I experienced my 1st Thunder Over Louisville and the view WAS GREAT!! The location is nice because you are close to downtown without feeling like you are downtown. I am looking forward to the summer and having the park right outside my back door!

One of my favorite things -- there isn't carpet. If you can handle a roommate, the 2bed 2bath make you feel like you are living in luxury at what it would cost to live in St. Matts. I love that its walking distance to waterfront park. This is a plus. The apartments are very quiet. Maintenance is timely, and trustworthy. The management is great. They are helpful, and very sweet. They get to know you! Also they are trying their hardest to create events for people in the apartments to go to. I would recommend this place! I also like they have a parking garage and that I feel safe leaving early in the morning for work.

I've lived at WaterSide at RiverPark Place for 3+ years.
The location is great --- close to the city, walking bridge, bike paths, playgrounds, splash park, Ohio River, Falls of the Ohio, open fields/spaces, etc.
The apartment walls are thick ... I've never heard my neighbors. I've never had to complain about any of my neighbors ... everyone is respectful and courteous.
The apartment itself is very nice; ATT fiber-optic cable/internet works as well as any other cable/internet company I've ever had; whenever I've needed maintenance (garbage disposal jammed/stuck; electronic lock/smoke detectors' batteries needing replaced; new HVAC filters) the team is very responsive and helpful making things right; UPS/Fedex packages can be picked up at the office or the staff will deliver to your apartment door (if UPS/Fedex do not leave at your door).
The pool is great, clean, and nearly empty most of the time ... it is like having our own private pool with 2 lifeguards on duty.
The office staff (Meagan, Lindsey, Sarah, Claire, and Gerome) are super-friendly, professional, helpful, responsive, and kind.
The building is safe and secure ... as is the garage.
Multiple trash-chutes on each floor make throwing trash away simple.
My only complaint, as voiced by others, is the fact each tenant has to pay a share of the electricity bill for the common areas of the entire building/complex --- I've never experienced this at any other apartment --- but, as the bumper stickers around town say ... keep Louisville weird... and this electricity-thing is weird.

I have lived at Waterside for 2 years and I love it here. The building is secure and management does a good job of ensuring that this is a great place to live. A couple of weeks ago the complex put on a week dedicated to their residents. There were a couple of parties given and breakfast one day, it was a nice gesture. I have had a few maintenance requests during my time here and they have always been taken care of promptly and professionally. The girls in the office are very friendly and will always go out of their way to help with whatever is needed. The location is great, especially for those of us who work downtown. I would recommend Waterside to anyone looking for a great place to live.

This place is a nightmare. I'd give it zero stars if i could. Electric bill is outrageously high and you have to pay for a common area charge. Unnecessary charges every month. Cabinets are falling off. All the management cares about is MONEY. It's an expensive place to live at but the amenities aren't premium. Yes, they have stainless steel appliances but that is expected at any "luxury" apartment. The only thing great about this place is location. The parking garage is an absolute nightmare. Sometimes, the garage door doesn't work. Other times the keys don't work. You have to pay extra to get another key. What a joke! Some staff members are friendly. Fire alarm has gone off about 3 times(all in the middle of the night) already since i moved here and you have to wait outside for like 30 mins for the fire dept. A lot of people have started moving out. I'd be moving out as soon as my lease is up. You are only required to have AT&T at this complex. The cable and internet cuts out all the time; literally every single day. I'm sure a lot of tenants in this complex will attest to this. They are quick to increase rates and other things but take forever to fix simple things like broken washer etc. i don't even know why they have a pool when the lifeguards barely show up. This is a very candid and honest review. Location is the best but it's a nightmare to live here considering the high rent
My advice to management is fix the things that will make the complex a premium place.

I have lived at Waterside now for 1 1/2 years. The only issues I have had are with the pool guest policies. I don't see the need to pay for your guests who want to visit the pool with you.
I have read some of the other reviews here and I have to say that I have never experienced management being rude to me. But I guess I always pay my bills on time so there really isn't a need for them to contact me. Every time I have been in the office the girls there are very nice and personable. My utility bill is comparable with the last apartment I lived in (about $65 per month for electric including the shared usage charge; maybe slightly more if its really cold or really hot out). I have had a couple of things in my unit that have had to be fixed over the past couple months (garbage disposal stopped working and AC went out)... Both issues were addressed in a timely matter.
I plan to renew for another year while I start the home buying process!

I've lived here for about 2 years and the management staff (as echoed in other Google reviews) is an absolute nightmare to work with. The way bills are processed, specifically electric bills, is one interesting example of how this place is stealing from its residents. Your electric bill, provided from a Google Excel grid, has absolutely no real indication of electric usage and no affiliation with an electric company. Moreover, you are subject to random "group room/amenities fees" that range from $40 to $60 on top of your monthly electric bill, per the management's whim. If you have any alternatives in a living environment, I highly recommend going that route. This place will make you long for a transparent, family-owned leasing company with people on staff who are kind and compassionate, not rude and condescending. I'm being held hostage here by my lease but if I were you I would RUN! The amenities here were hastily assembled as well and despite the number of times I've complained that my floors are falling apart, no one has been able to address the issue. In about 18 months. This place is emptying out even faster than the infrastructure is falling apart. I've had several friends who lived here move out specifically because of the management staff. Do not move in here.

