I've lived at Avalon for 2 years now and I absolutely love the way the keep the property and all the resident events they have. I'm enjoying the new upgrades. I also have gotten to know the staff and they are always friendly and super helpful. I would definitely recommend anyone to live at Avalon.

I was a resident at this place for one year. The management of the apartment is very poor. I have never been charged for damages while moving apartments, but Avalon charged me some nonsensical fees. When I moved in the condition of some of the appliances and the mattress were deplorable. I addressed my concerns to the office staff and property manager, but they fell on deaf ears. They had absolutely no empathy. During renovation, the maintenance staff would come in to complete their task and leave the apartment very messy. They even left their alcohol my place. The staff also threw out my personal light bulb. All the while, the office staff were of no help. I left the apartment having to pay repair fees for items that were initially given to me in a broken and dirty state. They didn't offer me a clean and functioning apartment so I don't have any guarantee that the incoming resident will be treated any differently. They completely devoured my money. If you ask me, I will not recommend this place. You can surely find other apartments close to campus with better management and efficient office staff.

If I could give this star one place I would. PLEASE DO NOT MOVE HERE UNDER ANY CIRCUMSTANCES. The corporate manage Stewart Davis and the general manager Carina are both rude and lack customer service skills. I have had a terrible experience living here. My first year when I moved in my apartment was filthy and covered with cat hair. They sent a cleaning coming without a vacuum or a broom to try and clean the apartment. Then my car got towed because they did not have the parking stickers in time for move in. That was just year one. Now theyre doing renovations and my personal Tv was broken, the renovations in the apartment its self was pitiful. A child could do a better job painting the building. When they started to paint they got paint on my car and refused to cover the cost. I have not spoken to a competent person at the property or Asset campus housing. They all have poor attitudes and do not know how to fix a situation. The property is also poorly taken care of and invested with gnats. They will try their hardest to get over on you. Even the staff does not like the property manager. So if you want to enjoy your living experience DO NOT move here.

Worst place to live the world! They charge you unnecessarily. They allow the construction workers to use the residents restrooms, I understand that some ppl have to use the restrooms sometimes, but they literally peed all over the floors and on the seats, they got paint all inside the bathtubs and carpets. And then they bill you for all this. When I moved into my apartment the living room ceiling fan as well as my bedroom ceiling fan had one light bulb each. When I called the office to come and put the light bulbs in, I ended up getting a bill of $5 for each light bulb they put in. They also dont allow you to buy your own light bulb. (they literally like to rob college students) I moved out of my apartment in may but my lease was over in July, when I came for a visit in the month of June is when I noticed that there was pee and paint all over my bathroom. They did hire cleaners to come and clean and I appreciated that. But now that Im completely out and havent been there since theyve clean my room, they have billed me $117 in cleaning fees. How can they bill me and they hired cleaners to clean my place? Exactly why I think they are robbers. PLEASE FOR YOUR OWN SAKE DO NOT LIVE IN THESE APARTMENTS! YOU WILL REGRET IT!

The new management here is friendly and they care about their residents. There is food every Friday, and at my last apartment they didn't offer anything at all. We have one of the best pools (it's actually heated and saltwater). I'm currently staying in a standard 2 bedroom, but I was interested in the upgrade that Avalon has, so Brandi at the front office gave me a tour and I renewed my lease in a upgraded unit. I'm definitely looking forward to continue my years at UTSA living in Avalon.

The WORST apartment complex Ive ever lived at!! Lets start off with the repairs. I came home from work today and find my apartment like this. They said they were going to paint and look at how they left it! I literally cant eat, sleep, or shower in my own apartment cause they wrapped everything and threw my stuff every where! And they left all their stuff here! You cant have visitors over cause theres never enough parking. Ive spent up to an HOUR circling the complex to wait for someone to leave so that I could park. Ive asked to buy a space and I couldnt cause they ran out of passes. MOLD was growing from the inside of my shower plumbing wall and when I sent in a request for them to look at, they came and PAINTED OVER IT!! When my roommate and I moved in we were disgusted at how the toilets and showers have nasty brown/black spots. (Note how you only tour their model and not an actual unit) The pool is always dirty, the clubhouse amenities suck and half of the things offered dont work (printers especially) Im literally counting down the days until my lease is up! Trust me guys DO NOT MOVE HERE Ive tried uploading my pictures, let me know if you can/cant see them.

