Jean was very helpful and she cares about you as a tenant!!! When there was a problem with our roommate, Jean was able to provide us with a solution!!! During other small instances, in which I needed Jean's help, she was also able to provide me with a solution!!! I really felt like Green Street provided me with a great value while I was their tenant last year.

I rented an apartment from Green Street Realty in Charleston, IL. I moved out over 2 months ago and havent received my security deposit refund. All of my bills have been paid (as that was a requirement of my lease agreement since June 21 I was waiting for a final water bill). This is ridiculous. Where is my money Im owed for maintaining my side of our lease agreement? I dont want to fight any deductions, frankly i dont care that carpet cleaning and drip pans were deducted from my deposit; I just want my refund. And before you bring up change of address/forwarding address/etc. I provided you with a forwarding address as well as changed my address with USPS, I have received other mail that was once sent to 1125 4th Street and now is being sent to my new address.
I would like to edit my post/review: I did receive prompt communication after leaving my post, and I did receive my security deposit about a week ago. However, it wasn't post marked till July 12, which leads me to believe it wasn't sent the week of June 21st like I was told. I am happy I finally received it though so all complaints stop there.

He went above an beyond and took the time to fix my washer the right way. He embodies Green Street maintenance in an absolutely perfect way. They fix it right the first time!

First of all, many of their 5 star reviews are obviously fake or fabricated. You can see that almost all of them only have left a single review, which just so happens to be for green street realty. What a coincidence. As many others have said, I highly recommend you find a different company to rent from. The people at the front desk were the only pleasant people I had encountered here. Both the leasing agents and a manager I escalated my issue with were incredibly rude. Their maintenance staff are a joke. Once my toilet was over flowing and the guy who came out to fix it just stopped the water completely and that's it. Said he didn't know how to fix it but he would "text his buddy." Proceeds to sit down on my couch and kick his feet up on my table for about 20 minutes before saying he guessed he wasn't gonna get a response and that someone else would be there Monday to fix it. So I couldn't use my toilet (in a one bathroom apartment.) If you do rent from them, make sure you insist on seeing the unit that you will actually be receiving. They are known to show everyone the nicest unit then all of the sudden "whoops you're getting switched a different one!" And when you ask them to see the new one they act demeaning and say "they're all the exact same." Should have been a big red flag for me, but no they are not all the same. There is a reason this place has such bad reviews.. it is because they truly deserve it.

If you can somehow see my full name, then your record keeping must be very poor because I have unfortunately lived in one of your units in the past two years. Was looking for a new place something bigger and I worked with BRYAN GOODE he was very knowledgeable, kind, and made sure that signing a new lease was smooth and easy for me. Great experience with Green Street Realty. There were a handful of issues throughout the lease. Green street sent over a handy man, Jason, who was fantastic! Fixed the backdoor when we had issues after a storm, replace a porch railing fairly promptly after sending in a work order as well as air conditioning issues, replacing a dining room tile, window screens and blinds, and always very friendly! I'd rent again with Green Street just for the great work, friendly and caring service and straight speaking. Thanks Jason!

Green Street has pleasantly surprised me with how well they handle most everything. They have quite the range of properties, from brand new luxury apartments to simple, cost-effective, no-frills locations for those of us on a tighter budget.
I live in a nice little one bedroom that's been maintained well since it was constructed a decade or so ago. There are some obvious dings and scratches from previous tenants, but overall the place is in really good shape. They also managed to cram in the amenities that I need, like an in-unit washer and dryer.
On top of all that, my property manager, Amy Peterson has been a godsend. At the start of my lease, I moved in and noticed a handful of small problems that weren't much more than inconveniences (damaged window screens, stuck light bulbs, etc.), so I didn't expect the maintenance team to prioritize them. However, Amy herself stopped by, toolkit in hand, and took care of as much of the minor stuff as she could. She even insisted upon providing new batteries for the smoke detectors, since the previous tenants left them empty.
So, overall, I haven't had any real complaints with Green Street. Their rent is fair, locations are solid, and maintenance is really responsive. I'm happy enough with them that I renewed a lease for the first time in my life!

They even allowed multiple showings of the same properties because I wanted to make sure I liked the place before I signed. Way better company than CMP, I don't feel like just another number for them, but like an actual customer they care about.

