Horrible management that doesn't care at all about their residents. My unit smelled horrible when I moved in and a week later the management is not taking it seriously. I shouldn't have to live in an apartment like this, and management just puts off solutions because they are too lazy and incompetent to care. All of my belongings now smell like mothballs, my unit reeks of it. Mothballs contain naphthalene which is a carcinogen so what Copper Beech is doing by not giving me a different unit or cleaning my unit is wrong and should not be allowed. Don't live here. The model seems nice but your actual unit will be bad. My microwave nearly started a fire, the carpet is stained, there are paint stains all over the cabinetry and of course it smells horrible. Management NEVER answers their phones and rarely gets back on emails. You have to talk to them at the office face to face and even then they forget (or simply don't care) to take action once you leave. Rent from Hunter Lafayette (River Walk mainly) instead because this place doesn't care about your quality of life at all. According to previous reviews, your energy bill will also skyrocket in the winter so this place is really not worth it. Look elsewhere.

Requested furnished room, came unfurnished. No wifi setup. Extra "admin" fees. Trash, live somewhere else. Let's expand on this. Bugs everywhere. Both dead and alive. Washing machine leaks. Toilet leaks. The furniture was nasty once it was brought in, full of animal hair and dust. Management did not react (took 3 hours) to the apartment not having furniture until the GM was threatened to have a complaint filed to corporate. Even then, the GM responded with a nasty attitude and a kind worker hurried to help on his own. Ethernet outlet does not work in one of the rooms. Damaged kitchen appliances. If you think you are going to get an apartment like one of the pictures here, think again. Only thing the real apartments and the pictures have in common are the countertops and wooden chairs. They also never reply to emails.

I was asked to leave the leasing office by the older office lady, she refused to have a productive conversation and was being resist. Management made me move everything out of living room, bathroom and closet/laundry room to do floor remodeling when there are only 2 weeks left in my current lease. I think for how much work and trouble they caused me (7 hours to move everything out and put them back plus 1 hour for cleaning etc), they need to compensate a certain amount of money or do something to show appreciation and sorry to current tenets. But instead when I try to have this conversation with leasing office they asked me to leave... When I asked for the older office ladys name to complain to her manager, she wouldnt dare to tell me her name. I have allergy that I sneeze and have running nose nonestop when it is dusty, and my apartment is very dusty because of the remodeling.

In the past this complext was poorly managed and the company seemed to focus more on maintaining their other West Lafayette complex, BayWater. Although this seemed to change a bit abouth halfway though my time there (I rented a 1 bedroom apartment for 2yrs), it was too little too late. The buildings have had multiple flooding incidents and management has fixed things late and putting as little resources on it as possible. The units are dated and the insulation of the building is almost nonexistent so prepare for a hefty electric bill. Carpets are not changed nearly as often as they should and there is a SEVERE leaking problem particularly for the 1 bedroom apartment. When it rains water comes in through the space between the first floor and second floor apartments and leaks into the ground level. It is bad... like putting buckets throughout your livingroom to collect water bad. Ine morning I was even awoken by water dripping on my face. The company has been aware of this issue for YEARS now as it was confirmed to me by mainenance but fixing represents a cost they are not willing to take on. Dont get me wrong, the maintenance guys are friendly, competent and super hard working but the main company doesnt seem to be allocating nearly enough resources or show willingness to hire more staff... my suggestion RENT ELSEWHERE!!

Also, I did not transfer to another house but my balance shows that I have been charged $200 for transferring fees. These are too stupid. Since I moved in, I have visited the main office for 8 and more times to fix these stupid things.

DO NOT LIVE HERE. Filthy, dirty, low quality apartments. Carpet is covered with stains. The window frame is rotted and leaks water when it rains. Ruined a $200 book and my furniture due to the flooding from that window. Literal flooding by the window. Called the office and they didn't care at all, like it wasn't of concern to them. Paint is done horribly. I'm convinced that a 5 year old could do better. It's embarrassing, anyone who walks in points it out immediately. Oh, and they are charging me $40 because they put new blinds in on a window...AND on top of it, when I signed my lease it was during a $200 special and I even have email proof from the manager that I indeed will be receiving the $200, but when I received the gift card it was for $100 and I contacted the office and they said that the $200 gift card was not a thing. This place is horrible. Biggest regret of my college career is signing my lease to live here.

