If I could give this apartment zero stars, I would. This place has been a constant nightmare since I moved in half a year ago. To begin with, the apartments smell like mildew and have black mold all over the hallways. The elevators are old and I have been stuck inside them numerous times at 3 in the morning by myself. My dishwasher has been broken since I moved in and they waited until the end of May to turn the AC on. There is still not good ac even when it is on high. Second, the courtesy officer is an off-duty Sherriff who obviously thinks he is still on the clock and he will harass you and JIGGLE YOUR DOORKNOB at night as a single woman home alone, NOT COOL. He continuously targets and harasses people over cannabis smell when you can smell it on every floor and even watch a few drug deals if you just step onto the street. On top of that, after being relentlessly harassed by this officer and being threatened the new management randomly tries to get me to sign a new lease even though I did EVERYTHING electronically. She comes to my door and even slides it under because its so important she never not once gave me a legitimate reason to sign a new lease, even after telling her multiple times that I signed it electronically and she gave me TWO copies with the current date instead of the actual lease date, and I refused to sign them. I still havent signed them and I havent heard about it in two weeks so Im assuming it wasnt as important as they let on? Either way, sketchy and unprofessional. I dont understand why any management would be relentlessly harassing me to sign a lease that they apparently lost with a new lease date on it that is 6 months later. Im not stupid. And next, Ive woken up two mornings in a row to a hose being let directly out onto my balcony from the roof with gushing rainwater pouring everywhere onto my 7th floor. Mind you, it looks like sewage and they apologized and now I wake up again to it spewing even more directly onto my balcony. Also, Id like to add that I moved in in November and the building flooded in December, and theyve been working on G ever since. So, since I moved in I havent had access to a gym OR the storage unit that I pay monthly for to store my extra things when I was moving out (still havent fully unpacked because of this) oh and also dont move here if you have a car because you will have to pay for parking and if not you park on the street and peoples cars get broken into all the time. I pay out the ass for a studio apartment and I dont even get the utilities that Im supposedly paying for. Im harassed by the officer and the management and Im probably slowly dying from inhaling all this mold. Edit: Im going to keep adding things when I think of them because there are SO MANY. These things may be minor, but theyre annoying. The shower doesnt stay hot. I havent taken a single shower since I moved in that doesnt just go from hot to cold back and forth. Oh and Im like 99% sure there are bats in the ceilings because i constantly just hear scratching in the ceiling and I really cant think of any other explanation for it.

I lived here for a few years and It was ok until we got the new manager. The apartments are situated in a quiet area and neighbors, for the most part, are pretty quiet. The apartments are quite old and not well maintained. Instead of fixing cracks and dents in the walls they paint over them. I had so much paint on my walls it was ridiculously thick. The handles on my kitchen cabinets fell off about a month after I moved in. The previous maintenance guys were very nice but they were either fired or left after new management came in . There is a huge mold problem in the building and instead of addressing and treating it they paint over it. I had to make them remove my cabinets and treat mold because powdery mold had grown behind them and was falling on my kitchen counters. There was also a leak in my ceiling that caused a brown spot and bulging. the only thing they did was spray bleach on the ceiling and left the bulging. The parking is ridiculous. I'm not sure if PA*L is still there but If he is, I hope he has learned how to communicate with people. When he first got there, his attitude was horrible and no one really liked him. I see they've painted the outside puke green. I hope they've upgraded the inside as well. If you want cheap rent with utilities included, this is the place for you.

Their coutersy officer is an actual police officer who takes his role entirely to far and is what gives other security officers a bad name. BLACK MOLD EVERYWHERE! In the hallways, apartments, and I've complained about it several times. Hardwood floors in the apartments are disgusting, got mine redone and the contractor only did a small circle and it was still DISGUSTING. Not to mention the lack of upgraded appliances. Management consistently said my dog was "out of control" and any more violations, I'll be evicted. MY DOG IS 9 months old. Of course he's hyper! He's a puppy! Building smells like pot and mildew everywhere. Allows low income occupants, so there is a lack of safety. Pool is disgusting and never clean. Lobby is never clean. Cops are here almost everyday for some kind of dispute. Moving here in a few days and I absolutely can't wait to rid myself of this disgusting place with zero customer service and management skills. Jennifer, the complex manager is one of the worst I've ever dealt with! Amy, is a bright ray of sunshine that this place really needs!

