- A background and credit / background is required for all applicants over the age of 18. Credit / background checks are conducted through Appfolio and cost $75, payable by the applicant
- Proof of employment including pay stubs required
- Minimum credit score of 600
- Gross income must exceed three times the monthly rent. All income must be from a verifiable source. Unverifiable income will not be considered. If income less than three times monthly rent, applicant may show that they have been able to pay rent in the past with an income less than three times the rent
- Applicants must receive positive references from all previous landlords for the previous 3 years
- Applicants may not have any evictions or unpaid judgments from previous landlords within the last 3 years.
