We do require payment of Mandatory Renter's Insurance or to pay our fee. To waive our fee, your Policy each month has to be current and in our hands prior to the first. It has to cover $100,000 liability and name the Property and Management Company as interested parties, or you are charged monthly.
The application processing fee is $40 per adult. Each adult interested will have to complete an application plus a $5 system processing fee for using the service. We will only take online payment and application, or certified funds for the application processing fee (cashier's check or money order or cash, no personal checks). Application Processing Fees are not refundable!
Income will have to be verifiable. Applicant must be willing to commence a Rental Agreement within 10 days of approval.
Pets- We do accept Small Pet Dogs (28 lb max), we also accept indoor Cats ($250 deposit required), but would consider other types of Pets contained in a Cage, Tank, Aquarium, and a deposit would be charged, if over 5 gallons in size. ,Special needs Animals are not classified as Pets.
Utlities- The Tenant pays all Utilities except Water. The tenant would have to check on the availability of Cable or Internet Services and for Satellite Dishes, We do have certain Rules and Restrictions on those types of units, and for this property, we do not see a variance to allow them.
For a Studio, we will accept up to 2 persons, based on the unit size.
