BOTTOM LINE: DO NOT NOT DO NOT MOVE HERE!!!!!! This place is like no other. I grew up military and lived in 7 states and 20 cities (NC including Southern Pines, Fayetteville, Durham, Carrboro and 2 Raleigh complexes) and never have i seen so many roaches in my life as i do when i go into my kitchen at this place. EVERY day, without fail, there are 5+ roaches, some babies, some big ones, crawling all over my downstairs. Mostly in the kitchen and bathroom. In the sink. In the drawers crawling on your forks and in your cabinets crawling on your plates. Crawling on your foot as you try to just take a dump at 6am before work, and again on your towel as you exit the shower 10 minutes later. I found a dead cockroach in a cheesecake (in a container) in the fridge, and a few weeks ago a dead roach in a ziplock back of cinnamon sugar I had in a cabinet. There's 2 dead roaches in my freezer. There is no escape. The roaches win. Im out. 950 a month for a 1 bedroom at that.....no. Also, both the heat and AC have broken 6 or 7 times (maybe more, I've lost count) the apartment has been 88* in summer, and 56* in winter. It's broken right now actually, and it's 63 in here. The fire alarm just goes off randomly for no reason, 730AM on a Saturday this morning. Its a damn shame. This location, 2 miles from North Hills, right between 440 and 540, prime location. But just not worth it here. The Greensboro based company doesn't realize they have a diamond in the rough here in midtown Raleigh. Update: New management. Just as incompetent. How surprising. We ordered a package online thay supposedly got delivered to the office 4 days ago. I say supposedly because the office is holding the package hostage. The past 3 days in a row they have been closed by the time we arrive. I actually left work 30 minutes early to make it before 6pm to the office. Arrived at 525pm and they were closed. For the 3rd day in a row. Absurd. Literally EVERYTHING that an apartment can do wrong? These guys do it. Bugs? Check. No parking? Check. Predatory towing? Check. thin walls? check. paint over past residents? check. overcharge for units? check. threaten tenanta with fines for no reason? check. worst apartment complex in raleigh. no exagerration. do NOT move here. seriously. folks at my job talk about places to move to relatively often. when i told them i live off Six Forks and Millbrook they got all excited, until i told them of the conditions here. i have successfully kept 6 people from even viewing these apartments, and will continue to warn people until this place is razed. Oh an by the way you have to call the office each monday for someone to come spray and if the list is full, sorry. Better luck next week. I have been here for almost a year and will not recommend anyone or renew my lease. The grill at the pool has never worked. The selling points like firepit (they dont have) workout room, (sucks & small) Starbucks coffee ( yeah right) nice dog park (thats a joke, its a fence in the woods) oh and the up grades outside where only given to the 2 bedrooms or more. No computer room, (for now as they say). All of the loft apartments have the old light fixtures and no new wood siding. Oh yeah, your front door will flood when it rains. (Forgot about that one). They will always spend you emails of discounted rent as if you can change your rent amount. They should only spend this email to new clients. So for example : I have a loft apartment I pay 940.00 a month, they will send me emails all the time saying i can rent a 2 bedroom for 899. How rude! Its like rubbing it in my face that im paying for a over priced apartment. The cabinets are not installed right. They are uneven, doors come off all the time. I believe the screws are to small. Just not worth it. Up scale living my butt. An teenagers walk around all day when they should be in high school. You would think the office would call the school so the school cop would take them back to school but no. They allow them to smoke and walk around. Welcome to North Hills Up Scale Living ! One last thing i only know about lofts, but its so freaking cold down stairs. I believe these apartments are not insulated properly. At night my down stairs gets to around 65 degress. An i cant leave my heat on because it will just keep running and running. So yeah my light bill is 200 plus and thats just because im trying to keep my home warm. Save yourself the headache!

Avoid this place at all cost. I have been living here for two years. Lived in two different apartments . Was forced out of my first apartment and was t able to view the floor layout into the new apartment they forced me in due to them needing to remodel. After moving into my New apartment my electric bill in the winter went from being $120 to $300 dollars a month and was told by a new even management staff because the last staff got fired that this is normal electric bill because their common area prices went up. In the close to two years of living here my bill was never above $150 no matter what time of the year. The problem for the spike in electric was from the 1970 windows that leak cold air so much that my downstairs was below 60 degrees with a heater on . My son also got sick and their only solution was to duck tape my windows. If anyone would like to see pictures or proof of bills let me know. Hawthorne doesnt care about its residents nor the living conditions of their apartments. Michael Connor the new manager will be hearing from my lawyer very very shortly. PS THE 4/5 star reviews were bought with snacks and gifts from the office from last mamangement staff working. Must be one of the reasons for being fired

I have lived here for over 3 years now. At first was very quiet and tranquil. Suddenly all the beautiful trees were cut down for safety and renovation. Since I have lived here, a girl was beaten with a baseball bat running around bloody and concussed, I have seen multiple fights in the parking lot, kids graffiti old cars, woman flipped a car in the parking lot while texting, a man murdered his girlfriend. the property owners are putting a band aid over all the issues associated with the place being 40 years old. Paint over rotted siding, constant half ass construction with the workers riding on 4 wheelers like its play time. I was told I needed to vacate my apartment for renovation after living in it for over 2 years. Instead of giving me the option to move back in after renovation, I had to relocate 100 feet away to a new unit, give up 200 sq. Feet of living space and a bathroom. I went from a 2 bed 2 bath to a 2 bed 1 bath and the one bedroom is probably 8x11 so its very small with enough closet space to hold 5 shirts as there is a hot water heater blocking all the space. My rent went up $185 and I was not allowed to move back into the apartment I was already living in which really upset me. Less than a month later two new tenants are living in the apartment I was kicked out of for renovation. I could have stayed elsewhere for a month and moved back in. This place is not professional, they are not respectful in your requests to have maintenance completed, I have noticed tools left behind from maintenance when I was not informed they would be coming. For the longest time I gave them the benefit of the doubt but I no longer respect this company as property owners. They are very low budget and I can tell its affecting all the staff because they dont own the company they just act as if they care and there is something they can do but they cannot. Incompetent, unprofessional, filthy place to live. 0 stars if I could! Thanks!

