Everything is brand new in the unit. There is only 1 assigned parking space per unit. Another other tenants/roommates/guests would have to park out on the street. You are more than welcome to drive by the rental and check out the Parking and see if this is a good fit for your family. There is a washer & dryer located on the main level. The Master bedroom has its own full bathroom. A second full bathroom located in the hall way for the other bedroom to utilize. There is a half bathroom on the 1st floor for guests to use. There is no garage but plenty of storage space in the unit. This unit faces the Back of the main street. So the view from your living room area would be looking out to the train tracks. The back unit faces the main street.

LIABILITY INSURANCE: All tenants are required to carry liability insurance in the amount of $100,000.
BEFORE YOU APPLY: You must be willing to start the lease within 7 days of applying if the property is vacant at the time the application is complete. If the property is not available until a future date, you must be willing to lease within 7 days of the availability date. Please check with our Staff if this is a concern.

DOCUMENTS BEFORE YOU START APPLICATION:
A copy of state and/or Federal issued photo ID. eg. Driver’s license, passport, military ID,
Proof of Income for all applicants include, but are not limited to, last two pay stubs, payroll report from employer. A written letter of Hire for new hires from employer detailing wage/salary, position and start date is required if applicant has not received a pay stub yet. This must be on Company letter head. Current proof of government income (Social Security, disability, welfare, etc., proof of retirement income, liquid assets (e.g. savings/bank account, stocks), proof of spousal and /or child support, or any other legal verifiable income. More verification may be request if the income is not consistent.
Self Employed applicants must provide a copy of last two years of tax returns. Applicant must also provide documentation of the current year’s financial performance in addition to previous tax returns.
APPLICATION POLICIES:
A Completed application must contain all items listed above. Fully completed application packets will be process. An incomplete application package will not be considered. Please attach all your documents to your online application and make sure that they are clear & readable.
Our application process generally takes three-five business days from the day your application is complete. If there are multiple applicants, the process can sometimes take longer. We make no guarantee as to the time it will take to process your application. The time varies based on the responsiveness of your landlords and employers and other business demands.
We must verify your rental references so please make sure to provide working phone number for your current and previous landlords. If possible, it is a great idea to let them know ORCA Information will be calling in advance. If you cannot provide contact information for your landlords, we cannot consider that history and your application decision making may be affected.
If you have not seen the property, your application may be subordinated to other applicants who have already seen the property. We strongly encourage you to tour the property prior to applying. If you wish to rent the property sight unseen, you must be willing to sign our Sight Unseen Addendum.
Please note, if your application is approved, Piazza Realty Property Management needs a minimum of 2 Business days to prepare the property and or any final paperwork prior to your move in.
HOW TO APPLY: Each Adult must fill out a separate application. Anyone 18yrs + must fill out and application that are currently employed or not. There are no joint applications for married coupled or co-signers. We must verify credit, rental history, income and criminal history. Only fully completed applications will be processed.
Credit must be a minimum of 600+.
Factors that will take place such as your move in date, pets, behavior and cooperation with our Piazza Staff may also be considered in the application final decision.

We are not accepting comprehensive reusable tenant screening reports at this time made available to the landlord by a consumer reporting agency.
