University Park is not really a stand-alone community. Instead, it is a designated postal address for the Pennsylvania State University. Essentially, "University Park" is not much more than a postal address, and most of it is contained within State College. One small portion of University Park sits outside of that area, and falls into the College township.
The entire statistical area that University Park is a part of has more than 150,000 people living in it. This State College Metropolitan Statistical Area includes the entirety of Centre County. The entire area is essentially designed to serve the university, including all of the amenities, housing and support services a place as large and complex as Penn State needs to operate effectively.
Looking for a home in a community that is entirely dependent on a school, makes your apartment hunt completely dependent on the school year. This means that you need to wait until last year's students start moving out before you start looking. Typically, this means starting in May, and carrying on your apartment hunt throughout June and July.
If you're applying for an apartment in this area, there is a very good chance that you're a student or staff at the University. Landlords will often expect this, so don't worry about being a student affecting your chances of getting accepted. Just be open about your studies and how you're funding them and your apartment.
The primary public transportation option in University Park is the CATA bus service. These buses get students around the large campus, and to the surrounding areas. There are additional shuttle bus services set up to help everyone get to the football games during the season.
Most of the activities in the area center around the University. Attending a Nittany Lions sporting event, especially a football game, is a proud local tradition. There are also various museums on campus including the Palmer Museum of Art. On the southeast border of the University grounds, along East College Avenue, there are a number of popular local bars.