Avalon Place is definitely one of the best housing complexes for students I've seen. They're very quiet at night, but also provide a lot of fun for residents with different weekly activities. The renovations are really nice and clean, with plenty of space in the rooms, and the pool is heated which provides a nice hangout for residents and friends. Highly recommend speaking with Santo, the manager there. He was really cool and made the experience a lot of fun!

Staff is unprofessional and not helpful. I can say the apartment is super nice although it was filthy when I moved in I had no problem cleaning it though. Rooms are perfect size and closet and restroom are great too. I have not had any maintenance issues. Only issues I have had with is the management. They will literally harass you if they have a question to ask. For instance standing knocking at your door for minutes and if you don't answer they try yelling through the door and then proceed to enter 2 minutes later. Update. Do not live here I repeat, DO NOT LIVE HERE I have not lived here for almost a year and I just received notice from AT&T that I owe over $300 for internet service while I lived here.... Cons: There is literally no parking. i work as a waitress and get off around 12, I can't tell you how many times I've gotten home and literally had no where to park. I pay over $700 for rent and I don't even have a place to park. I've invited friends over that just had to turn around and go back because there was not one single visitor spot. management even painted over some of the current visitor spots for reserved spots so the construction people(that aren't even here everyday) can leave some of their equipment taking up the entire back wall of parking. on move in the I noticed that in every corner of the apartment had spray paint, as if when they repainted the apartment they spray painted the base boards. my bedroom walls had lots of dirt stains and these odd looking oil splotches. the office staff aren't at all helpful, if you have a legitimate question that requires any knowledge of our lease they will say you have to call for a manager, the managers come in 1-2 after opening and leave 1-2 hours before and they arent here at all on the weekends, so unless you call at just the right time it doesn't matter if the office is open there is no one to help you. Pros: queen sized beds, maintenance responds quickly, there are trash chutes in the hall so you dont have to hike it to a dumpster. i lived at university oaks last year and in comparison the apartments are very spacious. overall: avalon isnt the absolute worst place to live, when you move-in dont expect the apartment to be immaculately clean, you will have to buy a reserved parking spot. read your lease carefully the office will try to charge you for needless fees.

I cannot fathom a place where RESIDENTS dont even get the chance to park. I honestly have been driving around for the past 3 HOURS trying to find parking. I even called their after hours hotline TWICE. They told me security would give me a call and help me figure something out. 3 hours later and STILL never got a call or a parking spot. Im actually currently STILL driving around at 1 AM trying to find a place to put my car just so I can get some rest. I will NEVER sign here again because I do not believe in paying rent for a place where I cant even park to get into.

With all the complaints they get in reference to parking, youd think that someone would fix the issue. Instead, they added more reserved parking spots that require a monthly payment in order to have. How do you house students who have things to tend to such as exams, work, etc and expect them to be content with searching for a place to park their car without getting towed for 3 hours? On top of that, once calling security, we did not hear back from security the entire night. The parking here is TERRIBLE, the management does NOT care and is willing to lose residents because of the issue and will simply tell you to buy a reserved spot or continue looking. If youre okay with this situation, welcome to Avalon place apartments. Where youre here to stay, in your car CAUSE THERE ISNT NO DAMN PARKING.

