I have lived here for almost a year, I will be moving out when my lease is up. I will list pros and cons of living here
Pros: Great downtown location, within walking distance of the Dragons stadium, the Oregon district, everything downtown is close and accessible. I work in Riverside and I can come home for lunch. The center of everything there is to do in Dayton. Great park area on the property with a pool. free parking with well maintained and (relatively) crime free lot. The lobby is always in good presentable condition. Decent size workout room and laundromat in the basement. A soda and snack machine. Utilities paid. (mostly) quick maintenance staff. They did replace my toilet and fridge when I had issues with them.
Cons: Do not let the word "luxury" fool you, this is anything but. The only thing luxury about this place is the lobby. The units have 50 year old appliances and doors, the air conditioning/heating units are the same that were installed when the building was built in the 60s. From winter until late spring the air conditioning is turned off, you will bake. When the AC is turned on they turn it off at night (and deny it, although you can see the fans in the units not spinning from my window) until the hottest part of summer. I have had my AC units on full blast all summer and it will not get below 70 in my studio apartment. Many tenets smoke drugs and it will hang in the hallways so strong you will gag. I have had two neighbors so far and both smoked drugs. My bathtub constantly clogs and will vomit black goop on occasion. The walls are cheaply built, but I have never been to a apartment building that was apparently. I can hear one neighbors phone ring. There are multiple small dogs in the building that constantly yap. My carpets are very cheap and the carpeting tacks are poking up in multiple locations, there are cigarette burns all over it. Tile in the kitchen is separating with an inch between some of the linoleum squares. tenets will smoke (including the building manager) right outside the front door where it clearly says it is illegal to do so within 20 feet on a door sign. Every time i go in or out i must do so through a cloud of smoke. The laundromat units are as old as the building with the same pricing as top of the line laundromats. My floor will pop and crack as you walk across it like you are listening to rice crispies.