PLEASE READ AND RECONSIDER RENTING HERE. NO HUMAN SHOULD LIVE IN THESE CONDITIONS I don't even know where to start. First off we have been here for a month and a half. Within a month and a half we have experienced nothing but headache, terrible customer service from the only two reps in the office Laurie and Pat. In the beginning they were very nice. Once we moved in it's like we were another number to them to meet their sales goal. That's problem number one. Number two, I have been more than polite and nice when it comes to maintience issues. We went 3 weeks without A/C when it was almost 100 degrees outside. Those are no living conditions for any human, thank god me and my finace don't have children. We would follow up and follow up didn't get it fixed till 3 weeks later. I was nice about it to the whole staff. Then I order a package, and it said it was deliveried to the office. I go in the first day and Pat looks at the tablet and says "you don't have a package, we will email you if something's here"....okay so I come back in the next day, and she said the same thing, as if she was annoyed...then the third day she said the same thing. I had to ask her two times to check the closet to see if my package was there. Guess who's package had been sitting there for almost 2 weeks? At this point I'm highly upset. And am hoping to god for the next 12 months I don't have to deal with the office. Nope, now I get a water bill for $309.00 dollars and when I called to see what was going on the lady said that average per person only uses 10 gals, we used less than 4. Which makes perfect since because me and my fianc are never home we both work a lot. So my fianc goes to the office to straighten things out. Pat puts in a work order and they "fixed it" which we will see on the next water bill. So I go to pay the rent Laurie wouldn't take my check because she said she needed full payment. Which I understand if there are rules and regulations they have to follow, however $300 for a water bill? Really? Then I explained to her that I spoke with the rep and she told us what we normal use, and my fianc had came in to resolve the issue earlier, I don't know if they are against gays living here but she had the nerve to say "your roommate" after I have told her that we are partners and are getting married soon. She kept saying my roommate. That rubbed me the wrong way and I corrected her and said fianc. She rolled her eyes and slide the check back to me. Me and my fianc went as far as asking our neighbors what their water bill is normally. When we told them it was $300. They were just as surprised as we were. So I go to the office today 09/05/2017 to pay the rent again. Of course, now I have to talk to Pat, I told her what the issue was and she said "okay, didn't they fix it?" I'm not a plumber I don't know anything about plumbing how would I know. So I told her I guess a letter from Andy saying he did it. Then I said I'm not paying $300 of a water bill that wasn't my fault. Andy began explaining that we wouldnt have known what was going on with the plumbing, Pat said she would have to reach out to her manager or the head of the company to see what we would have to do, and I said okay. After that I said well, I know for a fact my bill was not $300 I have the estimates of normal usage from when I called the water company myself. And she is the one who instructed me that it was one of the toilets. Pat told me she will reach out to her manager but I think I'm going to reach or as well. The way they are running this place is terrible. This was enough to make me and my fianc start looking to buy a house. I'm sharing my experience because I would hate for others to be stuck in a 12 month lease and have to go through what my fianc and I am experincing now.

I've lived here for almost a year now and it sucks. My wife and I started apartment searching after only a few months. We've only stayed so long because we couldn't afford to break our contract. There have been numerous issues with maintenance like working super early outside and waking everybody up. Also, if there is ever a problem, they do their best to paint over it so that anybody looking to rent an apartment won't see that problem until they've already moved in. For example, my wife and I have killed numerous huge bugs in our apartment every single week since we've lived here. We've called and asked for them to find where the bugs are getting in and they always act like they'll do something about it and they never have. Recently, we've had a cockroach infestation somewhere and we can't find it. I promise you I'm not exaggerating at all when I say this, but my wife and I have killed 12 cockroaches in the last 7 days of me posting this. It's horrible. We are moving ASAP and we have not stopped telling people how horrible this place is and how poorly it's managed. It couldn't be more evident that the owners couldn't care less about the tenants.

for the price in this neighborhood i'd say it was alright. They respond fairly quick if you have a maintenance issue. The bad things were that even with the heat being on 80 i had to get a space heater to heat my bedrooms during the winter months, because cold air seeped through the patio doors. And the lack of natural lighting is terrible.

Lived here for about 2 years (2012-2014) and overall liked living here but eventually had to find a house for our family. There is a trade-off of having no upstairs/downstairs neighbors with heating and cooling a split-level apartment. The AC unit we had broke but management was surprisingly quick to replace it. All of our interactions with management were positive and they genuinely seemed to want to help with any issue that we had. As I said before the only downside I can think of would be heating/cooling due to the split-level, vaulted ceilings, and large sliding glass doors. That aside, we would have stayed had we not needed the extra room for the family and my wife's desire for a yard!