This place continues to lose stars from me. Today I got to come home after a long day to all my kitchen torn apart, the awful smell of glue that is now causing me a headache, disgusting new counter tops, and NO KITCHEN SINK! (Seriously I have pictures!) So now add terrible maintenance and care for their residence stuff to the list along with an attempted car burglary, dents from the super tiny parking spots, HAVING TO WALK FROM UTSA IN THE MIDDLE OF THE NIGHT BECAUSE NO PARKING SPOTS, and the smell of dog feces all over the complex. It continues to get worse and my experience here is hitting a year. I dont know what else to say other than please think long and hard about this decision.

Loved the location for our daughter and the apartment layout. The above folks are correct about the parking. My son's car was towed while parked in a visitor space and no one could help us with it. They weren't responsible for what the towing company did. Had to pay $300 to get it out. Learned to take a picture of our car in the space each night to prove where we parked. Many times we would go to visit her and had no where to park at all. Bought her a space but no one could visit her. The maintenance staff was great about getting things done and were very friendly any time there was an issue. The biggest issue with Avalon is if life happens and you need to get out of your lease, forget it. They have no heart. We were severely hit by Hurricane Harvey and my daughter was a mess being in San Antonio while her family was going through so much in Rockport. Homeless for a while until we were able to repair our home and move back in. She NEEDED to be with her family and frankly we needed our family close. She spoke to Avalon and they told her "everyone has a story and yours isn't anything special." We've paid rent for four months to an empty apartment that she doesn't even have keys for. Ridiculous!

I already wrote a review on here, however, I needed to make an important update. If my last review did not make you look elsewhere I am sure this one will. My car got broken into the other day and things got stolen. I contacted Avalon and nothing was done, no increased security, nothing. They have a "security car" that comes around every 4-6 hours or so which gives thieves plenty of time to break into cars. Since I have lived here I have had to contact SAPD on 4 different occasions because of break-ins, hit-and-runs, and suspicious activity. Avalon needs to put up security cameras and have onsite security that will continuously monitor the complex to prevent stuff like this from happening. I was also notified that rent is going up another $70 PER MONTH so if I renew I would be paying more than $1,050 per month for a complex that lacks security. So, if you do decide to live here for some reason, be prepared to keep paying more and more if you want to keep living here in the future.

I will give it to them they have spacious rooms and closets and they have very convenient location to both UTSA and UTHealth. However, they never have parking and unless you are willing to pay extra for reserved parking you will not be able to park after 6 at your own apartment (ridiculous huh). As well, the parking spots are so small you run the risk of someone denting your car even when you are luck enough to find parking its absurd! I have also mentioned this before to staff but anywhere you walk around the complex smells like animal feces It is very unpleasant. Lastly, which I feel like is a problem at many of these student apartments is that they have terrible A/C units so you will always end up paying more than you should. They have their pros and cons so choose wisely and good luck

Biggest mistake of my life was moving into this apartment. If you're even considering it DO NOT DO IT, there are tons of non student housing apartments that are way cheaper, way nicer, and WAY more accommodating. I wish i'd known this before signing the lease. I signed November 29, I have spent a total of 6 nights there since then. Reason being my AC is either broken or the touch screen panel is out so I have no way of turning on my heater in 20 degree weather! The first time it broke (few days after moving in) I was yelled at by their general manager in the lobby filled with residents. He told me since it was cold outside, I didn't need my AC. Also personally called me and told me to stop asking my dad to call about the AC since he was not on my lease. As a general manager of a student complex, they should've hired someone more understanding and definitely more professional. The second time I put in 3 emergency work orders.. it's been 4 days and NO ONE has bothered coming or contacting me. A huge waste of money, i'm now paying 985 for an apartment I do not stay at. Not to mention the million damages inside my apartment upon move in. The entire complex is a mess. When I asked for an area managers email, I was given anincorrect one. PLEASE save your money and do not even bother! The "renovations" they keep promising are no where near being started and the NEW management is horrific. Way better places just down the road.

