$45 rental screening fee per applicant is Non-refundable. Each individual applicant (18 and older) is required to apply. Such costs include the use of a tenant screening service or a consumer credit reporting service and the reasonable value of the time spent to collect and collate the information.
INCOME REQUIREMENTS Gross income of 2.5 the monthly rent to qualify (applicants with a government housing subsidy must provide verifiable proof of income of at least 2.5 times the applicants portion of rent not paid by the government subsidy).
CREDIT HISTORY Applicant’s creditworthiness will be evaluated based on credit reports from recognized national credit reporting agency. No history of evictions. Credit score of not less than 650. No open collection actions, or closed collections during the past 2 years without a reasonable explanation (medical debt is not included in final determination). We DO NOT ACCEPT CO-SIGNORS on behalf of the applicant.
Under California law, applicant(s) with a government rent subsidy have an option, at applicant’s discretion, of providing verifiable alternative evidence of applicant(s) reasonable ability to pay the portion of the rent to be paid by the tenant, including but not limited to, government payments, pay records, bank statements. If eligible applicant elects to submit, the Landlord will consider that alternative evidence instead of the applicant’s credit history.
RENTAL HISTORY Please indicate if the reference name(s) is the manager or owner, and provide current phone number(s) & email address. Please include address of last 24-36 months residency.
REQUIRED DOCUMENTS -FOR APPLICATION TO BE PROCESSED: (each applicant over 18)
1) Driver’s license or other of Picture ID that can be verified
2) 2 most recent pay-stubs or Proof of Income (bank statements, Gov’t benefits, etc)
3) 2 years W-2’s for Self-employed 2 years income tax returns
4) Current bank statement (Min proof of 1st month & Sec Dep in account) Sec Deposit is due at time of acceptance. Within 14 days of acceptance- 30 days of rent due, regardless of move in date. Second month of rent is prorated based on date of initial move in.
PETS When a pet and/or animal are considered for a property, they may be approved at the sole discretion of the Landlord & Property Management company. Include Picture of your pet with this application. Renters Insurance is required covering certain breeds that are considered aggressive dog breeds. Additional charges will be required for allowable pets. Assistive animals for persons with disabilities are not considered pets, but still require advance authorization by the property manager. Additional charges are not required for assistive animals.
NO CASH POLICY We do not accept cash for rennet, security deposits, application fees, late fees, etc., under any circumstances.
OCCUPANCY STANDARDS No more than two persons per bedroom plus one other person for the unit will be allowed to occupy the property. Any exception will require advance written consent from the property manager.
APPLICATION VERIFICATION Information included in Applicants application will be carefully verified. Applications will be denied for any of the following reasons: Incomplete application, Inability to verify Applicant’s identity, Inability to verify any other information on the application, Legal, verifiable household income requirement is not met, Credit report contains any open collection accounts other than medical services, Credit report contains an open bankruptcy, prior eviction, unsatisfactory rental references, Criminal conviction of felony manufacture or sale of controlled substances, Applicant demonstrates threatening or abusive behavior toward property management or others during the property showing, the application and /or approval process.
APPROVED APPLICATIONS: Available vacant units will be held vacant for a maximum of 14 days from date application is approved. Requests to hold a unit vacant longer than 14 days from date the applicant is approved will be subject to Owner approval and cannot be guaranteed.
Applicant understands and agrees that: (i) this is an application to rent only and does not guarantee that applicant will be offered the Premises. Property Management is dedicated to a fair and equitable process for selecting residents that meet its requirements.
