The absolute worst apartment I have lived in. They do absolutely no maintenance- even for something as dangerous as wasps in the apartment- and have a horrible payment system that regularly glitches out, then they charge YOU late fees or return check fees because they cant get a working payment system! Was told I could bring in-person checks when I first moved in, but that was a lie! Horrible service, horrible buildings, and lies lies lies. Do not move here if you want to remain sane!

Unprofessional to say the least. As soon as they had the $250 application fee and administrative fee, they had no interest in corresponding or answering questions. We were given a 2 day guarantee on the price of an apartment we applied for only to find out the apartment had been rented out PRIOR to getting the price guarantee. They leave so much to be desired.

WORST year of my life. The amount of unprofessionalism is insane. nobody communicates to anybody so absolutely nothing gets done at all. work orders set in there for months and dont get done because there is no organized system for them(i worked as the groudskeeper) they had miss placed my rent 4 months in a row and took 2 months to give me my rent discount when i worked there. When i moved out i was charged multiple charges for things i had pictures of that was not damaged. when i called to ask how to go about disputing i was told i dont know youll have to wait for it to hit collections and dispute it then i guess. the amount of stupidity and unprofessional actions by the staff and higher ups is insane. Its hard to put in words how bad these apartments are. unless your life depends on it DO NOT MOVE HERE. Have two stars for a reason

We decided to go with this apartment because they allow German Shepherd dogs. Everything in the apartment worked ok at first. We did find fleas in our apartment when we moved in. Its in a good and quiet location. Getting responses from management is slow, but staff are friendly. The management doesnt give a timely notice. Prices are not bad. Four months before our lease was up, the A/C broke in the apartment. We called multiple times a week and maintenance took days to bring us a window unit. The little unit made the one bed room 5 degrees cooler, the rest of the apartment was hot. We had to call mulitple more times to have them out to look at the A/C. After 3 weeks of no A/C or help from the leasing office, we moved out. We have tried getting a discount or breaking the lease, but the office staff have not been helpful in this area. The A/C is still not fixed. I would not recommend this apartment to anyone.

I moved into these apartment February of 2017 & have had many issues but since this is the best priced complex for the space, and the location is in between me and my boyfriends work we decided to stay & renew our lease. But I really wish I didnt. This complex seemed too good to be true. They sucker you in with their Olympic sized indoor heated pool and their Gym and outdoor pool. Which is why I wanted to move here because I love to swim. But the day we moved in there were Roaches in the bathroom and kitchen. I could see them running up through the crack behind the cabinet. But we sprayed and eventually got rid of them. They charge you a fee to use their amenities even if you never plan on using them. Ive lived here for a year and 2 months and havent gotten to use the Indoor pool once. And thats not because I choose not to. The pool was opened for like a week when we first moved in and ever since then its been closed. And every time we ask the people working in there they say oh its closed because the heater isnt working. And its also not very Olympic sized. And their outdoor pool, it was mid July before they even opened the pool last summer. And once it was officially opened, they always had it closed or closed it early. Weve had several pipe issues in our kitchen for months now. We put in a maintenance request for them on top of some other things and they never came or contacted us to come fix them. Luckily then it was just a leaky pipe and we had a roommate who fixed it. But the 24 hour maintenance they claim to have on their website never came and actually fixed it. Which resulted in water to continue to leak and cause mold under our kitchen sink and ruined the stuff we had stored under there. On top of that, this past winter was freezing. It was the coldest winter weve had in a while. And our heat hardly worked. In order to get it to come on we had to turn the thermostat up to 90 and leave on 90 for hours before it came on, itd come on for maybe 10 minutes then itd kick off and not come back on for several hours later. And Im sure you can imagine that ran the bill up, but that was the only chance that the heat would come on to warm the place up for even the smallest amount of time. And when we brought this to the leasing offices attention, they said Oh thats okay. Thats how everyones heat is. Like there is literally nothing okay with charging people $800 a month for an apartment thats already falling apart but then to make them live in an apartment with no heat in the middle of winter. That is not okay. Then about a month or so ago my boyfriends car got broken into, 2 of his windows shattered and all his stuff stolen, and of course we told the leasing office and they said there was nothing they could do about it because they have no cameras or anything. Like this entire complex is surrounded by trees and has parking lots hidden behind buildings out of site. Id think itd be a wise investment to get cameras around there. Now our most recent problem is the plumbing in our kitchen again. The dish washer flooded. Food that I have no idea where it came from is in our dish washer. Old smelly nasty water and dirty dishes have sat in our dish washer for over 2 weeks now. And since the sink is connected to the dish washer, we cant hand wash them either. Which has resulted in dishes piling up in the sink. My kitchen literally smells like a dead body because this old nasty water has sat for so long in there. And we called the leasing office and they said we needed to make a request. We made a request and at some point they called and said theyd show up sometime last week, we waited all day and they never called us back or anything. They just never showed up and that was that. Weve made new requests since then and nobody has called or came to fix this issue. Some of the other issues weve had periodically since moving in is our stove had caught on fire, our fridge has stopped freezing things every now and then, black stuff poures out of our bathtub facet. I could go on but I met the character limit