This landlord company doesn't care about its residents' concerns. I live at a complex that allows dogs and many of the dog owners here do not pick up their feces. I have contacted the property manager several times about this issue and nothing was done, even when I sent him pictures of a resident caught in the act of walking away without picking up her dog's poop. As a result, the complex has dog poop ALL OVER the grassy areas and has become so bad that I had to call animal control to make a report (it is against city ordinance to have an accumulation of dog feces). The property manager, in response to my emails pleading with him to do something, was essentially "I don't have time for this" and "I tried to help" (all he did was send out an email asking people to pick up their poop. Which was 0% effective, as people obviously ignored it).
The state of the grounds around the complex has become so gross and over saturated with piles of dog poop that it is hazardous to walk my own dog there, because dog poop can transmit parasites and other unwanted things.
It is not hard to put up signs warning people that not picking up after your dog can incur a hefty fine and also to put in dog waste stations to encourage people to use them. It is also not hard to install a few security cameras to ensure that the appropriate people can be fined for repeat offences. For a huge company like Green Street who owns a majority of the buildings in this town, I'm sure they can spare this expense. But instead, they ignore the problem and do nothing.

This is gonna be long, but please read all of this if you want to know what GSR is really like. They are super nice before you sign your lease, but after that all you are to them is a dollar sign nothing more. When I first moved into my property that I was renting, we did t have any air conditioning for 3 days. That was in the middle of August. My son wasnt able to sleep at night because of how hot it was in the house. There was also leaking pipes, mold, and mildew. We eventually reported it to the city and had an inspection and made them fix everything that was wrong with the house(which took over two months). After that they didnt even clean up what they fixed. The maintenance people were nice, but they didnt really fix anything the first time around. It was always multiple times of them coming out to fix something. Not only do they take multiple times to fix something, they proceed to say that its your fault and charge you a ridiculous amount of money for it to be fixed. When its something small that takes half a second to do, they charged us $40-50 for it. GSR is nothing but crooks. We had maintenance jobs open for 2 months before they would fix it. I also cant tell you how many times they broke the lease but wouldnt own up too it, but if you were to do it it would be a big deal. It says in the lease that were supposed to meet for a final walk through of the property. When we tried to schedule that they said that they have too many properties and that they dont schedule those, so right there they broke the lease. Then they charged us for a bunch of stuff that wasnt actually wrong with the property. We had the tenants after us, text us and say that we had left stuff in the house, so clearly they didnt do a walk through. We had our basement flood multiple times and they never did anything to fix it, just cleaned it up and blamed us. The people at the office suck too. We had one of them talking bad about us while we were there within earshot( tbh she prolly hates her job). They are the most unprofessional people that you can rent from in town, I would definitely suggest to save your money and rent someone else. If you choose to rent from them become buddies with the tenant union and know what your rights are. Im also about 90% sure all of the good reviews about this place are from employees or people the company made so that they can look good. Its really convenient too that a lot of the people who left bad reviews GSR says that they have no record of them living with them. Kinda funny isnt it. So please GSR tell me I didnt love you with guys. Ill come in there and straight up show you guys my lease. Listen to the people whove suffered from them. DONT RENT FROM THESE PEOPLE.

They couldn't take care of one apartment building let alone hundreds. They make this area worse and if you can avoid it do not rent from them!!! Literally anyone would be at least slightly better. I'm pretty sure I could run their company better than the morons they have working.
They will probably respond by saying they have no idea who I am. Look at all the other one star reviews where they basically lie or blame the tenant. They tell people who lived there for over a year they "have no record of them".

I highly do not recommend this realtor under no circumstances. I have been afforded the unfortunate luxury of staying in one of there many properties. Very spacious apartment but they do not offer you anything additionally (utilities, WiFi/internet, security, etc.) Upon moving in I (as well as my parents) have witnessed and took pictures of broken furniture and immediate concerns. Things are constantly breaking or are not in working condition even after being fixed. Youll end up paying entirely too much money. The architectural structure of the building as a whole is unfit and poorly crafted. On top of the disgusting look of the building (trash everywhere, dark dingy hallways, nasty hallways) the customer service is absolutely terrible. If there is an issue they do not contact you or reach out to you. The staff all have nasty attitudes and are very unprofessional. Do not spend your money with them. I highly do not recommend. I will be filing something for my time and my living conditions.

Moreover, the people who deal with tenant complaints are not friendly or helpful. I provided a forwarding address in a form that is suppose to be filled when you move out and apparently they lost it. The funny thing is that I confirmed with them the forwarding address because I had not received my security deposit. Turns out they sent it to the apartment where I had signed and moved out of two months ago with Green Street because the lease was up. These people are irresponsible when it comes to giving back your money and inconsiderate.
UPDATE: As you can see from the organization's reply below, they are not willing to even admit their mistake of mishandling the security deposit. When on paper I gave them my correct forwarding address (via the move out forum) and I called the office multiple times to confirm the forwarding address.

