We recently moved into IMTCool Springs. Rachel walked the grounds with me, showed the apartment along with the amenities that are available. She was very informative in the process/procedure to move forward. Weve been living here going on five weeks and I can honestly say, I dont have any complaints. We have a small dog that we walk often. The complex is very dog friendly having its dog playground and several bag facilities throughout. The area is very quite. Its hard to believe youre actually in the heart of Cool Springs. Thats another good bonus. If you really wanted to walk to dinner, you have several choices. I would highly recommend IMT Cool Springs.

My wife and I are moving to Franklin, TN from St. Louis, MO. We have not yet taken possession of the apartment, but have found the process to be very easy to secure one. Amelia Pant helped us secure an appropriate price for an updated unit that fit our needs. She was very straight forward and willing to work with us while we were still in St. Louis. We were able to take care of all the necessary paperwork at a distance and enjoyed working with her. We look forward to our time in Franklin at our new home at IMT Cool Springs. Ask for Amelia if you plan to stop in for a visit or to tour a unit; you won't regret it.

We recently moved from California to Tennessee. Amelia Pant was absolutely wonderful in helping us with the process of getting our apartment. Since we were so far away, it was hard to really know what to expect, but Amelia was excellent with answering all of our questions, and sending us floor plans and pictures. The process was quick and smooth. We are very pleased with the customer service, and most of all our new place.

My fianc and I got an apartment here just recently and although we havent lived here very long, everything is looking great! The apartment is very nice and the staff is extremely helpful. Our move-in process was very easy and we were able to do almost everything over the phone and through email! Amelia Pant helped us through the whole process and was nothing but wonderful and helpful to both of us and made the entire process very easy to us. Would definitely recommend this complex!

I would not even give 1 star. There are two many complaints to list. The main ones being extremely long maintenance response times (it took them 3 months to replace the broken refrigerator handles), my a/c unit from 1996 runs all the time giving me a very expensive electric bill, moving their own employees into the apartment under me who smoked all the time filling my apartment with smoke (this is supposed to be a non-smoking property). The walls and floors are paper thin. You can hear and smell everything. They do not care at all about their residents. There is a big reason why they moved the resident concern office away from the new leasing office. They just want to get you locked into a lease without overhearing the tons of complaints from the current residents. Do not move here!!!! Many of their positive reviews are written by employees

Since I moved in earlier this year I haven't had any problems. All of the staff members I've worked with have been friendly and professional. My maintenance work orders have been completed quickly even for non-urgent matters. Out of the handful of apartment complexes I've lived at, IMT Cool Springs has the best leasing and maintenance staff.

I rent the washer and dryer from an outside company but it's awesome to have a designated, large laundry room in the unit. Kaitlyn helped me along the way, made sure she found the apartment that fit my needs & is still doing everything she can to make sure my stay is worth it.. The layout of the unit is great and maintenance is always prompt. I've only had to call them twice in the last year though. It's a quiet community and our neighbors all seem nice. Pools are very nice and I love the valet trash service.

I moved from Fort Myers FL in November 2017, so I have now lived here almost 4 months. Because of distance I was unable to visit different apartment complexes, so I had to rely on reviews and ratings. Based on these IMT Cool Springs was clearly best complex in the area. Before I moved I exchanged many emails and telephone conversations with Kaitlyn who responded to my many questions with efficiently and with patience, and then welcomed me very nicely when I moved. During the months I have lived here Nicole has been my "go-to" staff member and everyday contact. Nicole has helped expedite a few minor maintenance issues, but has also offered me so much other help in other matters too numerous to mention with assistance I rely upon, with empathy, understanding, kindness and exceptional efficiency - Nicole is a tremendous resource for me, and is to be commended extremely highly. The maintenance staff must be mentioned for their friendly and knowledgeable responses. I definitely made the right choice in selecting IMT Cool Springs.

The maintenance staff responded to requests very quickly and did an excellent job at handling the few issues that my roommates and I had. Kaitlyn Fuhs was beyond helpful, as well as other staff members throughout my stay. I would definitely encourage individuals who are looking for an apartment and a community of professionals.

This is a great option if youre looking for a new community in the cool springs area. The units are recently renovated and its very family friendly. The staff there was super friendly, especially Logan. He went out of his way to make sure all my questions were answered. There is also a gate to get into the apartments, which I loved and a variety of amenities.