This is the worst apartment complex I have ever seen in my entire life. Every single person I know that lives here has an issue with this place and their management. DO NOT move here. They will screw you over every chance they get. They dont ever get anything taken care of unless you call corporate about 80 times. The women in the office are beyond rude so dont even try to go to them for help with anything. It always looks like trash and cars are constantly being broken into. I cant wait until my lease is up so I can get far away from this place.

The apartments are spacious and ok, very outdated but you can decorate however you want. Insulation is non existent! Not only is it cold but you can hear every step people above, under and next to you take, every single one!! The staff in the office are great, the other tenants are ok, but the workers they have do stuff in and around the apartments are rude, loud, obnoxious and foul mouthed. (Heard one going on about her not being able to get her drugs so wasn't cleaning the hallways that day) They can start banging and being loud as early as 7am and go on till as late as 7pm. If you try and ask even nicely to keep their voices, laughter etc down, they get rude and ignore you, sometimes getting louder on purpose. I live here and am not looking for anywhere else. I do however wish I had done more research and moved somewhere that not so outdated and careless. Neither pools work, and haven't since we moved in before summer. There are dog parks but dog poo all over the place outside front of apartments. Please look around before signing anything here.

The website touts luxury living And shows pictures of Beautifully refurbished apartments. Neither my neighbors normal self Ive ever seen an apartment that looks like that.

This place doesnt even deserve a star. Megan is a joke, Tamara and another lady(light skinned women) is are super sweet and they helped me get my apartment, but this place is a JOKE. This has most definitely been the worst experience ever. First I had to wait almost a month for them to repair my bathtub correctly and now Im sitting here fighting with them to get my air fixed correctly. The maintenance crew has been out to my apartment FIVE TIMES IN A WEEK about my air and they still havent fixed it correctly. I called and asked to talk to Megan, but she wasnt available. I left my number for Megan to call me back and she never called. I called back again and the lady that answered the phone told me that if they wont get here today theyll be here tomorrow. EXCUSE ME? I have two kids in this apartment and you wont me to have them in this hot apartment until tomorrow? No maam especially not when they shouldve corrected the problem LAST FRIDAY WHEN I FIRST CALLED ABOUT MY AIR GOING OUT. I cant wait until my lease is up. I wouldnt recommend this place to my worst enemy!

If I could leave 0 stars I would. DO NOT MOVE HERE. I don't even know where to start. First of all, the office/maintenance/etc are awful about responding to calls and service requests. However, we had people knocking on our door all the time for random stuff like apartment checks. It would take several trips and several hours for them to fix one simple thing (which really sucks for a night shifter because not only did I get woken up after trying to call them for weeks, but now I'm losing sleep before work). There were always fire trucks or police officers in the complex. We watched them take someone out after an OD, we found needles in the parking lot all the time. The pools were always closed, they "officially" closed both down at the beginning of summer for "repairs" or "renovations", but nothing was done and they magically opened back up randomly. There were always kids in the middle of the roads that wouldn't move out of the way. Creepy guys would follow me to my car in the parking lot at night. There was screaming as fighting coming from the buildings and parking lots at all hours. If I took my dogs out and didn't lock the door on my way out, I'd come back in to find my door wide open. When we tried to get a new mailbox key before moving out so we could check our mail, it took them 2 weeks despite them telling us it would be 2 days. There were people climbing in the dumpster all the time. The apartments are outdated and gross, everything was always falling apart. The people around us were clearly on drugs all the time, they would leave their bikes in the yard or leave their dog sitting outside in the rain. When we FINALLY got our "final bill" after moving out, we called to ask them questions and pay the bill (which took calling them nonstop for a week), they had already sent our bill to collections. We didn't even have a chance to pay it with them. The list goes on and on. We couldn't wait to get out of this place. It's literal trash. Do yourself a favor and go anywhere else.

