King William Neighborhood Summary

The King William district is a historic neighborhood just south of downtown, widely considered the artistic center of the city. There’s a cool little gallery or working studio around seemingly every corner, along with a number of bars, restaurants — hotspots Feast and Hot Joy are next door to each other on South Alamo — and cute thrift shops. Next door to the Blue Star Brewing Company, a popular microbrewery, is the Blue Star Contemporary Art Center, the most popular contemporary art museum in the area. It features over 20 exhibitions of both local and national artists a year. South Flores Street – known locally as “SoFlo” – is the center of nightlife and activity in southern San Antonio, home to many unique art spaces and tasty restaurants — like Il Forno, which is renowned for its Neapolitan-style pizzas. SoFlo truly comes alive every first Friday of the month, allowing locals to hop from gallery to gallery while listening to live music. Only a few minutes south, you can find Palo Alto College and Texas A&M University — San Antonio campuses.

Rent growth in San Antonio over the past year has been declining. When compared to major cities nearby, along with some of the most expensive cities in the country, San Antonio average rent prices appear to be relatively affordable for local residents.

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
