Have been living here for a while now and can say youd certainly sign a better lease elsewhere ESPECIALLY if youre looking for a 2/2. You should CONSIDER: (get ready for quite the read)
1. Rent rates are consistently rising while the apartments inside and exterior buildings continue to deteriorate without maintenance for months upon request.
2. They hired spray painters at the beginning of this term and speckled my entire car in immovable paint. I never received a notice or warning from the office prior to finding my red car covered in white paint. There are other cars impacted, including my neightbors'. Im still trying to settle this as we speak.
3. I have been overcharged for rent/pet rent/ and pet fees a grand total of 4 times and never received a single apology until I talked to corporate who even admitted to me that the staff are undertrained and that there was no excuse for their behavior. I honestly feel bad when I go to the front desk to try and explain the issues I've had because it's really not any ONE person's fault. I don't blame anyone specifically other than corporate.
4. Do NOT live on the first floor. Roaches and bugs infest the first floor entirely because of the palmettos/poorly kept landscaping.
5. Be careful where you step: lots of dog droppings, broken glass, and trash bags left in front of doors and in the stair cases for weeks on end.
6. Management and employees are constantly coming and going. Had a friend trying to rent with preferences on a certain floor. After two months, she came to confirm all the preferences she had once gone over with a leasing manager, who had since left. Her preferences were lost. She reinstated them, then they were lost yet again.
7. Unmaintained garbage dumps in the parking lots that overflow and are easily smelt from the apartments themselves.
8. Want your packages? Youll have to wait a day or so. Even if amazon/UPS says they have been officially scanned in, they pile up in the front office first before they are checked in and you can eventually claim your belongings.
9. Most of the roaches like to come from the poorly punched out cable holes behind the oven and throughout the apartment. If you can patch those you might be safe.
10. Bus route to campus isnt the best. Many routes dont even run for parts of the year (summer) and when they do theyre near 45 minutes apart.
11. Break-ins have happened since Ive been here. Definitely not the safest part of town by any means.
All in all, this is just another poorly run college town apartment complex that you could easily find elsewhere and closer to campus. There are so many other options in Gainesville in better parts of town for THE SAME PRICE. If it werent for the 12 month leasing contracts, my neighbors and I would have already left despite the moving costs. I can tell you right now that even the employeess obviously don't want to be there. Keep in mind, the good reviews are from those living in the newly built 4/4s, the rest of the place is from the 70s. Good luck and happy apartment hunting!

You fired jeremy for her comment but couldn't reply to her saying sorry or anything that would've had her reach out to management to clarify her concerns. Instead corrine ignored him when it was brought to her attention.
Seems fishy to me, almost as if somebody in your company posted it just so he could be fired after bringing an inter-office relationship to the attention to property manager who herself was also dating another maintenance manager from another property. Should practice better business procedures when it comes to these types of situations.

Lux 13 is easily one of the worst places to live in at the price range they provide. This is a long review/experience with the complex. I am not looking for anything from Lux13 since I no longer live there but I do want to provide students/parents with insight to make an informed decision.
I hope Lux13 provides real answers and not a generic copy and paste "we try our best" or "sorry we didn't meet expectations". I shouldn't have to email or call anyone either. Provide solutions here to demonstrate progress.
I have lived in a their 2/2 , 3/3, and 1/1 floor plan.

