I am giving the apartments 2 stars only bc the unit we lived in for 15 months was spacious & mostly nice. Our water heater went out twice but was fixed within 24-36 hours of the complaint. There was never any parking & frequently had to park outside of the gate. I questioned how it was possible when there were always so many vacant units. The pool was frequently closed for repairs. Not surprising considering there were a couple groups of unsupervised children (13/under) there on most days being rude & tearing things up even after you'd say something to them. Seemed like no one picked up after their dogs.....at least outside of our unit. Neighbors frequently had trash outside their door & cigarette butts everywhere. Flyers always on doors about all of the above but nothing ever enforced. Had a couple of incidents where people would be drunk and fighting in the parking lot at 2am right under my unit, waking me up. Was happy when our lease was finally up. Until the final bill came.....was charged for carpet cleaning (no stains/spots, less than normal wear & tear) & cleaning apartment (husband & I cleaned from top to bottom for 3 days on/off after we got all our stuff out). No formal walk through was done with us. Only asked for keys. Disputed charges and they were removed several days later.

I've experienced electricity billings issues since the day I moved into these apartments. The office never contacted the city like they were supposed to until 3 months of me living there. I had to address the issue to them several times and they took no ownership of the matter and blamed the city for their incompetency. They lack communication all the way around. You get outstanding charges without explanation. They charged me for the carport and didn't even tell me that a space was available for me to use. The community itself is very quiet and peaceful, but the leasing office shows no compassion to their residents and lack customer service.

DONT RENT HERE!!! On my second night in my apartment I learned that I would be sharing my place with roaches. Pest Control came out twice a month and the roaches never left. I was so happy to be leaving when my lease ended. 2 months after moving out I learned that VOHC kept my deposit and sent me to collections for $300 for a water, sewage, trash and carpet changing fee. Which surprised me as I had my apartment cleaned before I moved out, I don't own a pet nor did I spill anything on the carpet and VOHC did not conduct a walk through when I moved out. I also never received any correspondence to let me know I had a balance with them. The collections agency confirmed that they also didn't have any documentation showing that VOHC notified me upon move out or anytime after that I would be responsible for new carpet. VOHC claims they sent certified mail but, no one signed for any mail. Don't rent here, these people are crooks, there is no parking, the resident portal was broken the entire time I lived there and they have a serious pest control issue.

Used to love living here, happened to resign my lease but now I'm having issues with the ac. By issues I mean the ac has broken 8-10 times in the last 2 times rendering the apartment uninhabitable, preventing me from sleeping while the issue persists. I call to get it fixed and the response time is 12+ hours. All I've gotten for my loss is an apology on one occasion and that's it. I refuse to take this down until the issue has been resolved or I have been compensated for my issues.

We are current residents. We like that the living room is larger than most 2 bedroom living rooms that we have seen. We have a beautiful view of the golf course. Many of the residents are friendly. While the management staff is friendly and polite, community rules are not enforced. The biggest frustration we have is that there is dog feces all over the place all the time. All of the grassy areas are littered with it. Residents are supposed to pick up after their dogs, and many do, but it is obvious that many do not. This is unfortunate because we have a toddler who likes to go for walks and play in the grass, and you cannot walk in the grass without running into it. There is a dog park, but it is not fenced in. This means that dogs are required to always be on a leash. If you are a dog owner, you will never be permitted to let your dog off of a leash even at the dog park. People do however, let their dogs off the leash at the dog park. This causes frustration with people who have small children because dogs have run out of the park, charged at, and knocked over children who were near the dog park. A simple solution would be to put up a fence around the dog park. I have seen this in nearby apartment communities, and yet, this has not been done here. The pool is nice, but smoking is permitted, even though the sign at the pool currently reads "no smoking allowed". There are times when this is not a problem, but there are times when there is heavy partying at the pool (heavy drinking, heavy smoking, inappropriate behavior), so if you have children and do not want them around that type of environment, going to the pool is "hit or miss" in terms of your comfort level and enjoyment. The dumpster is completely overflowed every weekend, so trash is lying around at and near the dumpster.This results in an overabundance of flies that get into your apartment when you enter/leave. When we moved in we were told that grills were not permitted on patios/balconies, and yet we see many of them in use on patios/balconies. The treadmills at the fitness center are typically out of order. The apartments are outdated. Carpets are old and dingy. If you request a new carpet, you must pay $250 out of pocket. Paint job is also low quality. They just paint over everything, splatter paint on the carpet. They painted over top of insects on our balcony. Gross. Kitchen sinks are very small and water frequently leaks out of the bottom of the faucet. Insulation is very poor. Expect cold drafts through windows and doors all winter and huge energy bills if you like AC in the summer. Vinyl flooring in dining room and kitchen is low quality. Ours had a chunk missing when we moved in. They sent someone to repair it, but it can't be repaired. The company said we would need all new flooring. That has still not occurred after 2 years of living here. Overall the apartments are just not very nice for what you will pay. If you can afford to pay a little more, we'd recommend trying Marquis at Bellaire Ranch or Firestone downtown.

I would NEVER lease here. My boyfriend who moved here from Houston to live with me while I attend medical school had an argument and in that moment he wasn't thinking and signed a lease with this apartment. We made up and he immediately went back the NEXT DAY to ask if he could cancel, he was agreeing to let them keep the $200 deposit and I even offered to let people in my medical school class know about their apartments and advertise for them as well as to incoming medical students. But the apartment manager Kara showed no compassion or kindness towards us and said she was charging him the $790 reletting fee as well as each month the apartment was unoccupied and an extra $75 to each month's rent since he received a special?? I hope in the future when she or one of her family members is in a bind, someone will bestow the same kind of compassion and kindness she showed us today. I would understand if he had moved in and lived for a few months and decided to break the lease but it was just ONE day. I'm sure she didn't lose any business and the fact that they have to FORCE people into living here shows how desperate this apartment complex is cause obviously no one is willing to live here. I'm writing here so that people know to avoid this place because if something ever comes up and you need them to at least come to some REASONABLE compromise and work with you, don't expect them to especially since their lease really protects them and not the tenant at all. I understand that this is a legally binding contract, but at the same time many landlords are understanding and willing to work with the tenant. Would you want to live in a kind of place like this that has no common human decency? You should definitely check out the Lofts at West 7th which offers student discounts and is in a really cool, hip area around the museum district and they don't charge a reletting fee, because they don't need to. Don't waste your money here when you could liver in a way better place thats closer to downtown for a cheaper price.

My name is Colby and I rented from March 2014 to April 2015, I have to say the community is secure the fully surrounded gated community makes you feel very secure. The grounds are well kept the little dog park is neat because you encounter new breeds of dogs everyday when your walking a lady had a really plump english bull dog who I saw every morning and it was adorable. The office works with you even on your toughest days when you are having a bad day even though I took it out on them they still were respectful and worked through it. The maintenance requests are done timely. You can save a couple bucks by using their onsite workout facility which is nice. (The pool and jacuzzi being open all year is nice to because if its really cold out you can get in and warm up and just relax.) Most of the tenants are nice but they do tend to leave trash even after multiple warnings on the door by the staff and the people above me were loud alot to a point where it got annoying but we never made a complaint because I've never lived on the third floor before. I'm not sure why others put stuff about hearing people through walls we couldn't hear other convos and our neighbor had surround and we didn't hear it very much other then a every now and again slight roar. The appliances are nice and modern and the apartments are very spacious.