My feelings are indifferent about this property. The apartments are spacious, the location is perfect for students, and the staff are nice, but the upkeep is very disappointing. When I moved in, I was not told that my apartment was not ready until I arrived to pick up my key. The apartment was filthy, and the carpet cleaners were there when I got there, so I had to move in on wet carpet that was still dirty even after the cleaning. The previous tenants were still moving out. Also, there were multiple things wrong with my unit from unpainted walls and ledges, to broken blinds, to dirty and cracked linoleum and doors. My fire extinguisher was empty and the batteries in the fire alarms were dead. All of this and more was documented on my move-in inspection sheet. After I went to speak with the property manager, some of these things were handled, but I was uncomfortable with the fact that I had to ask for these things to be done on the first and second days of my move-in. Also, I have been living here going on 2 months, and my dryer has not worked since the day I moved in. Even after multiple maintenance requests have been placed and fulfilled and myself and my roommate have attempted to speak with the property manager (who has not returned our calls), my dryer is still not working. So myself and my roommate have had to use additional money to go to the laundromat. To make matters worse, one of my reasons for moving here was because of the private shuttle. However, it is out of service more often than not, and when it is, the notification that it is down is not prompt. I recall at least twice walking to the bus stop 10 minutes before the shuttle should be arriving and was notified it was not working. There is also no notification when it is back running. It is a shame that all of this is happening because the location is optimal for students and the units are so spacious for such reasonable pricing. I hope things get better sooner than later.

Copper Beech had a lawsuit against them in 2015 for unlawful charges against tenants (Google search Copper Beech lawsuit). We had a similar experience. First off, Copper Beech "lost" several of my roommate's rent checks from 2014-2016. CB charged us a total of $1,200 in "redecoration/cleaning fees" over the couple years we lived there - which they did nothing of the sort. A year later, my roommate found out she cannot lease anywhere because CB has charged an additional $1,200, without even providing a ledger to show what she (unlawfully) "owes". When we moved in, Copper Beech had not cleaned anything. There was urine on the toilets, broken furniture, blood and chocolate in the carpets, holes in the walls, the kitchen floor so dirty our feet turned black, etc. I called maintenance and the lady promised to send a cleaning carpet company to our unit. No one came, even after many complaints. We cleaned up the mess ourselves. All three toilets overflowed at least two times each in the time we lived there. The water from the upstairs toilets poured through the floor and into our kitchen several times. Maintenance never solved the problem. When the basement toilet overflowed into my roommate's carpet, maintenance simply lifted the carpet and put on a fan to "air" it out. Thus, setting up an environment for mold to grow in. Staff are rude, make excuses and don't take responsibility or take action with any issues.

I lived here for two years. On a positive note, these units are some of the largest I've seen in the area for an inexpensive price. However, the units are very cheaply made. I could constantly hear my neighbors as if they were in my own apartment (thin walls). We acquired many maintenance issues along the way that took FOREVER to fix. The toilets were constantly overflowing and the maintenance guy told us it was due to "feminine products" until finally admitting towards the end of our term there was a piping problem in the apartment. Our air conditioner leaked into my bedroom onto over three-quarters of the carpet. My first concern was a mold problem and they would need to redo all the carpet. The maintenance guy put a fan under my carpet and then came back after the weekend and said the fan was "facing the wrong direction". (??) Lastly, the leasing office and management are highly unorganized. When I came to sign my lease- the office they said they only did email leases. Super sketchy. No one went through this poorly written lease with me, just emailed it to me promising if I signed that day we could move in that day as well. After my roommates and I signed, they told us it would be two more weeks before we could move in promising the apartment would be turned and cleaned. Once I moved in it was disgusting and had not been touched. (Trash on the floor, urine in the bathroom, hole bashed in the wall). Last summer one of my roommates illegally subletted her apartment to a stranger off the internet. Highly dangerous situation, however when I told the leasing office they didn't even try to enforce the rules of their lease with her. Highly unprofessional.

Of the four apartment complexes I've rented in West Lafayette, IN, Copper Beech is indeed horrible. I am totally displeased with the way they operate and handle business. To elaborate on this statement, when I signed my lease, I asked for a roommate without any pets. However, they assigned me a roommate with a dog. Unfortunately, that wasn't the worse of my experience. They did explain that I would have to wait a few weeks to get another apartment in order for them to clean it. When they finally assigned me a new apartment, the mattress in my room had urine stains, it smelled like dog urine throughout the entire apartment, and the carpet was filthy, Then every time I had an issue about the AC, heat, etc not working it took a while before being addressed. To put icing on this nasty cake, it appeared my rent increased $48 after 5 months without any notice. I would never recommend anyone living here based on my experience.