We recently relocated from Chicago. We looked at many apartments in the Franklin area and choice IMT based on the friendly staff that instantly made us feel right at home. Kaitlyn went above and beyond to make sure our move to Franklin and the IMT community was seamless. She answered any questions we had prior to the move and always emailed me back regarding any questions we had prior to the move. I've lived here for almost 2 years and really enjoy the property and community. The location is great and the apartments themselves are nice. And the best thing about this place is the maintenance. The first year and a half I lived here they responded within the hour every time it seemed. These guys are SO hard working. I do have a few suggestions though. It seems that since management took over several months ago it appears to be so understaffed that it takes too long to get things taken care of, including maintenance. I wish they would spend more resources perhaps hiring more staff to take care of the residents and focus on some of these other projects (like painting the exterior!) later. I think it's more of a corporate problem than anything though, not the staff's fault which is why I still give this place 4 stars. Everyone that works here is very friendly and seem to be working so hard and I know merging 2 properties can't be easy. I had been told originally that one office would be for residents and the other for leasing but I'm not sure if that's taken place yet because I have to wait 15+ minutes a lot of times to just pick up a package because the 1 or 2 people in the office are speaking to potential residents. Again, the ones working here seem to be doing so many things at once so if we could get more staff I think it would be perfect. The pool and fitness center are great and the community itself is very quiet and safe! I would definitely recommend.

I do wish they would change their evening hours from 5:30 to 6:00 as when I need to get packages or talk with someone at the office, I cannot make it there in time due to my commute after work. We choose IMT Cool Springs because of the location and apartment. We looked at other upgraded apartments for more rent but liked this better. The kitchen is not updated and has older features, but that does not bother us at all. We love the larger space, larger kitchen area and how our apartment is set up. The staff is very friendly. Dameion was so helpful as we tried to get through some paperwork to move in. We have been here a week and love the secluded feel of the complex and our little patio area. I think we will be very happy here.

We love living at IMT at Cool Springs! Everyone is so helpful and personable. Thank you especially to Kaitlyn in the office!!! She is always there to help us AND does it cheerfully and efficiently. She makes us feel like family. Dameion is great. He has a handle on the workings of both the office and apartments. Jeff has been wonderful with maintenance!!! He and the crew get issues completed quickly and correct!! You can literally see the positive changes around the apartment complex. Wish everyone worked this hard!!

The staff has been ok until last couple of months. They don't respond to work orders being created for months. They don't respond to emails. If you visit their office, they only have one answer- I'll have to check, please come back later. They don't have ETA on any problem. It has been 7 months since we moved here. Things have changed drastically, definitely for good, since the new IMT management took over. The front office staff (Katie & Damien) are kind, courteous & professional. Have heard quite a lot about Michelle, but haven't got a chance to interact with her. My biggest shout out goes to the Maintenance guys, JV, Jeff Bell & Team, who are doing an amazing job. The simplest of issues have been attended to in detail, with at most urgency and they are always on the move. I noticed they were on their toes & taking all precautions prior to the recent Hurricanes (Harvey & Irma). Most of these staff stay in IMT Coolsprings, which makes our life comfortable. Do keep up the good work. Hope it continues. Request: There used to be Friday snacks for kids, who would rush to the leasing office post school, which seems to be missing. This is very small gesture, but much appreciated by the kids. Pls check if this can be reinstated. Giving 4 stars for 2 specific reasons: Few lights in the Tennis court are not working. Hot water tub in the swimming pool isn't functional either. These two issues are long pending or recurring in nature. It would be great, if they can be fixed.

I agreed to sign a lease here in June 2017. The front office worker assured me that the unit would have a washer and dryer. After a bad interaction with this worker, I spoke to a manager who assured me that the unit would indeed have a washer and dryer as the previous resident had used one from them. I signed the lease with this in mind, thinking it was a good price. When I moved into the apartment, there was no washer or dryer. I went to the front office to discuss this with them. They said I did not get anything in writing and therefore could not do anything for me. The front office workers here are not competent. Get all assumed amenities and lease length information with price in writing before agreeing to anything. Don't get screwed like I did. I also didn't receive emails from them because they had my name misspelled four different ways. Just get everything in writing if you are signing a lease here.

Every work order I have submitted has been responded to in a timely manner. They have been quick to fix any issues. The staff are always nice and helpful. I haven't had a negative experience with them so far. I gave it a 4 star review because even though the pool is nice, the hot tub doesn't ever seem to be working. Plus it would be nice to have an outdoor grill/picnic area.

