This is an edit of my 1-star review from 4 years ago: Ive previously lived here during high school (2013-2015) and the first months were alright, then the problems began. The management was pushy, borderline aggressive but in a passive way. They wouldnt talk to you, if they saw anything they didnt theyd simply leave a ticket/fine at your door and walk away. Actions like that and several other issues forced me to leave this place in the first place and leave a 1-star review for the terrible experience and about $600 in damages that I did not cause. A while later (2018) my sister and I decided to move back here due to the awesome flooring plans and affordable rent. I was really hesitant to come back due to my previous experience, so I came in prepared for a war. I read every single line of the lease agreement, ready to have the management show up with unlawful fines and annoyances; they left me alone since the day I moved in: No random day-1 inspection, no fines, no phone calls, and no emails. Something clearly changed here. Upon signing the lease, I wrote a detailed essay on my move-in inspection pointing out every single little thing wrong the apartment, just to have maintenance knock on my door two days later to fix everything. I had to ask them to leave some of the things alone (such as little scratches on the walls) so I could continue organizing. Even then, I waited a good while to change my 1-star review. I remember Kat Archuletta (Property Manager) becoming the new manager when I was moving out. I was a way too frustrated to even consider the chance of her changing anything. Im pretty sure they wrote a new lease agreement and hired all new personnel. Ms. Archuletta foresees everything as far as I noticed, and Skyler Reed (Assistant Property Manager) carries out many of the tasks. Amy was at the front desk when I moved in and she walked me through the lease (while I was reading it) and she was super friendly and respectful. I watched the management evict one of my neighbors and they were very professional even though the lady wasn't nice to them at all. Everything was done by the book; I even went to the door to read the eviction notice to check if it was legal. In order to avoid future problems, here are some hints: o Read the lease agreement; get familiar with the rules/regulations o Make a move-in inspection video and take pictures before you move in, make sure to take note of everything and give inspection paper back to them after you scan it so you can have a copy. o Meet your neighbors and know who they are. o Call maintenance to fix anything; dont try to fix it yourself regardless of how small the damage is. Trust me, I read the whole lease agreement. Note that was of today, 06/11/2018, the laundry is under some type of construction. I'm not sure what they will do with that space but that's something to keep in mind. If youre looking for a spacious, affordable place to live, look no further. Hunter Woods is no longer what it used to be, the management is friendly and honest and theyre doing an amazing job here.

Horrible place. Manager incompetent. Treats disabled ppl bad. My parents live there for about 3 years and wont make waves because ppl that do get booted out. Appliances dont work but to get some that do cost an additional $45 a month. Carpet is thread bare, rodent infestation and no access to apts for guests in wheelchairs. The rent is very high for places that AC doesnt work, furnace barely works. They base rent on other properties they manage so they jack the price up every year. Trying to help them get out. Im editing due to a news story I saw the other night. Its not just disabled vets its all disabled ppl. Visitors have no accessible access to any apts without walking around several buildings and going across lumpy grass. Try that in the winter snow and ice or summer going they sprinklers. Their golf carts parked in the handicap parking . Still working on getting my parents out.

I was undecided on even submitting a review. But the longer I am here the more unhappy I become. Floor plans and size are awesome. The office staff is great for the most part. (They do seem to lie about stupid small things) Im not sure if maintenance is horrible or if there is terrible communication between staff here. We have had issue after issue. When we signed with hunters we were suppose to get a specific unit with dish access for our tv. But something happened where the current tenant had to stay (not an issue) but we were told the apartment we were getting would still be able to obtain signal. (It doesnt) Our laundry doors were broken and just fell off the hinges. Called to get some new ones and they had to be ordered almost two months went by still no doors. I called and they said they were still on order and should be here this week. The next day when I came home there were doors installed. That dont match the rest of the apartment. And were built to fit. Because the doors we need arent made in that size anymore which isnt true i know because I could get them if I went and ordered them they were installed upside and not painted. I called and complained. They came and turned the doors right side up but never painted them. They were also suppose to change the closet door next to them to match to try to balance the off side of the house. Never happened. Our bathroom sink stinks of sewage and we have still been waiting months for them to come check the lines and it hasnt happened. I pay a premium price for a nice apartment in a great complex which I dont find as true. They will say they are doing things in order of work orders but if your maintance crew cannot keep up you should hire more or find workers who actually know what they are doing and take pride in their work. The new flooring they installed before we moved in wants to peel back in the kitchen and bathroom. The base boards have broken pieces all over the place. They turned the closet doors backwards to hide a giant hole in them before we moved in instead of replacing them. Thankfully the one thing they did fix was our busted cabinets when we moved in. We are just so unhappy here we cannot wait until our lease is up to find somewhere else to live. If you want to pay a higher price for a low quality apartment complex this is your place. If not I would just recommend looking at other options first. I do not recommend living here.

