Not happy with our experience with College Park Apartments. Our daughter subleased an apartment from an individual and was told his deposit would be carried over to her, and there was no deposit. Her rent is ungodly for the studio and the condition was unacceptable. She moved out the end of February and they would rather have the apartment set empty than have a renter in it. They loose paper work and really need to get their act together. Thank you for a awful experience.

The maintenance crew has been great with me, if you don't report your issues in the apartment with time. How you pretend to get fixed it right away? Shout out to the people in the office, I stop every morning and evening to get my coffee yeah that what I like

Horrible experience. I woke up every morning to the scent of dog feces and the sound of hammers pounding on the wall adjacent to my door. Maintenance workers were painting the building for about three months, starting at 7am and waking me up daily, leaving their trash outside my window. Just like my dreams, I watched a tree slowly collapse on to my car and several other cars right outside my apartment. Considering this was 303, you would think the staff would notice this. The staff is very rude, tracking me down like the IRS to pay an overdue fine of $1. I am not joking. $1. I had to pay to get a money order to turn in $1 because they refused to accept cash or waive the fee. They left me at least five notes and three phone calls about $1. I have never dealt with a staff more unprofessional and genuinely apathetic than this one. My apartment was like a cave, dark, dank, and miserable. I was guaranteed a clean apartment when I moved in, yet it was absolutely disgusting, and took three days to clean. The AC was so loud that I felt like I was next to Grand Central Station. My first day in my apartment, I saw a homeless woman urinating outside my door, and when I complained to the manager, she was visibly irritated with me. That night, a homeless man was digging in the dumpster and then screaming outside my window in the trees. This happened in my first week here. I stayed here three months before finding another place- slightly further from campus, twice the size, and only $50 cheaper. I have no idea how this team maintains a sizeable client base. And don't pass the buck to past management when responding- this is June 2018! I escaped before the end of my first semester at UF. I suggest you do the same!

If I could give this place no stars I would. I've lived here for almost a year now and I don't even know where to begin. They are very unprofessional and irresponsible. I've put in over a hundred Maintence request online and over the phone and nothing has been taking care of. My toilet still runs and all my tile is still broken and I've been living there since AUGUST. Highly recommend to take pictures of your entire apartment right when you move in so they don't decide to charge you. They've claim to have changed management but they clearly still don't know what they're doing. Each month I have to call and have them take off the pet fee for my service dog and to matters worst they have lost the original copy of my Doctors note for my service animal and they have no idea where it is. Don't recommend living there or if you already signed a lease try to get out of it. -Jennifer Quiceno

This is my first apartment off campus and I can't complain. The location for the price is great. I have a 2 bed one...

This is my first apartment off campus and I can't complain. The location for the price is great. I have a 2 bed one bath and it's more than enough space for me and my roommate. The office staff is very helpful and nice and rent payments are all online so you don't even have to go in to talk to anyone. My only complaint is that there are only 3 washers and dryers for many units so sometimes I have to wait to do laundry.

This place is the worst. I lived in 3 separate apartments owned by them for a total of 6 years! They have NO LOYALTY to their residents whatsoever! The only reason I stuck with them was because of the location. Rent prices kept increasing every year. Not to mention, the apartments are VERY OLD. I had AC units filled with mold, no heat during cold winters, and mold growing in other various places in my apartment, which management refused to deal with. Not to mention the flooring was falling apart even before I moved into my last apartment with them. And my first apartment with them, when I moved in, the bathroom sink was FALLING off the wall. They refuse to upgrade or maintain their apartments, which makes for very unsafe and unhealthy living conditions. Moreover, when you call them and ask them to fix something, they take forever to fix it or say it is not their problem! Unbelievable! What's more, in my last apartment with them, the maintenance headquarters were located underneath my apartment. This is where the sketchy maintenance men hung out all day. I started received extremely high water and electric bills about halfway through my lease. When I questioned the maintenance men about it, the head maintenance guy lied to me and said he had to idea why. A different maintenance man revealed to me later that my apartment had been leaking under my bathroom for over FOUR months. They were aware of the problem, while I was not, and they DID NOT fix it. I ended up having to sublease my apartment to someone else and move out because I could not afford the astronomical water bill for the leak they neglected to fix. What's more is when I told the complex about the situation, they didn't care at all despite the fact that I had been a loyal tenant for 6 years who paid rent on time every month! They told me it was my fault because I did not report the leak soon enough (which I was not even aware of). This was typical of them. I still owe GRU $1500 to this day! This place is a horrible place to live. Dirty, rude management, creepy maintenance guys, and not to mention the apartmyents are falling apart. It is extremely noisy as well because all of the partying going on in midtown. Trust me, it is more than worth it to pay just a little bit more, live somewhere nicer, and save your health and sanity.

