Currently a tenant, I have watched the property go from nice and new to worn and stained in just 18 months and its not the same place we moved into, its a shame. If your considering TSH then there are some things to consider. Those looking at the Cavalier property, may find this informative.
A few women have mentioned the security here, that was before Summer 2015. They would not feel the same way today.
At every turn the management cuts a perk or service, usually without notice. Take for instance security, until this year, there was a person at the front desk to receive and direct visitors, and from 7pm-7am a professional security officer was present to assist or escort single women to their vehicles and prevent unwanted guests from showing up at your door. However, management eliminated the receptionist and cut the night security from 12hrs to only 5hrs a night! WTF? Yep, 10pm - 3am. Hard to believe but true and that's just par for the course at The Summer House now. Like a crashing passenger jet, the management is destroying the tenuous reputation the place started with, now the word is out and people are jumping ship fast.
The parking garage is cumbersome and tenants are required to park above the 5th floor. Those who don't are quite literally harassed and fined $50 per occurrence. I have never seen such a petty and small-minded operation. Considering the toxic dust that coats every surface in the garage, one would think they have more important issues to focus on. Oh yea, a black soot visibly coats vehicles overnight, like black pollen, but year-round. Obviously one has to consider how much is inhaled every day during a years exposure. The caustic and carcinogenic affects of tire rubber, petroleum products, and exhaust are no secret. But ask the staff what they have done about it? The answer is unimpressive to hear and less to watch. Ask tenants about the black soot in the garage.
There are ludicrous issues that stem from poor insight and an obvious lack of experience. One of these is the provision of only 1 grilling station for 150+ units. While management sends emails for the most benign issues, they neglect to inform the residents when things like the grilling area, club room, and service elevator will be monopolized and unavailable. How about the pool that self-destructed in May 2015. Water the seeps in under the baseboards at the mailboxes. All the No Parking Signs, hundreds, yet visitors routinely get lost and cant figure out the entry system, when it actually works. Why did it take the VBFD over 20min after arriving on scene to gain access? Why is the fire alarm deafening, way beyond reasonable, actually damaging itself. Who directs emergency personnel when they respond between 3am and 9am?
Consider the building layout before you fall prey to the allure of the beach proximity. Its two blocks long! There are only two elevators in the main building, one service elevator, to service this vast space. There are elevators (2) in the garage, primarily for patrons of the first floor businesses, like Buffalo Wild Wings. Tenants must exit the security of the main building and use the all public elevators just to go to the pool on the 2nd floor, which may be ok for men, but single women and children could encounter a group of drunk football fanatics, its not a stretch. Nothing bad ever happens until it does. Theft here is hardly given any attention. We had two bikes stolen right beneath a camera, on two occasions, and yes they were locked.
As services are slashed, lease rates climb each year in the triple digits. Often the management, SL Nusbaum, points fingers at the owners, which I think is an intentional strategy to avoid accountability for more stick and less carrot. I suggest people seek other location to reside, there are several other new properties close by. They have owners with better track records and less contempt for those enriching them than the Thompsons and Ruffins, in my opinion.
