Howdy!! I have lived here starting fall 2016-present. Honestly, you get what you paid for! Rev Ranch has one of the cheapest rates in college station and the best deals for college students. $399 a month is a great deal, but dont expect high end appliances for what you pay for. All the appliances i had always worked or maintenance works on them in a timely manner. Maintenance does help even with the slightest things like changing a light bulb. I recently moved into a new building and there a few things that need touch ups but i am positive that maintenance will help as they usually do! People who live here are very down to earth! In the three years i have lived here, i have never felt threaten or unsafe. I would study late night at the study lounge and felt comfortable! Amentities are great! I worked out all of summer 2018 with Decent gym equipment. Pool is great and large! Trash pick up is so convenient!! A/C works perfectly. Heads up, bedroom C is the biggest room but has bad A/C connection. Rev Ranch is not stingy when you move out. I moved out and got billed for carpet and blinds which i totally understand because i didnt clean them. $399 a month is a great deal. Only other apt in town is parkway place/2818 that has similar rates. I strongly recommend rev ranch. For everything you get and what you pay for..its perfect! It is true that the furniture is not new and the appliances can be rusty, but again you are paying so little for a fully furnished area with many amenities. Parking is no issue and the Aggie bus works perfectly with rev Ranch. There is a dog park and dumpster that is so convienent. I am a quiet resident and enjoy the community. No large parties, no disruption, and no inconveniences. The management is extremely helpful! Whitney and Paige are the nicest people you will ever meet! (Bless their hearts). I had one day that my room was covered with bugs (note: one day out of 3 years i was here) and they accommodated me immediately and within 24 hrs my bedroom was back to normal. Student workers arent the most helpful but they try their best with the access they have! Overall, their end goal is make sure their residents are happy and rev Ranch does succeed. Leasing is such an easy process and the leasing agent really takes you into consideration. All of my bedrooms Ive lived in were my preferred places. Money management is extremely easy! With the 3 years Ive lived here, i probably had 4-5 minor issues. Ive had such great memories here and had a fun college experience. I would be more than welcome to refer additional people to live here.

If you want to live in this apartment, be prepared for bad attitudes. I helped my girlfriend move in this summer and the experience was indeed terrible. Once she signed the lease, the staffs became unwilling to offer any help. Take just one as examples, the office randomly assigned the rooms disregarding expressed will, which was promised to be honored. And the office refuse to make any changes even if all the residents in the apartment agreed. Besides that, during our communications with staffs, they are always rude. Plus, they never call back when they said they would reply you later.

Whatever you do, DO NOT LIVE HERE. Management is terrible and extremely rude whenever there's an issue. Maintenance just walks in whenever they want to check air conditioning etc. They don't even knock some of the time. The management had harassed me before banging on my door and then bedroom window when I wouldn't let them inside. They never give a warning when they come over, they just let themselves in, it's very rude. Furniture is old and appliances are all run down. Dryer takes 3 cycles to dry your clothes so you best stay at home a few hours to make sure your clothes will be dry. I have mentioned this to maintenance and the managers at least 5 times and they have not replaced it. Instead, the maintenance guys "fix it" and just leave it the same as it was before because this place is too cheap to replace anythingFake wooden floors are peeling off the ground, bed was old and stained (I had to ask for a new bed), dishwasher was wobbly and noisy (they won't replace that either). Also, utilities are extremely high, it makes no sense. My rent is supposed to be $480 a month plus utilities and somehow it comes out to around $580 a month. So $100 extra for utilities????? Move into a house or an apartment somewhere else, any place is better than this. Also, everywhere looks messy, the outside walkway to our doors are filled with trash and even vomit from drunk people and no one cleans it up. Someone's vomit was outside my apartment for days. There's really sketchy people that live here as well and one person was held at gunpoint a few years ago and robbed. Bunch of robberies have happened here, however, I did not hear about this until after I moved in. Lot of break-ins because we live right next door to low income apartments so a lot of no good people around here. Take my word for it or you will surely regret it. :)

Absolutely love this place. Office staff are always on point the minute you walk into to the door to address whatever need you have. Even the student employees operate at a level better than most full time staff at other complexes. Customer service is first priority here and it shows. Maintenance is at a perfect level. When I submit a work order it is usually handled the same day, sometimes the same hour that I turn It in. The apartments themselves are more than adequate. They are not to big, not to small for people who want to live a simplified life style. The kitchens are larger than most apartment complexes. Its not galley style, they are a true U shaped kitchen that works with cooking for one or more people. I love the separate laundry room with its own pantry inside of it for the extra kitchen stuff. What can I say. All the negative reviews must have been people with a chip on their shoulder for something they did wrong to the complex and want to put some tarnish on their reputation. You should come and look at the units here. You will not be disappointed or discouraged after you look for your self and not listen to the negative posters here. It is truly a wonderful place to live.