We lived in the big orange and blue building right next to the office for a couple of years around 2010. This was a while ago, so take it with a grain of salt, but I felt compelled to comment because of all the overwhelmingly positive reviews. This was, without a doubt, the worst place we have ever lived. By far. Literally the only thing going for it was location, but even that proved problematic when bars let out and hordes of absolutely plastered people ran around yelling right below your apartment at 2am. Oh, and the walls were very solid. I don't think we ever heard our neighbors. But wow. Just wow. The management was almost completely unresponsive to "requests" (i.e., contractually obligated commitments). For instance, I am pretty sure (could be wrong, not a contractor) that there is no insulation in this building. I don't mean a small amount, I mean none. The big sliding glass doors might look alright, but they leaked air constantly. Similarly, AC/heat units were effectively windows you couldn't close -- you could literally see through them to the outside. Unfortunately, the heating portion of the wall unit (only one of the two units produced heat) in our apartment effectively did not work. So, when there was a slight cold snap, our apartment dropped to below 50 degrees indoors even with the heat on full blast all day long. Our chinchillas loved it (they are mountain animals that thrive in the cold), but our puppy wouldn't stop shivering. We had to huddle in front of our toaster oven for warmth. This is a gross violation of tenants rights. We contacted the office multiple times a day, every day, for 3 days. They could not care less until I went to the office and made a scene in front of potential future renters (which was also the only way to get them to clean the absolutely disgustingly filthy apartment we received upon move-in). They finally got us a space heater, which still didn't do enough, but at least they finally tried. When we huddled next to it, my puppy stopped his uncontrollable shivering. In retrospect I should not have dropped the issue there, but we had to take what we could get. That wasn't the only event that ever occurred, but it probably was the worst. I feel it is an illustrative example of the attitude that management had toward the building and us as tenants. No matter how bad it gets anywhere that we have lived since, we always tell ourselves at least it isn't that terrible college park apartment. If you are thinking about moving here, please please reconsider.

I would like to start by complimenting on how friendly and helpful the staff at CP is! They always go out of there way to make sure all of my questions and concerns are taken care of. The location is perfect, short walk or bike ride to everything you need. PLUS +++ they always have free coffee, and are always doing resident events with food and freebies. I have lived in Gainesville for three years now and this is by far the best front office staff, as well as maintenance staff I've had the pleasure of living with. Thanks for being amazing CP!

I've lived in the two bedroom town house in the 1812 for two years. The house is awesome and perfectly built to host company and still have my privacy upstairs. I honestly didn't like the office my first year here but I think they cleaned house around Christmas and the new people are way nicer (and honestly seem smarter). If I was staying in Gainesville after graduation I would definitely keep living here it's great.

Living here has been one of the best choices I made in my collegiate career. Being able to walk to class or hustle home when I forgot something has made my life so much easier. I could host group projects after class, or a little get together before going out. Even though I'm only in a studio, its plenty of space for me and company. I'm looking forward to another great year here at College Park and I know this whole new office staff is going to make sure of it!

College Park is great because of its location to campus, midtown, and downtown and their helpful staff!! No other apartment complex has made me feel like a priority like College Park. They are always so kind and willing to help me with any issues/concerns and I never feel like they are undermining my concerns as unimportant (as prior apartment complexes have). Their maintenance staff is so efficient too! Recently I had a clogged drain and after calling it into the office, a maintenance worker was at my apartment resolving the issue. It took less than 15 minutes from the time I made the call. I greatly appreciate the concern for residents that this office has shown me.

I initially signed up at college park because the location can't be beat. Being walking distance to midtown and the main part of the UF campus is a convenience I don't think I'd be able to live without at this point. All of my interactions with the office were good and normal for the first half of the year, but when the living situation with my roommate escalated dramatically College Park truly came to my aid. They've been working with me for more than a month to try to fix and help the situation I am going through and have been able to dramatically better my situation. The whole office staff has been great, but Jeremy Tomlinson specifically has made my housing experience great. The apartment itself is well laid out and is exactly what I'd been hoping for when I searched for apartments last year. I'd definitely suggest them!

