Janell was a great help and very understanding if minor issues arose. Gigi is also a very fun and helpful addition to the office. I definitely recommend living here. DO NOT LIVE HERE!!! The staff and management are horrible, and will make any excuse they can to get money from you. The manager here has no clue what she is doing, any other staff member here would be more fit to do her job than she is. The Venetian is all about false advertisement, nothing is like they claim it to be. I find it hilarious that their website claims it is a "luxury" apartment. Everything is broken, the sewage came through all the showers and sinks. The staff is extremely under-trained and unprofessional, and do not care to make you feel at home. I constantly hate living here, and always feel unsafe. My (locked) truck has been broken into THREE times. Also, there have been home invasions that have happened while I've lived here. Let alone how over priced this place is for the horrible living environment, for the same price you can find somewhere much nicer. I dread coming back to this place every single day.... please do not make the same mistake I did.

Staff always tries to make residents feel at home in any way they can help. Always clean and the new renovations look great! Would only ask that maintenance be a bit more thorough when completing work orders. Other than that, I love living here.

I started living here during the time they were transferring management, so it was rough at the beginning but now the staff has really stepped up and helps residents. Janelle has been the absolute best and always recognizes the residents and makes them feel comfortable if they have any issues. When I submit work orders, they are usually prompt with follow up and Janelle even calls to make sure the order was completed. I think now that there is new management, the property will be in better hands. Now, the staff really try to cater to the needs of the residents and makes sure everyone is happy with their apartment situation. Gigi has also been super helpful when I was frustrated during the beginning of my time living here, even though she was also new to this property. I definitely would give the staff 10/10 for all the extras they do for their residents.

She is very pleasant and we quickly became good friends. I highly recommend this place; they have the latest technology, very patient staff, and awesome service.

I been a resident for more than 3 years. Collier was ok but the new company Trinity has completely renovated the complex and I love it!! Maintenance stays on top of the work orders and the leasing staff are truly helpful. Genielle, the leasing manager, always go out her way to help me. I would have to say Genielle is always eager to help whenever a issue comes about. The only bad thing I have to say is that there are no assigned parking for each resident. But other than that, I love it.

The apartment itself and the management are both good. However, the utility company they use is not: AUM. Bill is over $80 per person (there are 4 of us) each month, even the month we were all gone for winter break and had our thermostat set very very low, around 53. AUM has 121 one star reviews on yelp. Bottom line, look into the utility company your apartment uses. Do not use this one. I'd give The Venetian 3 stars, but utility company makes it two.

DO NOT LIVE HERE. This is my second year living here, the first year was great but this year has been the worst living experience of my college career. Ever since new management (despite the renovations) the complex has gone downhill at a fast pace. They have been renovating the parking lot for months now, blocking off half of the complex at once leaving residents nowhere to park... literally. I had to stay the night at my boyfriends multiple times because I could not find a single parking spot in the whole complex including visitor spots yet they have the audacity to still do roam towing... Work orders are not done but they mark it as "complete" on their end-- I put in a work order for pest control and they did not show efforts in fixing the issue... yet marked it as complete. Building are old and insulation is absolutely terrible, dryer does not work properly... yielding an insanely high utility bill. I tried to inquire about the electricity bill and leasing officers offered no break down of bill and simply turned me away to speak directly with Tallahassee Utility department. SO many inspections and they do not notify you when inspection is complete.

No matter how many word orders you place they never respond in time or at all, but they have the time to send everyone emails to renew their lease constantly bombard my mailbox which I just put it in the spam folder. My heater isnt even working and blows cold air instead of warm air and the whole townhouse is poorly insulated causing the upstairs to be warm *back when the heater was working* to the down stairs being almost 10 to 15 degrees colder.

