YVCC, despite being a community college, actually does offer some on-campus housing, where about 10% of students live. A fair amount of students also still live at home, and commute to campus. For those who choose off-campus housing, the most inexpensive one-bedrooms in Yakima go for about $600-$650/month. Two-bedrooms go for between $650-$750/month. There are quite a few apartment complexes in Yakima to choose from. About 92,000 people call Yakima home. The population is 67% White, 2% Black, 2% Native American, and 1.5% Asian. Hispanics or Latinos of any race make up 41% of the population. Roughly 20% of Yakima citizens have a Bachelor’s degree or higher, and about 45% of households are made up of married couples. At YVCC, nearly a third of students are over the age of 30. Around 47% of students are White, 44% are Hispanic, and 4% are Native American. Asian, African American, and Other are all about 2%. About 63% of students are female, and 37% male. An equal number of students are part-time and full-time. More than 98% are from Washington state.

Yakima Rent Prices More Affordable Than Major Cities

Rent growth in Yakima over the past year has been on the rise. When compared to major cities nearby, along with some of the most expensive cities in the country, Yakima average rent prices appear to be relatively affordable for local residents.

To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