Our first sight of the apartment as we walked in was beer caps and broken glass on our counter tops, stains all over the carpets, walls half painted, holes in bathroom ceilings, paint spilled on bathroom floor, taped (not fixed) shower heads, with little to no maintanence done. Not to mention we signed for an UNfurnished apartment and they moved furniture into every room and it took three days for them to come and move it out so we were living in a crammed space. We had a long list of maintanence that needed to be done to our apartment (broken stove top, banister coming out of wall, broken doors, vinyl peeling up, windows that won't close, disgusting carpets that took 2 months for them to replace, etc.) that we were promised would be done before September (we moved in July 23rd) and were not completed until early October. Do not expect any sort of maintanence requests to be completed within a timely fashion unless you are very VERY persistent with them. They aren't very good about comunicating with you. Cable and Internet are a bonus to this place but don't let it fool you. Don't rely on this places internet service to get homework or any other online applications you may need to use, wifi goes out about 3 days out of every week and won't be back up until half the day has already gone by. Extremely inconvenient. The layout of the apartment we were shown on paper included a pantry in the kitchen, this was false advertisement. We were more than patient with this place and our patience soon ran out. For the caliber of rental, sewage, water, and electricity payments we have monthly, this complex is no where near up to par. Other than that it's a nice view with some perks like a shuttle (that misses a few days out of The month due to unscheduled maintanence needed), convenient in room bathrooms, and a decent sized living area. Do not recommend for the amount of money required monthly.

I signed an early lease and for reasons beyond my control, needed to sublet. Not only did they NOT contact me and tell me they had found someone to sublet, they let me pay the rent AND pick up a key. I went to the apartment I thought was mine and to my surprise found people living there already! It was only when I brought this to their attention that they told me they had found someone to lease the apartment. They said they left me a voicemail telling me this earlier, but they didn't. It's been 43 days and I have yet to receive a refund for the rent and deposit I paid. They are terrible at returning phone calls and don't even have the courtesy to follow up with you when they do make progress in handling the issue. I'm very disappointed and frustrated with the entire situation. I was just informed today they sent my refund check via certified mail (I never received a notification) and now I have to wait another 10 days for the check to come... Edit: in 4 days it will be 60 days since I made this payment, and I have yet to get my money back. My next call is a lawyer.

This has to be by far the most unorganized company I have ever seen in my life. In the beginning they misplaced my $200 community fee for a few weeks, but when they found it I thought that would be it. I wish that was the case. Copper Beech has an incredibly slow maintenance staff, often taking up to a week to acknowledge any work order put in, unless you go directly into the office and fuss about it. I am in a 4 bedroom and all of my roommates pay different rents, which is completely absurd and there is no reason we should be. I will not be living here again, I will find a company that is more organized.

First year living at copper beech and it has been a wonderful year my lease is up in June and I have had no problems with copper beech since I have been here. They are very helpful and kind. Definitely suggest every one check out the housing they have because it was a wonderful experience for my first year as a college student.

However, the business should definitely improve their mailing service since I lost three packages that was delivered to the office. Also, the bed that I got is old, noisy and they refuse to change them. But it is just my case, all my other friends get a nice bed. Overall, I would still live in cp but change an apartment for the bed.

Nice, large apartments with reasonable prices on rent. We have not had any major problems. I would live here again, and would recommend others to consider living here. Great for groups of people wanting to live together, as the kitchens are large with lots of cabinets, and there is tons of storage space throughout. Huge closets in the bedrooms. The 4 bedroom town homes only have stand up showers, that are kind of small, but the three bedroom has a full tub/shower downstairs. Washer and dryer in the apartment were nice, and worked well. Maintenance is timely on repairs, and staff in the office are generally friendly. 4B bus stops right at the apartment complex, as well as the Copper Beech bus that is included. Only about a 5 minute drive to campus as well, so a great location with a road connecting with 231 right by the complex.

I love the amount of room and amenities you get for what little you pay. The layouts of the apartments are very nice in maintaining a quiet environment and allows you to maintain the privacy you want. It is only about five to ten minutes from campus depending on traffic but even if you don't drive they have a shuttle or you can take the CityBus. While there are some small details that can be annoying, such as slightly torn up rooms or a delay in maintenance service runs, I have enjoyed my stay here and look forward to next year staying here again.

Copper Beech is perfect for first time renters! They're very helpful and work very well to cater to each renters need. Like many of the apartments around the area the management can have its frustrating moments, but overall it's really great! We haven't had any problems here and we renewed our lease with them. If price is imprtant to you Copper Beech definitely is the better place to go!