Location is great and the apartments are very nice looking. Price is VERY premium. Unfortunately that's about where it ends. Finishes are incredibly cheap- granite countertops were not even sealed, and 3 of the cabinet pulls broke off after a couple weeks of almost no use. Breakers tripped a couple times a month, and light bulbs burst constantly. I had no hot water for two months, and it took multiple emails, calls, 8 maintenance visits, and me threatening to stop paying rent before it was fixed. The wall facing outside leaked water, a LOT of water, onto the laminate floors every time it rained, and after 3 visits from the construction team it still leaked and the walls and baseboard were still stained. Utilities were outrageous- I once had to pay $221 in electricity alone for my one bedroom, $103 of that being a "common area" charge. You can use the pool about 3 hours a weekend, when the teenage lifeguards feel like showing up, and if anyone wants to come with you it's $10 a head. Parking garage is worse than parking outside as my car would be coated in thick dust after a night. Fire alarms went off 6 times during the middle of the night and I had to wait outside anywhere from 30-60 minutes. Multiple issues with the management team, and my rent was going to be raised $120 a month if I stayed, along with a $100 releasing fee. I was charged an unreal amount upon moving out (almost $80 for light bulbs that needed replaced but can't be bought at home depot!).
I've lived in a lot of different complexes in a lot of different places, and I've honestly really never had complaints. I feel like I'm a responsible tenant and my references back that up, but my time here did not seem to pan out that way. The location here is hard to beat, and there are some nice amenities. I almost feel bad leaving this review, but I felt my experience (and a few friends who are still in leases there) warranted it. Its a beautiful place handicapped by what seems to be a VERY inexperienced or inept management team. Maybe give it a couple years to get things ironed out, but I just cannot recommend anyone live here for the time being.

A lot of loud drunks hanging out and God forbid you need an extra house key ( which is a scanner) they will make up an excuse on not making you an extra key . It's been two months now and every week the office staff tell you " they still don't know why they can't make you an extra key ( scanner ) . If you have kids or a pet sitter It's a hassle and inconvience . Also the parking is horrible and dangerous . As a woman , it's scary. From the parking garage it's very dark and scary and isolated. I suggest you get pepper spray. Non residents roam freely. The pool is never open because apparently their are always no life guards , which I find it odd they show up after 3 and leave early or whenever they want. The life guard constiantly bugs you about signing in even tho you show them your pool pass. I couldn't lay out with out them tapping me about some new rule or signing in . Guest aren't allowed at the pool unless they pay ten dollars each . Don't waste your money, every time I went to the pool the life guard would tell us she had to go so we would have to leave because she had to leave at odd times like 2pm or 5 pm .People at the waterfront park , always park in your spots and with events always going on downtown . I have a 6 month lease and it's been a living hell for the past two . Don't let the location fool you. Your better off living in a peaceful house for $ 2,000 a month . The office staff will never get back to you and it's like a witch hunt . Save your money or find another apartment and condo in the area .Only 1 star for location . Everything else is unacceptable .

We moved to Waterside East almost 6 months ago and love it here. Our apartment is brand new and the location is convenient to downtown. We are looking forward to the warmer weather and being on the river for all of the activities. The leasing process as a whole was made easy by the office staff. They are extremely helpful and great to work with. We have had a few minor maintenance issues come up (patio door was hard to slide open... water line needed to be hooked up to fridge) but the maintenance guys took care of them right away.
I am really surprised by the negative reviews on this sight as we have had such a positive experience here! But... I guess you really cannot please everyone

2 major plumbing leaks that involved replacing dry wall. The subsequent painting didn't even match, had streaks where the underlying color was visible and no tape was used because paint was all over neighboring walls and trim. One leak was a sewage leak that involved the replacement of all the carpet. This water poured into the fitness center. Mold grew in the bedroom and closet. No effort was made to relocate us during the repair and mold removal. The covered parking is arguably worse than parking outdoors with the amount of construction debris that builds up on vehicles. Water from the above lot pours into the garage. In the winter it creates a skating rink and huge icicles overhead . This is drainage water filled with dirt, oil and salt off the above ground parking lot and 2 of my vehicles are now significantly rusted not to mention constantly dirty. Last but not least the noise from neighboring rooms (especially the fitness center) is loud enough to shake plates in the cabinet and paintings on the walls. The place gets one star for location only which it has taken advantage of because they have come up short every where else as far as quality goes...pretty unfortunate considering the premium they charge. Build quality get a 0/5. Materials are noticeably cheap even to an inexperienced builder. Bar stools and couches left indentations in the floor before they were sat on. A wall is cracked from floor to ceiling. Screen and sliding doors don't lock and constantly come off track. And on and on...

First and only bad experience I've had at an apartment community. My roommate and I were the first tenants in our apartment, so we were given the option to pick out carpet and paint color. However, when we moved in there was only hardwood floors throughout and the paint was a different color, not a big deal but just one of several problems. We soon realized we had a plumbing issue (hot water hooked up to toilet) that required them to cut open the opposite side of the wall to fix, also not a problem, but they took a month to patch the large hole in the wall. The staff was not great either. A couple of them accused us of vomiting in the hallway outside the elevator when we had not. We, of course, decided not to renew our lease, citing the above and other problems, but when the cancellation request was sent to who I assume is their HQ, the reason stated that we were leaving to "find something more affordable." I thought this was laughable, but I guess they have to look good for the boss. Great location, though!
To comfortably afford an apartment, we recommend having at least three times your monthy rent in gross household income.
