT I never received a cent back from them even though I made sure my unit was clean. Even when they had the preliminary walk through the two gentlemen told me that they will be able to save the carpet even with us having little dogs. We were very careful with our unit since it was basically our home for the duration of time we lived there. Sarah told me the last day of us living there and even a few ways later when I contacted her about my deposit being returned that she was still waiting on final word about the deposit, I mean even when maintainance had to come to fix something in my unit, they always talked about how clean I had the place. It is August now and I am living in a house in Killeen and I have never received my deposit back from them. That is totally wrong so I will NEVER rent from this place or company again if I had to find I place to live in the future. They can be real nice but in the end they do this to you. I could have used my deposit back, we were never late or behind on our rent so there was no reason for them to keep our deposit and they have my forwarding mailing address!!! Monic Mahan

This place is a joke. I was soo happy when I signed my lease because the management was really nice. But the day I got my keys and went to clean the apartment before moving in......the roaches ran me off. Not just the roaches but the patched up bathroom with mold climbing up the walls, the refrigerator being shorter than me and I'm only 5'4, the smell in the apartment, the mold around the tub as if it hadn't been cleaned in years and the broken cabinets in the kitchen. Needless to say, I went right back over to the office and gave them their keys back. On sight the place looks livable. But once you see the bones of the property....it's not worth the money. If you want to live comfortably and not share your home with critters....I say keep looking.

The residents who live there have no respect for the property. Littering in the parking lot and grassy areas. Letting their children destroy the lawn. Not picking up waste after taking their dogs out. They are not charging low class prices so it was surprising to be living around low class minded people. Cars sitting on bricks. Illegal drug dealing going on the premises. Illegal day cares. All this happening all times of the day. The units need extreme remodeling or demolition. I was on the 2nd floor and could hear everything from the floor above and below me. Neighbors were smokers of legal and illegal substances, which came directly into my unit. So not cool! I would love to see where these million dollar renovations are going because it's not going quick enough to the units. When asked if was going to renew my lease, I asked if they were going to remodel my unit? The answer was no but still I had a rent increase. The only thing nice in my unit was the carpet, because it was new when I moved in. It had yellow appliances, spray paint over everything, and very old kitchen cabinets. I only lasted one year. The last thing I have negative to say about the property is the dumpsters. They were not emptied frequently and trash would pile up and be everywhere. I advise everyone to look elsewhere. Nice respectable management but the property is just not worth the money you pay.

My experience with Oak Forrest! 3 months without an AC unit! When they came to fix it they actually replaced the guy downstairs A/C unit because they replaced the wrong one, and never replaced mine, they finally got around fixing the contactor box after that my electric bill ran $200 a month for a small one bedroom. Also I had ip cameras installed and caught the maintenance guys throwing my cat across the living room, upon move out I gave my 2 months in writing and they are still trying to bill me $1273 for early move out when I actually stayed month to month for another 2 months and was current on all rent! Went to the complex to have them explain this bill, they said the counter tops had to be replaced, Im a single guy and ate out, dont like cooking, they said I should have a form that noted the counter tops and I did but they couldnt find it in their fileHummm imagine that? Also they state Im entitled for one free carpet cleaning a year and I paid for it when it was done they never did then they want to charge me again? Humm am I missing something? This is the most missed managed apartment complex I have ever seen with a bunch of miss management running it...If your smart do not rent from these people! Time to go a lawyer ...say away from this complex!