DO NOT MOVE HERE! First of all I am paying $1,005/month for a 1 bedroom and 1 parking space. On top of that their AC system is terrible so it constantly has to be on for your apartment to be even mildly cool. They will tell you that your electricity bill should be under $100. Mine is constantly over $200 / month for a 1 bedroom apartment because of the AC system. That is ridiculous. If you live here YOUR CAR WILL GET DENTS IN IT. The parking spaces are so small that you can definitely count on your car getting hit by someone. I have lived here for less than 4 months and my car has gotten hit 3 times! That is not even the worst part of living here. When I moved in it was clear that the resident before me had a dog. You could tell because the whole floor is scratched up and so is the furniture. Shortly after moving in I realized that THERE ARE FLEAS IN MY APARTMENT! I am paying more than $1,000 a month for an apartment with FLEAS in it. Unacceptable. DO NOT TRUST THE 5 STAR REVIEWS ON HERE! This property does not re-key apartments after a roommate or tenant leaves! Not only is this dangerous to current residents but it's illegal. I lived there for two years and had two roommates and never had to change my key to the front door. If the same exact key still works for two years, clearly the lock hasn't been changed. There are not enough people telling the truth about this property; most of the reviews on here are bribed - and I am not exaggerating. In the rare instance that they have resident events during the year (they have plenty during the summer because they are trying to pull new residents), they will directly tell you to write them a good review on Google and give them 5 stars in order for you to participate. Sometimes they will even tell you to mention a specific employees name. Don't be fooled! They will do everything they can to get more residents but then treat you horribly when your lease ends sending you a bill of $100+ charging you for every speck on the wall. Protect yourself students! Read your lease agreement and know your rights.

Let me tell you, I had such a difficult time picking an apartment when I transferred to UTSA. It seemed that no matter where I toured, I was left wanting more. But as soon as I found Avalon Place, it was evident that I wouldn't need to settle. It met all of my needs and then some! Pet friendly, a convenient location to campus, and a washer in dryer in every unit. A big thank you to Jennifer in the front office for helping me with all of my needs as a resident! If you're looking to have a happy and fulfilling living experience, I assure you that Avalon Place is way to go!

Things apparently have gotten better too from the past years too it must be because of new Management (Especially the Black Manager who works there named Santonio, he's top notch) and the upgrades they are working on.

I would not recommend living at Avalon. My daughters apartment was extremely dirty and covered with dog hair. The apartment still have not been clean appropriately and they expect her accept the disgusting conditions. This is only day 2 of her nightmare and unfortunately she has 12 months to go. I can only imagine what disappointments she will face in the future. Management has poor leadership and control over the trades that provides services which is unacceptable. Avalon is not worthy of a 1 star rating. I'm truly disappointed in the way the have conducted her move in process. Also management refuses to compensate her with $25 gift card because of the poor rating she has given them. Good thing she doesn't need $25.

I work out of town for work and was only there maybe 70 days of the 365 days the year I lived here and they charged me $100. I stayed in another apartment here for like 2-3 weeks while my apartment was ready and they charged me $150 at move out. This is a deal breaker for me. Everything could be great, but if the owners are taking advantage of its residents in this manner then I would discourage anyone from living here. Thumbs down for sure and I regret staying here despite the friendly staff.

Even then you may not even be guaranteed a spot or will be put on a list that doesn't even update. Your parking spot will not even be by your apartment complex...if you do manage to make it through the list. I have had my car scratched and dinged up because parking spots are too small. Even has my car broken into here. Don't try to invite people because there will be nowhere for family or friends to park after a certain time. Idk why there just isn't a first come first serve option when it comes to parking... just horrible and things need to be fixed.

