I'm going to be completely honest: This place is pretty alright. After spending 2 years at a specific price-point competitor on 31st and Iowa, this was a nice step up. I live in a 4 person, 2 bathroom apartment with three roommates, which is on the third floor. Because of this, I have access to a loft, which when utilized properly, such as a living room, then the apartment really opens up.
While the individual bedrooms might be a tad small to the average user, to a college student, it is perfectly acceptable. The standard room is approximately 15' x 10' and comes with: One full sized bed, One work desk, One Night Stand, and One Chair. While I recommend bringing your own chair, the one provided has four legs and a back and works just fine. The closet is cut into two distinct sections, with three different levels of bars used to hold clothing. Above two of these, there are small shelves. The furniture and bed are all acceptable, though the bed might be more firm than preferred by average sleepers, but a nice pillow top or memory foam topper should take care of that.
The bathroom is approximately 6.5' x 9.5' with one Sink, One mirror, one medicine cabinet, one toilet, and one shower. When I arrived, the toilet had some internal damage from age and wear and tear, but with a quick replacement it was in working order in no time. The shower also had some difficulty with the faucet, but again, with a quick replacement by the maintenance man, we were back to ship shape in no time. I feel like I must take the time to say that these are not the fault of the complex, but more likely the previous tenants.
The kitchen is about 10.5' x 11' with One refrigerator, one split sink with garbage disposal, one microwave, one oven, and one dishwasher. Counter space is plentiful in comparison to our last apartment, the appliances were mostly in working order, and the cabinets allowed for a proper distribution of items.
The carpets are soft and grey with minimal stains. The walls are white and speckled with a rough texture which makes it difficult to hang things with adhesive strips, but otherwise they are in decent shape. One could argue that the walls are rather thin or even soft. The walls are prone to chipping, holes, and breaking with little force applied. Simple acts of moving furniture have resulted in small indentations, hanging of shelves or curtains have resulted in large missing patches for no reason, and the amount of previously existing patch jobs show that this has been a rather common problem.
The apartment is absolutely fine for the price space wise. All amenities must be signed up for and none are complementary. These include, with average monthly price: Gas ($50), Electricity ($200 through Westar), Water ($100), Internet ($75 for 110 mb/s through Wow! Internet), and Garbage/waste disposal. The apartment itself is $320 a month as of the posting of this review. Split four ways, the average monthly bill is approximately $425 per person, which is reasonable if you life on a budget or have a part time job as a student or are living with limited funds.
The grounds themselves are well maintained with active maintenance workers available 24/7. The stairs were recently repainted and the sidewalks were recently power washed. The parking lot tends to fill up rather quickly at night, but I have never been unable to find a spot, though you can purchase guaranteed parking with towing right for , I think, $15 extra per month. There are pet fees but I cant truly recall what the added price per month is. I believe it is $15 a month, so expect to see some cats sitting in windows or people taking their dogs for walks. Mail is delivered to a communal box which is evenly separated to their specific home, all with specified locks and keys as expected. The office has decent hours, but with them being students as well, they can be considered restrictive in the morning. A sad but under stable negative is that there is no drop box for rent or fees so you must deliver them during office hours or online through their website.