We enjoyed our stay in Hunter's Woods. I LOVED listening to the waterfalls and hearing the geese outside my window as I spent a few months recovering from a major surgery. Maintenance is very fast and very pleasant! These are older buildings, so the plumbing is at the age that there are leaks and such. We lived in the largest townhouse and it was really hard to get it warm downstairs. The furnace is upstairs which is a problem. It is super hot upstairs (in the biggest units, anyway) and super cold downstairs. A huge plumbing leaked ruined my favorite couch and I believed the maintenance man when he said it would be taken care of. It wasn't and by the time they informed me it was to late to file a claim with renters insurance. Our rent went from under $1400 to almost $1600 within one year, forcing us to move. That's a HUGE increase. I was happy there, overall. If Anna Johnson is still there, she'll work with you if there are problems. She's very kind.

I unfortunately stayed there for 4 years. The maintenance is terrible. Some kids broke my bedroom window just before winter and after MONTHS of constantly begging them to replace my window they didn't replace it until 5 months later straight through winter. When in moved out they sent a bill to a collections agency of $1000 for supposed fees and cleaning. The absolute worst complex I've ever stayed at for unfortunately way to long. Do not rent here. They are nice to your face but take their sweet time getting anything done. Also after skimming the rest of the reviews I find it interesting that the (owner) who responds to some (and I use that term loosly) of the posted reviews all they say is (were sorry to hear that) blah blah how about some proper answers. How about a phone call? How about some accountability?

NICE PLACE - Beware of high extra costs I've been at Hunter's Woods for about a year and a half. Moved here to be in walking distance to my kids' schools. Here's what I love: Big, clean apartment. Friendly office staff. Responsive and very friendly maintenance staff. Clean grounds. Great pool (bonus -- it's open year-round). Tons of kids (a plus for our family). Great, convenient location. Here's what sucks: They cost a lot. Not only is rent at the top of the market rate (for an apartment not updated since the late '80s), but they also tack on CAM fees, water fees, property taxes, a fee to park your vehicle (because we...live....here?), and more. In total, they charge me almost $200/month more ON TOP OF HIGH-END RENT. So, just be aware: despite the awesomeness of the local staff, this property is owned by a corporation which exploits every excuse to squeeze every dollar possible out of their tenants.

I have lived in many aps. in my life, but I really enjoy living here. The staff has been ver accomodating on every level. They even put neighbors above me that they knew we would get along very well with. I do wish there were storage units or garages available to rent, and there could be a few improvements here and there, but those aren't reason to give any less than 5 stars. If I have an emergency or any issue, they take care of it imeediately! My family and I are very comforatble living here. Come in and see Kathy and Skyler, and the rest of the staff, and you'll see what I mean.

Lived in apartments my whole life. That being said, I'm going to keep it pretty simple. You're living in an apartment complex not a five star resort. Things are going to break, your neighbors may or may not be ideal. The staff do the best they can, the complex is huge. I maintain a seven floor office building all week, I know to some degree what it's like. Although, they raise your rent every year. I think ours has gone up $200 in three years.

Update: After we moved out they sent me a bill to replace the carpets that needed to be replace over a year ago when I asked them to do it because my town home kept flooding. They had also lied and said they were replacing the carpets before we moved in which they did not. They also tried to charge me for blinds that where never properly fixed from before I moved in and had tape on them. ALSO they did not replace a stove that had a melted mouse in the stove top before the new tenants moved in. The mouse has melted into the stove top and they left it there. I checked and you can still kind of see where the mouse was. We have lived here for 2 years. They are really bad at responding to things and communicating. Even in the lease they ask you to give a 60 day notice for not renewing which is fine but when I asked for our new price so I could decide if we were leaving they couldn't give me our new terms. I called every week for I want to say 5-6 weeks starting in April and I had to go into the office multiple times before I was given our new terms either near the end of May or the beginning of June. Our lease is up in August giving us about a week to make a decision and find a place to move if we want too leave. This is not enough time or fair the the tenant which wouldn't have been the case had they told me the rate or at least communicated that they couldn't get it to me. Instead each time I asked for it they said they would get it to me the next day. 5 weeks later nothing. Even though we were very much trying to communicate wanting to go month to month and know the cost they were not helpful in the situation. When I kindly tried to give this feedback about the process I was responded to by "I've been doing this for 10 years and nobody else has had trouble." Combine this with the problems that occurred for us moving in (Them lying to us about replacing the carpet and not actually having the place ready when they said) I am happy we are likely leaving.

We've lived here for over a year, and overall I'm pleased. The price does feel high, but they aren't exaggerating about the space. We haven't had trouble with the maintenance, although sometimes their fixes don't last long, and we have to call again. That's been for minor things, and for any major problems the fixes have stuck. We were annoyed at move-in with the scheduling, but since then we've arranged to get into a three bedroom, and that scheduling has gone a lot smoother. The people that live around here are really nice overall. A few need to pick up after their dogs more, but it's not an epidemic. I think the biggest improvement needs to be more available parking, but it hasn't become a crisis. They're also going to be replacing the playground soon, which needs it. The office staff is very reasonable and courteous.

Eric & Linda - My husband and I have lived at Hunters Woods for over 16 years. Recently we have had problems with the fridge and dishwasher. Due to the age of the appliances, they could not find the parts to repair our appliances. Hunters Woods installed a new fridge and dishwasher. They (Management and Maintenance) worked very hard to make sure that everything worked properly. Thank you Kathy (Manager), Lynn (Maintenance Manager), George and Oscar (Maintenance Team). This is a great place to live.