The 1/1 is the most expensive floor plan (per tenant) and by far the most inconvenient one too.
The home I was given has a real musk that never went away. I cleaned the floors every 2-3 days, lysol wipes always on hand, and sprays and candles galore. The smell is there forever. You question it because it is clean and brand new wood floors were recently installed. One look at the ceiling fans and the answer is there. Who ever lived in here was a smoker. A heavy smoker. The ceiling fans are coated in a dull yellow color demonstrating prolonged exposure to the smoke.
The backyard leaves a much to be desired. You will look outside and see a giant patch of dirt and unkempt trees. Again, this floorplan is over $1000 + utilities a month so there is a certain level of care that you expect with that.
Speaking of the dingy backyard, this is also the place where you will find your washer and dryer.
Unfortunately, Florida weather was never in the thought process. You will have to grab your clothes in the heat, rain, cold depending on the season. You will find animal droppings on the appliances when you open your shed. To this day, I have yet to find out where its coming from. You will always have to check inside of the washer and dryer for beetles and roaches that have decided to crawl in the appliance in between washes. If you use the outside lights, prepare to be harrassed by flying insects while doing your wash. Again, whoever thought this was a good idea did not properly think it through.
The lighting outside of the villas is pretty bad and would be pitch black if it wasnt for people dim orange porch lights. Safety doesnt seem to be too much of a concern.
The walk-in closet is a nice touch and definitely best part of the home
Unfortunately, the next point is enough to never recommend this home to anyone.
it is one thing to have insects outside of your home and its an entirely different thing to see them CONSTANTLY in your home.
From the day I got to the villas and to the day I left, various insects were a part of life there. You would have to be an entomologist to enjoy living in the villas.
Lux13 was fully aware of the issue too. They would inform whichever company they employ for pest control and then the pest control employee would come to my home to spray the kitchen and leave. This happened twice.
My final attempt to get Lux13 to fix the problem resulted to no solution. I called the leasing office twice, spoke to two different people, and both informed me they would call the pest control company but no one ever came.
They contract this pest control company that is ineffective but portrays the image of doing something to Lux13. At the end of the day, this will fall on Lux13 for not properly vetting the company and its mediocre work.
Eventually, I was forced to hire a separate pest control company (Arrow exterminator). Arrow would tell me exactly where the problem was coming from (shrubbery by the front door and unkempt trees and leaves in the backyard) and how they would tackle the problem. The amount of insect encounters greatly decreased but there was still instances of them. Like clockwork, and like arrow warned, the insects would come back every 3 months or so because of the lack of care of outside factors.

If I could give this apartment complex 0 stars I would. Please, don't give them your money. The majority of the staff are rude and unaccommodating, and 9/10 they don't answer the phone. It is clear that the apartments themselves are running out of value, as I have had to call maintenance for the bathtub, fridge, dryer, and windows. Sometimes maintenance will come, and I'll still have issues. When I moved into the apartment, I signed a lease agreement for an apartment with furniture, in which I pay $55 a month. Upon arriving, my apartment had 0 furniture. When I notified the front office, they only brought the bedroom furniture. For NINE months, I had zero living room furniture. Despite constant calls to the front office, I received nothing. They continued to charge me the whole $55 a month, even though I had no living room furniture. During the last 3 months of my lease, they finally decided to provide me living room furniture with no apology for charging me $55 a month and no mention of refund. I was told that I'm lucky to receive furniture because other tenants still didn't have any. Outside of the apartment complexes are disgusting, it is FILLED with bugs, especially roaches. I walk past apartments at night and there are roaches all over the ground and the walls. Not to mention, they water the plants with the most putrid water. It smells terrible. At times, I feel ashamed for inviting anyone over because they have to smell that terrible water. In summary, the leasing office is incompetent, the actual apartment is getting old, and the buildings are unkempt. Don't sign here, don't make the same mistake I did.

With us expecting out first child they have gone above and beyond to make it feel like the home we wanted to bring our new addition to. This is the reason I've renewed for the last 5 years at the same complex. Thank you!!

This is my second school year living here. I have had 0 issues (besides the normal roommate stuff which the apt complex can't control). Great pricing, I think its worth the price for students. They just upgraded the pool area which I thought looked fine before but now it looks awesome! The staff is very welcoming each time you are in the main office area. I chose to renew here another year because you can tell that they genuinely care. Maintenance has always fixed any issues we've had in 24 or less and are phenomenal people. I recommend Lux13 to everyone!
