DESCRIPTION:
This 1910 duplex faces Dixon Park in the Victorian District. The 931 sq. ft. downstairs unit has 2 bedrooms, 1 bathroom with claw foot tub/shower combination, private laundry room, under stair storage, separate dining & living rooms - both with functioning pocket doors to close off into separate spaces (front parlor could be used as the front bedroom's dressing room/closet or workshop/office if pocket doors are closed). Decorative fireplaces, hardwood floors, ceiling fans with lights, recently replaced Levolor blinds in several rooms, plaster walls, & picture molding in each - living, dining, & bedrooms. Slate tile floors in kitchen & bath. Please see the floorplan picture, this is a historic home with close to the original floorplan - note the small size of the kitchen & bath, no closets, but spacious bedrooms! You share a large patio with the other unit that can also be used as a single parking space.
All electric appliances - central HVAC with heat pump, stacked washer/dryer (just replaced!), refrigerator, dishwasher, & recently replaced range, microwave/range hood. Utilities are not included - tenant responsible for setting up water/trash & electricity at a minimum: cable, internet, phone, as needed. Pest control is the tenant's responsibility, but professional pest control is not required- an option to contribute to a shared maintenance contract for the building is available. Landscaping maintenance in the brick patio & around building perimeter is shared between tenants.

RENTAL TERMS
This is a NO animal & NO smoking property.
Listed rental rate is for up to two occupants. Up to 2 additional adult occupants can be added for $100 each monthly rent.
Application includes non-refundable application fee, & background checks. Application fee is $200 per applicant (applied towards security deposit if approved). Fee for credit & criminal background checks paid directly to Transunion SmartMove for each applicant & cosigner. Tenant or cosigner must have good credit (690+), proven income or parental guarantee, & no negative rental history. Application review takes approximately a week. Lease is signed within 7 days of application approval. Due at lease signing: remainder of security deposit, first full month's rent plus any prorated rent if moving in after the 15th of the month), & proof of rental insurance.
Cleaning after move-out deducted from the security deposit (cleanings currently starting at $450.00).