NICE PLACE, BUT WON'T BE RENEWING THE LEASE I've been at Hunter's Woods for about 5 months now. Moved here to be in walking distance to my kids' schools. Here's what I love: Big, clean apartment. Friendly office staff. Responsive and very friendly maintenance staff. Clean grounds. Great pool (bonus -- it's open year-round). Tons of kids (a plus for our family). Great, convenient location. Here's what sucks: they bleed their tenants dry. Not only is rent at the top of the market rate (for an apartment not updated since the late '80s), but they also tack on CAM fees, water fees, property taxes, a fee to park your vehicle (because we...live....here?), and more. In total, they charge me almost $200/month more ON TOP OF HIGH-END RENT. I moved here from a different complex (Bentwood Apartments - not far from here) where my apt was the same size, the grounds were equally as clean, the management was equally as responsive, and the maintenance staff was terrific. Not only was my rent $300/month cheaper, my "extra" fees totaled $35 per month -- not $170+. (Overall, for essentially the same deal, I paid $500 less per month). In short: despite the awesomeness of the local staff, this property is owned by a corporation which exploits every excuse to squeeze every dollar possible out of their tenants. I will not be renewing my lease because of it ...despite being very happy with the apartment and complex in general. I can rent a three bedroom house and pay utilities, the city bill, AND pay a kid to mow my lawn for less money that I'm being charged here.

At first glance, this appears to be a wonderful place to live. The units are large, nicely updated, and cheap. Don't be fooled. STAY AWAY AT ALL COSTS. -The ladies in the front office will straight up lie to you. They will lie to you about the policies, the written agreement, the costs, EVERYTHING. (Lucky for them, they have it written in the contract that nothing their representatives say hold any legal weight). -They attempted to move my wife in with a broken, non-flushing toilet, and a shower that was completely taken apart and trashed up. I refused to sign til this was taken care of, and so my wife and I were left without a home for three days after the down-payment agreement stated we were eligible to move in. In addition, there were lights out, screens broken, cabinets cracked, and the lock was smashed in. None of this ever got repaired, no matter how many times we complained to the front office. -All the apartments share centralized air. If one person smokes, the whole building smells like smoke. -They state that you are assigned a parking space, and that if anyone else parks there, they are eligible to be towed. There is also security in place which makes sure that no one is parked where they shouldn't. This is also a lie, as there was a man parked in our assigned space for three days. At first, the office said they'd take care of it. Three days later, they said we'd have to report it and pay for the towing. -The gym and facilities are a joke. Lights broken, machines broken, everything smells of mildew. -Every month, there are about $50 in charges, including a "service fee" for collecting your payment (whether electronic check or physicial) that are completely outrageous and unavoidable -Two months after we had moved out, we got a call stating we owed utilities for the time AFTER we had moved out. For TWO MONTHS, totaling $300. We were out of state, and there was no way to fight it. Apparently we are still responsible for the utilities before they sell it, even though we fulfilled our contract. ________________________________________________________________________ They are a couple of CON-WOMEN, hoping to make a quick buck of any suckers in a poor situation. STAY AWAY.

It's always broken I think in one year it has been open for a month or less , also it was closed for a while by the health department. Horrible maintenance , it took them almost a week to come see what was wrong with the AC Overpriced for the horrible service and apartments they are all really old I also had the worst neighbors ever !!! And they will always try to charge extra for things to make more money out of you . And last but not least my son saw a lot of snakes going around ! Neighbors using drugs and they don't seem to care ... This place is a piece of sh*t !!People at the office are ALWAYS rude

The apartment itself has a huge floor plan and it's very spacious! No problem with the layout of the apartment, but because I am a lower level unit, I do get flooding when there's a lot of rain!!! Management responds quickly though and get's someone out right away. The only thing I don't like about the management is that they lack concern for their residents. They take forever to complete repairs of the amenities or projects, which in turn leaves us residents without the use of equipment or the pool area for a long time! When you call to check on the repairs and get an ETA on when everything should be completed, their pretty much clueless! This is a very big inconvenience for me and my family. Especially because I pay to use those amenities!!!

As I write this (at Hunters Woods) a crew is pulling old cabinets out of the apartment next door and filling a trailer with them. They tell me they do about 3 apartments a month. The place downstairs got new carpets last week. There are still a lot of apartments to go, but it's clear that the new management is determined to make up for years of past neglect. The rooms here are the largest I've found after many moves, and repairs are made quickly. When my kitchen drawers went south, three guys showed up to fix them. Most reviewers are motivated by problems, and those reviews can last for years. It's 2015 and if the location works for you, now is a good time to give Hunters Woods a look. Reading the other reviews, I see that some people had trouble with management. We had some neighbors who wouldn't return our greetings. Wonder if those were the same people. My experience is that if you work with the staff, they work with you. A simple compliment to the guy picking up the parking lot makes a big impression. No surprise there.