Yes I used to work for Green Street Realty, I could not stay employed there not because of the people there but because of the clients. Everyone at Green Street Realty bends over backwards and does everything in their power to make things right. Over and over again I found young college kids who were somewhat spoiled and the umbilical cord was never cut never being able to be happy about anything. reading reviews of Green Street Realty I was curious and started looking at other reviews reviewers had made. Everything that those individuals had to say about Green Street they had to say about every other place they have been. Those that wrote negative reviews had negative things to say about everywhere. Those that write positive reviews tend to write positive reviews about everything. It's time to take a look in the mirror and find out where the negatives are coming from or in the other case where the positives are coming from. If you're going in the world being grumpy and thinking everything sucks it's going to suck adversely if you go into the world positive and think everything's going to be positive it will be great. Just remember you will attract a whole lot more bees with honey than you ever will with vinegar.

updated[9/25]: 202 E White used to be a very good place to live before the renovation is done. Although the apartment may seems old, but Ramshaw did a good job in managing it. After it is sold and taken over by GSR, the apartment is no longer a good place to live. Replacement from carpet floor to hardwood floor is nice but the poor work on hardwood floor cause extremely loud noise when walking on it. The noise isolation is ok before the renovation and became worse after the renovation. You can hear people living upstairs walking/stamping on the floor so loud and clear that it affects the peace. The garbage outside of the apartment is not cleared daily and always overflow with garbage. When there is a wind, the garbage will just fly around and mess the whole parking place. In conclusion, don't get fool by the nice renovation of 202 E White.

**In response to the thermostat comment back from the owner: My thermostat was set on 70. The SEWER pipes froze in the parking garage below my apartment and everyone's lines backed up into my apartment. It wasn't my fault that your building can't handle an Illinois winter. And I notified you EVERY winter. Maintenance did come out to fix the issue. However, it was about a week each winter that I had to go to friend's apartments to shower/go to the bathroom.

I stayed at the Atrium for a year and a couple of months. I have had a terrible experience for example my door getting kicked down 3 times. Falling down the stairs and tearing my ligament, last but not least getting attacked by roommates who moved out of there in august. During this attack at the atrium they came in my apartment and physically attacked me and harmed me. I have 2 fractured bones in my back near my spine due to this incident. I am on bed rest and a back brace because of this incident. Now if a roommate have not turned their keys in GSR suppose to change the locks. That never happened. Not only that Courtney had the nerve to email me about an eviction notice. I can't even walk,sit and stand with out assistance... I never received an apology and the company only care about their money. Not only that, Courtney have the worst attitude and does not know how to talk to customers. Courtney told my parents that I had so many guys at my apartment that maybe their girlfriends attacked me. But I saw who attacked me. Then Courtney also said that the roommate who attacked me never lived there. Courtney also said they turned their keys in. I said don't you suppose to have proof before making me leave a unit. She told me this is Champaign this is my unit and I can do what I want in my unit. So gsr told me to move out of one unit by the 10 but 4 days later I received a eviction threat from Courtney. I'm on bed rest which determine whether I'll be able to walk right again. She so determine to be somebody she's not which is VERY UNPROFESSIONAL. So they plan was to move me into another unit so 4 days later I can be evicted... Wow VERY PATHETIC! IF EVICTION WAS THE GOAL. Not a tenant. Horrible experience with green st realty when they double booked my parking spot which led to my car being towed. I dealt with TERRIBLE customer service, in which I was told by the manager that she "didn't know why I wanted an apology" because the fee of car towing was waived. MY CAR SHOULD NEVER HAVE BEEN TOWED IN THE FIRST PLACE. They are arranging for a ride for me to get there after I asked to speak with the manager and explained to her why I was so angry. But overall, totally in shock at how little they are willing to apologize and work with tenants when the MISTAKE WAS COMPLETELY THEIRS.

I would want to give zero star, but there's no option. I was a resident at 202 e white. Green street realty managed the building and it was HORRIBLE. They pick up garbage maybe once a week? so the garbage boxes were overflown almost everyday. The building was also very dirty, trashes are literally everywhere. They sold the building back and forth. Not very responsible. I returned the keys a month before the lease expires, but they say they'll going to return the deposit 30 days after the lease ends. They are thieves!!! Don't go there!!

Green Street Realty is not a company that you want to rent from. I have asked them to fix leaks in the building for over a month, and now black mold is growing. When they "fix it" they just pant and plaster over the mold in hopes that it fixes itself. I have been to the doctor multiple times and have been told that I am starting to show symptoms of asthma to exposure to mold. THIS NEEDS TO BE FIXED! I hope that this review will inform them, because work orders don't.
Not only are the slow on fixing leaks, they are unfair when they grant pet leases. It was my hope to adopt a dog that would grow to 30 pounds, but he would be to big according to GSR. But my neighbors have dogs that are over 50 pounds! This is unfair to everyone.