We had roaches that came over from the neighbors after they moved and when we called and told them about it they would send someone and they would tell us we don't have roaches even though I would wake up for work and go turn the kitchen light on and see them scatter. So we'd call again and they gave us the same thing for about 3 weeks and then when we called they simply never sent anyone. I would not recommend anyone to this dumpster fire. Not many places could have had such poor service. You can only get ahold of someone if you want to lease a place. If residents call them you have to leave a message and never get a response. If you do speak with someone they will say we'll call you back and you'll be calling and getting no response 3 days later.

This place actually deserves less than zero but in order to share my horrendous experience at this atrocious residence, I had to give it at least one star. When my husband and I searched for a place to live last year, this was our last choice. But after reading some of the feedback, I was hopeful to be in one of the apartments from the few good reviews. My family and I have lived here a year and we're moving out on Saturday, which can't come soon enough. Not a single month has gone by that we haven't had to call maintenance or the pest control, sometimes both. Emergency maintenance is a joke. Out of the 5 or 6 times that we have called them, they have never come out that day. In fact, one time, they didn't come out for over a week due to them "not getting our message" from the front office. They did, however, tell us at least 3 of those times to go upstairs ourselves and see what was going on with the people above us. I was hoping that the last time we called was going to be the last time since we're moving out. Boy, was I wrong! Not even a week left to go and we had our very own Niagara Falls in one of the bathrooms. We have had roaches for several months now because there are nests inside the walls. Even the pest control guy said it's really bad but he can't do anything about it. I bet it's because the office won't let him because it will cost too much. I haven't personally had problems with any of my neighbors, but it seems as though we are the only ones who take care of their property and actually parent our children. Garbage hasn't been picked up on time at least 4 times since we've been here. We're lucky if we find a parking spot close to our building. And it's also luck if someone answers the phone in the office, during office hours. These are just the main complaints. We have been miserable since moving here. The complex is more focused on getting as many people to move in and showing off the varsity club than they are keeping their current tenants happy or the upkeep or usage of the other amenities. My advice: come here only if homelessness is your other choice.

Some of these reviews are a little extreme. I've never experienced any violence my 6 months of living here. My neighbors are all really friendly. Only thing is people constantly smoke weed and it definitely travels. Parking in my complex sucks. We have one row of parking, on a hill. So even coming in at 10-11pm, there's no parking and we have to park at the building across the street. The hallways are super dirty, there's chunks of stuff all over the walls and doors. I luckily live near the exit so I don't have to walk through too many halls or doors to exit. The appliances are really old. My stove has caught in fire multiple times, which is really scary especially because there's no fire extinguishers inside and the ones in the hallways have been removed. A few hours after moving in there were roaches in the kitchen everywhere and in the bathroom. My heating, air and water always works fine. We put in a work order when we first moved in, multiples times, because black stuff was coming out of our faucet in the bathroom. And nobody ever came to check it out or call us. The locks on the door look very unsafe. When someone walks through the hallway the door shakes because the lock is so loose. They charge you a fee to use the gym and pool even if you don't plan on using them. And I actually moved here because I love to swim and they had an indoor pool. I moved in in February and the pool was opened for a week. It is now September and the indoor pool never opened back up. They waited until mid July to open the outdoor pool and even when they did it was hardly open. You definitely don't get what you pay for here. Tamara is who we worked with when moving in, she was great and helped us. But that isn't enough to keep me in these crappy unsafe apartments. It's a nice size apartment, there's definitely pros and cons to this place, you just have to decide for yourself if the cons are worth taking for the small pros.