This complex has new management and they are horrible! My son has been without a dryer for over a month. I called just before Thanksgiving and was told it would be resolved that week and a consideration would be given by the 1st. Unfortunately, nothing has happened to resolve the situation. Each time my son goes in to speak to them he is treated rudely. I have been on hold now for 15 minutes awaiting someone to answer my call but it appears to be in an endless cycle of please wait a staff member will be with you shortly. Then the phone call disconnects and I start all over. Three times of that now. I think I know why they are not hooking up appliances. They have not figured out how to charge utilities so I think they are intentionally not hooking them up because they are currently absorbing the utility costs. They keep saying the city has to come out to repair the breaker box but after my son worked for an electric company I know they do not do repairs to private property. If what I am thinking is true, they are being dishonest and not upholding their obligations under the lease to provide working appliances. The phone number you call keeps just disconnecting. Seeing the other reviews concerning the same type of issues, I believe an attorney or renters rights may need to be the next step. I will not stand by and allow my son to be treated this way just because hes a student. I also tried the community manager number referenced in the last review response and it just gets a busy signal.

The place is nice, however it has change management and it has gone down hill tremendously. My son currently rents there and has not had a refrigerator for a month now...I have been calling the only number that shows in their website and sounds busy all the time, morning, midday and night... WTH?!!... The rent isn't cheap there, it is not super expensive but I will say is a mid range so you expect that you will be taken care of immediately when an appliance or any problem happens within the unit. What a terrible experience and what is more scary is that we just started our annual lease in August... do not rent here! Had to click the first star or it would post my message... jajajaja it deserves no star!

Im very disappointed in my stay here as of recently, the maintenance team havnt been trying at all to get back to buildings internet problem, one minute the internet would work, and then shut off and not work the whole day...i go for help but they give me nothing to go by, internet is so bad here atm, its so frustrating especially when hw needs to be done.

There always cockroachs crawling around the kitchen whether the place is dirty or spotless. I love the location and have had a semi-decent experience here over all, but there have definitely been some downsides. Our internet has been awful throughout my whole lease, making it really hard to do school work, and we can't watch anything on Netflix without it buffering the majority of the time. Even after we were told our internet was upgraded, we're having the same issues and it's very frustrating considering we're college students and constantly need the internet to do what we need to do. The appliances are old and we're always having trouble with them. Our stove has had problems since we moved in, our washing machine and disposal have both needed fixing a couple times, our sink was leaking and we discovered that there was a puddle of water and mold under a piece of wood that was just left there to cover up the mess, and this is the second time our AC is not working this week. I understand that its common for problems to rise, my only complaint is that we call to have something fixed and they come, say they fixed it, and the next day we have to call again because it really wasn't fixed after all. The staff is friendly and pretty efficient, and there are some perks like free food Friday, but maybe this is just the price for living in older, lower priced student housing in Tallahassee.

Although the rent seems very reasonable, the additional charges are very high - causing the total monthly expenses of living here to be equal to the more inclusive rents paid at much nicer apartments in the area. The utility costs are outrageous! Each of us in a 4 bedroom paid $75-$121 per month just for electricity! When I inquired about the electric/utility charge of more than $120 for a single month, I was told that was just what it was, and that there was no documentation that I could be provided to prove the charge, but that all roommates paid the same amount. For a 4 bedroom unit, a total of $480 per month for electricity? Ridiculous - especially given the fact that the apartment is always hot! The air conditioner sounds like a freight train! The internet is terrible - basically the speed of old dial-up!! New management is just as bad as previous management. After leaving the apartment for the summer, and without any notice to us, new management transferred my daughter's bedroom to another roommate, and we ended up with charges for two rooms. When I called to try to correct the situation, the manager was rude and dismissive of our concerns. If you are looking for a nice place to live, with reasonable rent, and helpful, polite and responsive management - look elsewhere!

I don't live here currently but was visiting a friend on site and was absolutely blown away by the services here. This is definitely going to be on my list of places to move to when my new lease it up. We had a run-in where we needed some help from the maintenance crew there and they were extremely polite, professional, efficient and caring. It seems like an odd thing to comment on but their service stood out so much I had to make a review. Cory in particular really took it to the next level for us and really went above and beyond without taking "too long" or too much of his companies time. A+ Services, if everything else is as good as he was then I'll be moving in soon.