HORRID. I would rather journey through Dante's 7 circles of Hell then give these people another dime. When I moved in I made comments about the stained carpeting and lack of paint and holes in the walls and was assured I wouldt be charged for it, that it was scheduled to be replaced anyways. A month after I moved in, I got a dog and went down to the office to do all of the necessary paperwork, no problems. Actually went down there a couple times with my dog to drop off rent. Towards the end of my lease I got hit with a bill of roughly 2 grand for having an illegal pet, that wasn't registered, and backed pet rent... IM SORRY WHAT. Nothing about a deposit, pet rent, etc was in the contract I signed when I got the dog that conveniently went missing from their office. I moved out, I wasn't paying that bill. After I moved out I got another bill for several hundred dollars for the carpeting that was ruined (well duh, it was ruined when I moved in)... I didn't take pictures to prove it was already ruined, I just you know, trusted the leasing office. They claimed it was brand new carpeting when I moved in... they claimed the dog ruined the carpet.... When I moved in the carpet had dirt and bleach stains, it was nasty... but the dog never peed in the house once. I have a Bee allergy. Every morning for 3 weeks I asked them to remove the hive outside my window, that the bees were find a way into the apartment. I eventually did it myself, and gave them a bill for it... which they returned. I know the location and the price are appealing... but these people are absolute THEIVES..... I thought electricity was included... EIGHT MONTHS LATER THEY HAND ME A BILL PLUS $50 FEE FOR EACH MONTH.... they told me in the tour, when I signed my lease electricity was included... eight months later I guess they caught a mistake somewhere and handed me a bill for their sheer stupidity. Save yourself the headache, the mold sickness, the money, the frustration -- anywhere but here.

So here is an honest, unemotional review. If you choose to live here you will be paying for the location. Close to campus and some other convenient places. Here are the negative things. 1- It has an unreasonable price. The cheapest one bedroom is $754/month, then you have to pay utilities and Internet. That makes rent about $900/month if you are conservative with your utilities (no air conditioner, friends!). 2- Laundry is not included and College Park Apartments charge for you to use their machines (another tool to suck your money dry). Also, I am unable to recall when all the machines were functional. There are 3 machines and there are always 1 or 2 that are broken, making laundry extra inconvenient. 3- Parking is AWFUL. You cannot have friends by without the danger of them getting towed by companies that College Park Apartments give full permission to come and tow your friends' property. If the office is CLOSED you are UNABLE to get a parking pass for your friends, meaning that your friends will have to park 5 blocks away from your apartment. SUPER INCONVENIENT. My last friend that left a paper on her dash saying "visitor of apartment #" got her car towed anyways. I told her to leave that paper as my contract with College Park Apartments states in order to not get towed. College Park Apartments took no responsibility. 4- Location is also negative in a sense. Loud nights, with no patrols to ensure the quality of a quiet night. I woke up multiple times at 3 AM because of noise. Also, I had a bunch of stupid kids SMASHING at my door at 2 AM. This also happened to 2 of my neighbors. The complex does not take any responsibility for these issues, different from many other complexes in town. 5- You call people to fix issues in your apartment, but they either don't come, or they have no idea of what they are doing. 6- There are no bike racks, and they will give you a ticket if you lock your bike outside by the stairs. That means you have to keep your bike inside your apartment, which happens to already be a small apartment. Overall it is good for my first place in Gainesville, but I already found other places that are only 0.3 mi farther from campus that cost $680/month with everything included (water, water waste, trash, electricity, internet, pool, gym, security 24/7, covered parking garage). That said College Park Apartments seem a little behind than other places in town and I don't find their prices reasonable. Sadly, 2 stars for you guys.

I've lived here for two years now and it is honestly one of the best decisions I've made in college! It's so convenient to walk to class and walk to mid, plus it's only a $4 uber ride to downtown. The staff is super helpful and everyone in the front office is great! We had a small issue with our sink at one point but they came and fixed it the very next day which was a pretty quick turnaround.

The front desk people are the worst. Arrogant with little caring for the residents (or parents of the residents). The repair work that is needed within the apartment takes months to get completed. The biggest issue is the parking and parking passes. My son changed cars over Christmas break and had a temporary parking pass. The car that he was using had been parked at College Park, off and on, for 2 years. Within 1 hour of the temporary pass expiring, the car gets towed. This is not during game day, or even when the parking lot is full. This is on a Tuesday morning. When we talk to the front desk, they just say that the pass expired, so you get towed. There are other issues with the staff, but the attitude, and the petty nickle and diming of everything is the worst. Stay away from these guys. They just want your money.