Its gross when you leave one dish in the sink and 7 gnat families surrounding it an hour later, I'm left to constantly run the dishwasher that (also doesn't work). This is a big problem for most tenants 3. INTERNET, this is so horrible, I've lived at Aspen Heights and University Oaks, both had wayyyy better internet and was actually usable. 4. And my biggest concern, MANAGMENT. I don't know who reads these reviews, and I'm not sure of her name. But the one woman i have dealt with during my stay is the least bit welcoming and completely hurasses you for whatever it is they want. I don't mean hurassment through emails or phone calls, I mean she will walk up into your home and bang on your bedroom while your sleeping with no prior information of her coming. They will look in all your things to try to fine you and keep your money. These people do not have your best interest at heart and they only want your money. If you're a struggling college student like me, these unfortunate traits in someone are the least bit helpful. My home was always spotless, as I loved keeping it that way, and the entire time I felt like I was paying overprice for a terrible experience. In the future will never be a tenant here or encourage other people to experience this terrible housing

Staff is unprofessional and not helpful. I can say the apartment is super nice although it was filthy when I moved in I had no problem cleaning it though. Rooms are perfect size and closet and restroom are great too. I have not had any maintenance issues. Only issues I have had with is the management. They will literally harass you if they have a question to ask. For instance standing knocking at your door for minutes and if you don't answer they try yelling through the door. My 15 year old cousin and aunt were there for the day my cousin answered the door and the management or staff asked my 15 year old cousin if she was smoking weed in the house?! Like excuse me?. SHE IS 15. How unprofessional. This place although has really nice housing the management makes it dreadful to live there.

This apartment is borderline unacceptable. I pay about $720 a month for a 2 bedroom, and the moment I moved in problems began. They claim to take a ~2 week break between tenants in August in order to clean the rooms and spruce them up, but I entered my bathroom and found a dirty old piece of body jewelry in the middle of the floor, dust everywhere, and there were tons of dead bugs in the light fixtures. I found several silverfish in the corners of my room and closet. In the living room, there was a big black nasty gum stain on one of the couch cushions. They're taking an entire month's rent of my money, when I only stay about 2 weeks in August, the least they could do is actually clean the rooms like they promise. As the year progressed, issues continued to arise. We had a horrible gnat problem a couple months in to my lease, and the Avalon's pest control, if they even came at all, made no difference. Me and my roommate improvised by researching ways to kill them and took care of it ourselves. Furthermore, our A/C unit has been wonky all year. Just recently, about 3 months from the end of my lease, the maintenance guys finally fixed the problem. They'd been around multiple times throughout the year, and told me there was nothing wrong and there was nothing they could do. As a result, my electric bill was through the roof every month, and we spent the summer sweating our asses off inside our own apartment. Also, the internet is complete garbage. From about 4-11 PM every evening it's impossible to use -- the connection can only sustain web browsing if you're lucky. Streaming videos or downloading anything is completely impossible. Outside of that time period, the internet speeds are still relatively slow compared to surrounding apartment complexes. I called the internet provider, Pavlov Media, and they said they've been "working on it" for almost 4 months, and that the connection was operating at 100% capacity 24/7. The dishwasher also hasn't worked properly since I moved in. No matter how many times I run it empty to clean it, no matter what detergent I use, the dishes have never come out clean. Lastly, as some of the other users have mentioned, the office staff is usually nice, but wholly unhelpful. I called and asked for pest control, and it didn't seem like they came at all. I called multiple times because our recycling bin has been missing for almost 2 months, and all they have to offer is empty promises that they'll get it taken care of. Don't waste your money on this complex, there are plenty of other ones in the area. Do your research.