I lived here for a year, mainly due to the convenient work location. On my initial visit (before I moved to the area) I asked pointed questions about the unit they were trying sell me. The unit they showed had newer appliances, nice counter-tops, and had been kept up well. I asked if the unit in question had the same appliances and amenities, and was told that it did. On move in day that turned out not to be true. I'm pretty dissatisfied that I paid as much as I did for that apartment. You can do much better with your money and still get a great location. They restaffed a couple of times within that same year. Apartment office seemed to improve. The first staff members I dealt with seemed to always be in a poor mood for some reason or another, and seemed exasperated when asked to help with anything. To be fair, the newer people seemed better. Still...shop around. You can do much better than this place

Been here about a month. Leasing staff was very helpful. Overall, I'm satisfied. I don't care for the terms of the lease agreement when it comes to penalties for breaking the lease... but I was aware before I signed it. The units don't seem to be insulated very well for environmental conditions or noise. Also, I would caution prospective tenants to tour the actual unit they are leasing before committing. My unit had a terrible odor of Curry, after a month of vacuuming, air fresheners, baking soda Lysol, etc. it's finally starting to get better. But overall it's been a good experience so far.

New management is horrible especially few leasing agents they don't know how to talk. There response to any problem is 'What's the rush we are working on it' or they start lying and blaming each other for their mistakes. Even if you talk to them politely and request, their response will be harsh and rude. DO NOT RENT HERE!! Even after 2months, I'm receiving emails from Farms for lease renewal and other emails regarding trash etc. I called them couple of times to stop sending me emails but still they are spamming my mail box. Also, I have told them that I have already signed the vacate form and gave it Lease Agent 'Seth' and he reviewed and asked his manager to sign. After that my room collected the updated copy of lease as well. But still they are troubling me. I have a humble request to remove my name from your records asap else I need to take legal action. Thanks!

I was NEVER told the same thing twice and if someone tells you something make sure you get it in writing. There are much nicer apartments in the area and we really regret choosing this one. We chose farms because it was a little cheaper but quickly wished we would have just spent more money and went with a newer complex. I would not recommend this place to any of my family or friends.

I've lived in 6 complexes in my life, and this is the first one I actually REGRET choosing. If you enjoy peace and quiet, you wouldn't enjoy it here. This is by far the loudest apartment complex I've ever lived in. The walls are thin here and the ambient noise is just too much. You can't drown the thudding sounds from neighbors above out by turning the TV up or putting on headphones. There is always some sort of lawn equipment running during the daytime hours, even in the dead of winter, when grass isn't even growing....I don't get it. I live near the clubhouse and they rent that out for parties, which means almost every Saturday night, the guests park in the complex forcing me to park a couple of buildings away, and I'm fortunate enough to hear their music from my place until late at night. I work from home some and study a good bit, and the amount of noise from neighbors and the grounds crew distracts me on an hourly basis. My half of the building seems to be a revolving door of tenants, as someone is either moving in or out almost every week, which means more noise. Maintenance is friendly, but slow to respond. I had an issue that I reported several times, that they never looked at. After over a month of no action, I had to fix the issue myself the best I could. Comcast internet frequently cuts out here. Since the first week I moved in, there has been a foul odor from the sinks when I run the water. My carpet was stained in every room prior to moving in, and we asked if they could replace it before we moved in. They said no, they didn't think it needed replacing, yet we see them putting new carpet in frequently, and see the newer carpet in every other apartment I've seen. I have even had to listen to them install carpet above me through nighttime hours, which just adds insult. It's much thicker carpet, so it's easy to spot the difference. The office staff cares about filling empty rentals, and will really sell you on this place. However, once you move in, it's a different story. The location is great, safe, and very convenient to many things, but that really doesn't have anything to do with the complex or it's service. I was really optimistic about this place at first, but now I can't wait to leave :/

BEST APARTMENTS IN FRANKLIN AND NASHVILLE!!!! I have lived here for 8 years and absolutely LOVE it. I could write a book about why I love living here. First, the management office is the BEST! Skip and Michelle and the maintenance crew are all so kind and eager to help. It is a pleasure doing business with them. If something breaks, they fix it immediately. The maintenance men are so sweet and I trust them completely. Most of them have been working here for years because they love working here. The management office takes very good care of me as if I were family. The apartments are quality built and so nice. I truly never ever hear my neighbors. I forget I even have neighbors. I feel like I'm living in a home. I have my own business and work from home and living in a quiet neighborhood is important to me. I have never seen a bug in my apartment other than a couple of beetles that came from outside. I've heard horror stories of bugs in other apartments. Not here! I did have a problem with ants a few years ago and they figured out they were coming in thru the frame around my kitchen window. So, they ripped out the entire window to fix the problem and gave me a half-month's credit on my rent for the inconvenience. I never asked for that and it was a much appreciated surprise! Living here is like living in a resort. The grounds are beautiful and well-maintained. The pool is fabulous. The fitness center is great! I had a gym membership before I moved here. I canceled it. My utility bills are low. The location is convenient to everything. I truly have no complaints. I just renewed my lease for another year. In the 8 years that I've been living here, my rent has only been increased $200. I have read where other complexes increase rent $200 or more a YEAR. Not here! I can't recommend living here enough. You will LOVE it.