Living at College Park has been a great experience. Aside from the location being great for any UF student, the staff is very helpful and proactive in helping its residents feel at home. It is true, you will pay more to live closer to campus and living this close to campus, at the rate I am paying, is worth it. When I first moved in, like a lot of other residents, I found a lot of potential maintenance issues that I wanted resolved immediately. One of those issues was the carpet, that had not looked previously cleaned. I called the office and told them what was going on and thankfully, that same day my carpet was cleaned and I was able to move small pieces of furniture into the apartment while it dried. Another instance was when multiple window screens in my apartment were bent, causing bugs to enter the apartment. When maintenance came, they were unable to resolve it immediately as it would require them to remove the screen entirely and take it elsewhere to mend it back into shape. So, they temporarily covered the exposed areas until they were able to get new screens and replace the bent screens. As a college student, I am appreciative of the assistance College Park has provided me, both in finding a home and maintaining it.

I highly recommend you do not sign a lease with this company. Its run the worst I've ever seen in my 27 years of living. Every employee will tell you something different and talk to you like you're wrong when they don't have enough sense to conduct a rock fight. They will rent out your apartment from under your feet and not tell you. I was told my security deposit would be mailed to me, then when I call a week later they say they are sending it to one person and its up to us to split the difference. On top of that they will show your place while you're still living in it and not give you any notice. Just barge in whether you like it or not. They are rude, unprofessional and I had to get my attorney to drive up here to deal with their mistakes and "grey areas" as they like to say. Save yourself the heartache.

When maintenance came to look, they said "Yeah this should be fixed...it'll be a few months". I moved out before anything happened. Floor is so old it permanently stunk. AC bills were off the charts, probably because of old crummy inefficient units that "worked fine". Walls were paper thin - heard neighbours clear as day. Pretty much the building I lived in should be torn down.To top it all off, dogs are allowed, so every few weeks there would be a fresh pile of doo right under my apartment windows on the grass lawn.

Basically they're saying I'm at a loss right now. Don't waste your money signing here, the short distance to campus doesn't outweigh the terrible quality of the place or the staff. I wrote the comment below and someone replied to make themselves look better on social media, but their service is still below satisfactory.

THIS IS THE WORST property. I have lived here two years only due to the location and ever since the day I moved in my kitchen and shower tiles are completely cracked! I cut my foot in my shower and told the office and they barely cared. They have come out to "fix" the tiles twice and I have allowed the tiles to set and they're still loose wiggling around collecting mold, and also still broken.... Also, another time I came back to my apartment to find the fridge broke. I immediately called the office and asked for a replacement and she told me that was not considered an emergency and so my food sat there and spoiled since no one would give me a replacement or help me. (Poor college kid could only fit a small amount of my food in a cooler). My fridge has also broken on three separate occasions because they are giving me old replacements that are just as faulty. They told me this was my problem and were very rude about it. The laundry machines are outside and very filthy, they reek because no one cleans them at all. They are full of hair and dirt and other grime, so I would rather just not even wash my clothes in them. There are six washers that are supposed to service about six different buildings and three of them are broken!!! So three washers for around 100 residents or more. There is dog poop everywhere too! No one enforces any kind of pick up after yourself or get fined, and maintenance does not care in the slightest. I also have this tree outside my window that blocks just about everything and I have asked them to trim the tree, but yet no one has shown any interest in doing so. There's also mildew in the walls from my AC unit leaking and when I showed maintenance all they did was come out and paint over it.... so the mildew is still there just under paint. The rent is not worth it at all, I would recommend looking into Gator Park and other properties. Do not sign here it is not worth the money and you will probably be upset with it. The office simply does not care, they just smile and nod and act like they do to your face but don't show it. I CANNOT wait to move out of here. This literally is the "student ghetto"

At move out management inspected apartment 3 hours before I moved out, charged me for "removal" of furniture and trash $280 that was actually moved by me 3 hours later. Did me the "favor" of lowering the bill to $80. 3rd year: Gave me a filthy run-down apartment, when I complained no-one came to fix. A/C unit and heater are from 1993. Got a GRU inspector to ask them to fix, management did not care. The only reason they are still in business is because of the location of their properties. Ashley, the manager, is close to the most dishonest human being I've ever met. And the overall business model is to screw you out of every penny they can. Avoid this place.