The administration is terrible. They were ten days to process my application. They were not answering my emails and my calls. After, they accepted me to move-in, I waited for 2 weeks to see the apartment (2 bed and 2 bath). When I went to visit it, the AC and the toilet were not working. The drawers were damaged by humidity, the bath was not painted and the shower was leaking. I really do not know if they act on this way, because I am a women and latino, but my experience was HORRIBLE. And also, they kept my 150 dollars of application fee.

I've lived here for a few years and I've liked it. It's quiet and the residents as well as the maintenance staff are friendly. The apartments are quite old and you can tell there have been leaks and other things that are just painted over. There are so many coats of paint on my walls that they look a bit ridiculous (lol).They've gone through two management teams but I think that's common for any apartment community. Maintenance responds to problems rather quickly but sometimes it takes a while to fix things. There is a laundry, gym, and TV room located in the basement as well as a pool on the premises. There is parking, both covered and uncovered. Uncovered parking is free but can nightmare if you get here after 9:00pm. If you want you can pay $40 extra a month for assigned parking in the garage, which I think is ridiculous but oh well. The new manager is pretty nice and very organized. Since new management arrived, the halls have been vacuumed on a regular basis, the trash receptacles have been taken care of and not run over by flying pests, and it actually smells fresh down stairs in the lobby. Overall I would recommend. The rent in affordable and includes electric.

Literally the worst place to live. Maintenance takes 2 weeks just two fix one issue and that's after it takes you to call the office MULTIPLE times before they will even write a ticket for it. The office workers are completely useless and they barely get anything down. Michelle can't even read the numbers on packages right and will tell you you have no package until you MAKE her look for yours. This place is absolutely horrible.

I've lived at Townhouse going on three years now. The previous managers, Paul and Jess were wonderful, and the current team of Michelle and Jennifer are great, as well. Very friendly, and attentive staff in Sammy and Larry. The building itself is very secure with gated lots, and key access entry doors. I've also noticed the building has added more security cameras. You can't beat the location with easy access to Cooper-Young and Overton Square/Park.

I'm an active duty military member assigned to teach at the University of Memphis. I looked at many homes and apartments to rent in the area for my tour here and am so happy I found Town House Apartments. It has the best of all you could want in an apartment. Not only is it a convenient 3 miles from the school, but the staff are courteous, professional and attentive. The residents are super friendly as well. If you're into doing things outdoors like biking or running, the historic central garden district is safe and absolutely beautiful. Makes my morning runs a pleasure. One of the key things I was looking for in a place to live here in Memphis was a secure facility with a secure place to park my car. Town House Apartments has 3 secured entrances and 2 gated parking lots, one is covered with direct access to the building...a huge plus when coming home in bad weather or with a car full of groceries. The staff does a great job putting on community events to make living here more fun. I won $100 at bingo night my first time going and had an awesome time with other residents at the Christmas party the staff put on for us. Can't wait for warm weather so I can enjoy the building's private pool! If you're looking for a safe, clean, friendly atmosphere with plenty of character, I definitely recommend Town House Apartments.

The management has completely changed from the previous reviews. I have lived here 10 months and have yet to experience a problem listed below. The tenants are friendly, the staff is friendly and the price is right. I live on the side facing Central and have view of a beautiful mansion and very nice condos. I love the balcony and even have a hammock out there...peaceful! Personally, I would recommend this place to anyone. I scaled down from a two bedroom duplex to a studio here and I do not regret my move.

I don't usually fill these out, but I wanted to share my experience at Town House Apartments. I relocated to Memphis a little over a year for work. I visited several apartment communities in Midtown and none of them felt like home. I had not previously lived in high-rise and was a bit worried about moving into one like Town House. However, I am grateful I did. The staff that works for the community is friendly and give you the feeling that they care about the residents. I have a very reasonably priced two bedroom, with a fantastic view of the Memphis skyline and the maintenance is good about completing any service requests.