I moved in March 30, 2017. The night I moved in, I cooked a pizza and roaches started coming out of no where! I thought okay maybe it's just a couple. The next day they were all in my boxes and on my brand new couch that I had just picked up from Ashley Furniture! I didn't receive any money back or money off on the rent but they did send OPC out every other week which still didn't help and offered me to move to another unit. I turned it down because they did not offer to pay for my move and I just spend a ridiculous amount of money to get a uhaul, pay movers, and put down a deposit and first months rent. I bombed the apartment and bought my own spray. It wasn't until August when I decided they weren't going to go away so I took the offer to move in another unit. Now I get to the new unit and don't have hot water because they said we share a hot water heater on this side that I'm on. So when I get off at 5am, I can't even take a hot shower because the water is cold! Not sure what we're going to do when it gets cold outside! The staff is nice no doubt and the apartments are old but nice but could be cleaned better. There's dirt and dust that's been piled up over the years that could have been cleaned before people move in. The inside pool hasn't been working since I moved here and the outside pool worked for about a month or two. The new management said they are working on getting all of this stuff fixed but of course it's going to take time. Once my year is up in August since I started it over when I moved to the new unit I'm out of here! I do not recommend these apartments!

Tamera helped us out in a matter of days, stayed at the office after hours on more than one occasion for us. The apartment is older but the neighbors are great and we have no trouble or problems. So happy and safe!

We have lived here for 2 years and. Never had any issues. Anytime we needed maintenance they came out within 24 hours. The staff at the office is always available to address any questions or concerns we have. They recently added online payments which has been great for us. If you Have a family this is a great place. There is a park on property with access to fern creek park. As well as an indoor Pool, gym, sauna, 2 dog parks, and they always have doggy bags available. We plan on living here for a few more years. We have been able to paint and decorate our apartment the way we like as long as we paint it back when we move out. And we will be happy to do so!

Never heard gun shots and drugs will be in your most expensive apartments too. It's peaceful at night time quite never had a problem with noise day or night. Neighbors are nice so far. I would recommend it. I love it.

I have lived at the Park at Hurstbourne for 3 years. I couldn't be any happier with where I live. As with any large apartment complex there will always be some kind of "issues" or updating that could be made but I am satisfied with my home. When I moved in 3 years ago, April and Becky took care of me and made sure that all my requests were taken care of. Now, three years later April is the property manager and she always makes sure to address any issue I bring up. Any time I've had to contact the office for maintenance to fix something, they're here within the week. In 2012 when my furnace finally died (over the weekend & after hours of course right before Christmas), they reacted quickly and I had a brand new furnace installed the next business day. The community here is friendly and inviting. I never thought I would have such great neighbors living in an apartment but I was proven wrong. The families in my building get together for cook outs, birthday parties, letting our kids play outside together, visit each other in the hospital, etc. My neighbors are my family and it shows. Even the staff takes time out of their day to say hello if they see me on the grounds. I love the enthusiasm from the office staff in getting more of our residents involved in activities. We now have a kids craft night, adult book club, and I heard we will have cooking classes soon. In all the apartments I've lived in growing up and as an adult, no one has ever put forth this much effort to provide a friendly and inviting atmosphere. As a mother of a special needs son and one that isn't, it is very comforting and reassuring to have an apartment community and a property manager that truly cares and listens to feedback when it is given. I have always felt welcome to speak my ideas, offer suggestions, and provide critiques that could help our property. The safety of myself and children has never been an issue. I feel safe any time I walk the property at night. The patrols of LMPD is nice to see as well. And for those reviewers and readers who seem to think that every positive review is someone employed by the Park at Hurstbourne, let me assure you that I am NOT an employee. I am just a happy resident who actually takes the time to provide positive feedback. Everyone is always quick to make complaints but don't take the time out of their day to compliment a job well done. Don't get me wrong, there are things I would love to change about my apartment but I understand budgets, priorities, etc. I know when I have a serious problem it will be addressed.