Even if the apartment that you see looks "fine", I guarantee the ones surrounding it are quietly brimming with bugs and trash. They are ruining good neighborhoods in Champaign with their nasty Properties. Why are they allowed to build new properties when they don't take care of the ones they have? Otherwise she makes it known if you are living in one of the lower end properties she doesn't care what issues you maybe having just pay your rent. You have to be a student to have any type of priorities with them.

***Update - 06/27/2017 - Our sliding door was FINALLY replaced, I thank you for taking it "seriously" and replacing it... it only took almost two years of complaining about it, and power bills in the winter of over $250 a month, for it to finally be taken care of.

They really do have the "largest selection in town" like their ads says. The girls at the front desk are great - even when they are busy! I'm glad I chose Green Street Realty as my home. Both leasing agents I have worked with (Chris and Ashley) are professional, upbeat, and easy to talk with. The office workers have always been very nice to me. They are often running different specials for their renters like free concert tickets and gifts for renewing your lease.
Maintenance has been very quick throughout the year. I've never had to wait more than a few days for things to get taken care of. The maintenance team at Green Street Realty is great. The maintenance guys are polite and respectful of your privacy. I always ask for a call before they come, and they've obliged. When they know they aren't going to make it that same day, they've been honest and let us know when we should expect them.
We are graduating and won't be renewing our lease, unfortunately. Showings have been 1-2 times a week as of late because we are one of the last apartments in our building left to rent. This kind of sucks, but it's to be expected, I guess. When we were looking for apartments, I really appreciated Green Street showing us the exact unit we would get to rent as opposed to show units that other companies had us look at, so I'm sure the people viewing our apartment appreciate the same! We always get an email the day before they come by and the leasing agents that have shown our apartment so far have done a great job of respecting our wishes (asking if we mind that they show the bedroom when we are in there, wiping shoes off when it is rainy, etc).
All in all, it has been a great two years and I've really enjoyed renting from them! I decided to finally leave a review because of all the bad reviews I read about rental companies while I've been looking for an apartment in Chicago for after graduation. It seems like only the disgruntled renters write reviews lol and my experience with GSR has been very good.

Leasing agent was nice, but everything else was terrible. I can't believe that there was a cleaning crew that cleaned my apartment before I moved in! Black mold in my air conditioner(figured that out after my lungs started hurting after a month or two.
Told them there were pigeon feathers flying through my air conditioner and all they did is tape the perimeter of the inside of it and replace the inner part with styrofoam crap. As soon as I turned it on I left my apartment because the smell. Came back and the styrofoam was turning black.
Next Is my heat. Told them I didn't have it, thought the crew came by and fixed it. They never did, I waited till my high performance computing setup wouldn't heat my apartment till I noticed It didnt work.
Took them a week to fix it. They said they wanted to bring me space heaters and I said just fix it in a day or two its fine. Took them till I called them again, and again.
The carpet was ruined from the start. The bathtub is rusting everywhere from kegs breaking the ceramic and flower stickers that werent easy to take off I guess. The windows are sometimes openable in my room and the kitchen freaked me out so bad I didnt even want to put my silverware in the drawer.
I work for a commercial cleaning company and this is embarrassing. You get what you paid for. $605.00 a month utilities all included. Remember, you get what you paid for! Im sure green street feels the same.
Oh I forgot, I've smelled gas outside my building for about a month now. When I open my second floor window or walk past my building at night I feel even more scared to go to sleep; it's an even stronger odor in the evening.
The service from "most" of the maintenance/contractor's workers have been great, but the people inside green street whom I've met are rude. Feels like the people who run green street are still in the college lifestyle or maybe they forgot that they work for the people. I feel no passion/empathy from this realty company except from the realtors and the neighbors around me. Maybe that's why I fell for it I guess. Gave it two stars instead of one because the price.

Would give negative stars if possible, just know that when you sign your lease, you relinquish any and all forms of privacy.

Once I signed my lease I noticed how unhelpful and rude their staff has turned out to be. Their whole demeanor and once bubbly personalities totally switched. They have shown to be rude and could care less about the needs of their tenants. Even when it comes to asking questions they are very short and rude with their responses. After only about TWO months in to my lease I received an email asking if I would like to resign with them for next year. If I chose not to then they would be showing my apartment come the following month. Like what? I haven't even unpacked my belongings yet! Had I known they would be allowed to do that there is no way I would have signed with them. My lease says that Green Street Realty should give me at least a 24 hour notice before maintenance or anyone from their staff enters my apartment. Only to find out that they just walk in whenever. I have came into my apartment at least 6 different times after being at work and had a note from a group called TLC saying that they were in my apartment to spray. So they get to break my lease but I am not allowed? They show up whenever they want and get free roam of the place I pay an arm and a leg for without any consequence? So what am I paying rent for when it's being made clear every time that they enter without my consent that it belongs to them!! I will never rent from them again this had been the longest 4 months of my life and I cannot wait until my lease is up!
