Awful Experience!!! I am appalled at the practices of this apartment complex. We secured a lease with 42 Magnolia Spring 2014 and stayed with them until Spring 2016. the entire time we received calls about cars and other items that did not concern us. We ended our lease May 2015 after the apartment had been cleaned thoroughly. Of course the apartment manager was well aware of some issues in the apartment when we moved in. We were informed that a checkout walk through was not necessary. However we received no communication from the apartment management for 8 months until we received correspondence from a collection agency stating we owed money for apartment repairs and cleaning. I have never been so disgusted then with this act by the apartment management to collect money under pretense since there was no notification prior to collection. I question the legality of what has been done here. I would advise any possible tenents to stay clear of 42 Magnolia or any of their affiliates.

Excellent place to live! I looked at 15 separate apartment communities in Columbia before deciding on where to live and 42 Magnolia was the clear winner. Great accommodations, friendly neighbors, all the amenities I want, and most of all: friendly staff. Awesome common area with a pool, grill and tennis court that I use daily. I would certainly live here again.

The complex is quite attractive from the outside, BUT the apartments are small, over priced, in need of updating and renovation (no microwaves in any of the apartments), the complex is overrun with GIANT (2.5 inch) cockroaches at night (that can fly), the front office (especially the manager) is very snotty, the old AC system barely keeps pace with the SC heat AND management allows regular unfettered access to your apartment by some redneck exterminator who shows up unannounced and just barges in. If you move here, keep your valuables put away at all times, secure your personal papers with account numbers and other sensitive information and password protect your PC. I would not recommend this complex to anyone. The positive aspects are that the high prices keep a certain economic demographic out of the community (no homeboys or rednecks except for the exterminator) and there's a Starbuck's about a quarter of a mile away.

Well, Well. We are currently finishing a lease with no plans to renew at the end of our lease terms. 12 month lease for a 2 bedroom on the 1st floor cost too to much for what is delivered. At $1100 a month, you are paying for location and not much else. The staff is fine, very helpful and in tune with the community. The construction of the apartments is the issue. We have 20 plus cards sitting in our files, each representing a visit to make a repair by the maintenance crew. Repairs include -new AC unit, -flooding through the windows, -black mold, -replaced carpet, -roach issues, -closet racks not supporting weight of clothes - toliet running without human interaction...and the list goes on. The staff was very responsive to each repair but I became uncomfortable calling them because the only conversation we had was about needed repairs, did I mention our building isn't level thus causing leaks through the windows. The management team told us they are working on a settlement with their insurance company but that was last summer. As you tour you will notice blue paint on some of the balcony rails...thats means the rail is rotten and is to be replaced. Once again the buildings were poorly constructed and poorly maintained over a number of years but the staff does work hard to work around the bad hand dealt to them. Oops forgot about the noise......yeah you will know all of your neighbors personal affairs because the walls are so thin I can tell you whats for dinner every night in the apartment above us. Note I worked for the State News paper and was directly involved in the "Best of Columbia Contest"...if you didn't know, the contest is a insider marketing trick and the contest is almost rigged. So when you see the sticker "Best of Columbia" in the Window don't believe the hype. It's not as if anyone reads the State News Paper anyway and how many of you sent in your vote for the "Best Apartment Complex" Just not worth $1100 to $1200 a month....Did I mention I like the staff..this is not personal I just hate to see more people get over sold and under delivered. Maybe at $550 a month the issues would be more tolerable
