Upper Kirby Neighborhood Summary

Upper Kirby is a few miles west of downtown, between the moneyed lawns of River Oaks and the funky-chic cool of Montrose. With a number of new developments and approachable price points, it’s an increasingly popular option for renters who want to live within the 610 loop but can’t stomach Downtown rents. And the area’s plethora of dining options — Upper Kirby is particularly strong when it comes to Indian cuisine (see Pondicheri and The Queen Vic) means that you don’t have to go far for dinner, either.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