DO NOT MOVE HERE. Please, if you are even considering moving into one of these apartments read through my experience living here: Day 1. They do not give you a tour of the actual apartment you will be moving into, they will take you into one that is pre set up in their leasing office. This should strike you as a red flag. Day 2. Moved in to a FILTHY, smoked in and altogether disastrous apartment with a couch that was unfit to be sat on, air unfit to breath, filthy walls, missing pieces in the fridge, carpets were dirty, bathroom hadn't been cleaned...every bit of it was an insult to my understanding of professionalism. Day 3. The entire complex smells of marijuana. Made a complaint about it coming in through our vents and basically wasn't taken seriously in the least. So if you're an avid smoker this might actually be the place for you. Day 4. All the extra faculties on site are not taken care of including the hot tub and pool, the gym (for over half the time I was there half the equipment was broken), and the tanning bed. Rarely if ever cleaned. Day 5. My car was broken into. Lighting in the parking lots is minimim and there is NO security on site. Keep in mind this is an apartment complex that mainly houses students and is directly across the street from the main college campus itself. You would think they would up their game as far as security is concerned. Guess not. Day 6. There is little to no available parking. That is to say parking is COMPLETELY insufficient for the amount of housing they offer. They will try to get you to pay for a parking spot but the truth of the matter is someone will still end up working there and it will be YOUR responsibility to have them towed. Day 7. Parking spots are small and your car will inevitably end up with multiple dings and scratches, so if that's important to your I'd suggest taking your money elsewhere. Day 8. My car got broken into AGAIN. I lock my car, my car has alarms, and it automatically locks after 5mins. This isn't user error. Day 9. It's not cheap. Take into consideration that you and another person (that you may or may not know) will be paying somewhere between 1300-1700$ for a 2 bedroom apartment plus the cost of power (generally around 80-100$). Day 10. The traffic is AWFUL. They've been doing on construction on that two lane road for years now. A 2 min drive easily can take 20mins uonce you've exited the high way. Day 11. Your neighbors will be load and inconsiderate. Day 12. Your internet will NEVER WORK. This is nothing personal. Other then I personally hate this place and will actively warn others to take their hard earned money elsewhere.

They don't tell you before you move in 99.9% of the spots are reserved..So it's kind of forcing you to rent one.. if you don't you run the risk of getting towed... If they're really trying to their money each month.. why don't Avalon just raise the rent by $20 and have open parking because this shit is ridiculous.

Do not live here, I did for about a year and a half. If I could give it no stars I would. First off the parking is horrible (I paid for the assigned spot). If you drive a truck good luck fitting in the spots, and if you have accessories on your truck they might get stolen like mine did. I also was towed as a resident when I parked in the resident parking. When I looked at the model room it looked quite nice and I was actually excited to move in. On move in day I walked into the actual room and it was in horrible condition, from the cabinets to the floor and a nice hole punch in the door of the laundry room. Now to actually living in the apartment, I lived in a room that had the air conditioning unit connected to it and it was on the first floor. My entire room flooded not once not twice but SEVEN times within the first four months I lived there. Once or twice I was understanding but seven is just ridiculous. When it happened I had to take everything out of my room and the smell was horrid. The maintenance crew just came and reinstalled new padding under the carpet and had my carpet cleaned (it never got rid of the horrible musty smell), and on top of that I had personal items get ruined from this flooding. After the seventh time they finally called in outside help to unclog the pipe that was overflowing. The maintenance guys were very nice and the only staff members I had a good experience with (I made friends with them because I met with them constantly). I went to talk with the property manager and she just sort of rubbed me off and said "I understand" or "We are doing everything we can." This should have been fixed after the second time and it should have not happened five times after that. To top if all off when I finally moved out they sent me a ridiculous bill which I went to argue but they do not have someone onsite to challenge the charges. You have to do it all through email. I was able to get my bill down but I shouldn't have been charged in the first place.

I love that the apartments are so close to the 1604 campus. I love the layout of the rooms and the pool area. The staff in the main office are really nice and very personable. Robert Burns, one of the staff members is very friendly, he greet everyone as they walk in the lobby, and he is there were when we have a question or concern. I enjoy this apartments and will continue to recommend them to friends who are attending UTSA. The short distance to campus is perfect and there is always the shuttle. Plus washer and dryers, a flat screen TV, and apple TV.

She rocks and is absolutely helpful it is always a guarantee when dealings with situations with her she will get you through literally anything. Absolutely great place to live. I have multiple friends who live here and plan to move in next year as well. Front desk is very warm and welcoming and always are willing to help no matter the time of the day and the facilities are unmatched. Proximity is another big factor as it is close to everything around UTSA and UTSA itself. The Block and Six Flags are a short drive away, highly recommend to anyone who's looking for a place to stay next year.
