I would stay FAR away from this place. In summary? Dog poop, all-night parties and mold, and RUDE office staff. Timbercreek gives other apartments a bad reputation. This was the worst place I've lived in my rental history. Just heed the warnings of the 100s of bad reviews of Timbercreek that you see online. Don't be fooled by the fancy marketing and the fake niceness, these people get paid extra for getting people to move so they will tell you anything to get the sign-up bonus...

NOT SAFE - CRIME IN PARKING LOT There are no cameras in the parking lot and no security. Had my tires wiped clean from my car. I don't feel safe here and constantly worry about my car being vandalized. If a crime is committed toward you, do not expect any help from the front office either and do not fall for a bogus response about changes in security. Nightmare on S. 1st Street Unit 102- My son and his roommate moved here in mid-July this year. In August their nightmare began. Plumbing problems from the beginning. They made 7 repair requests due to faulty plumbing in the bathrooms, and on one occasion, they included the toilet was leaking "moldy water." We have pictures that were provided to management showing 2 moldy air vent returns. We asked for a mold inspection to be done, and were told they don't do mold inspections. They replaced the 2 air vent returns and "spot" cleaned the areas. We still have no information as to the extent of the mold problem - considering the plumbing issues have been ongoing for 4 months, who knows how bad it is. I will get into more of this later. The other MAJOR issue is bedbugs and roaches. A request was made on November 10th to inspect and treat for bedbugs and roaches. The boys had cockroach traps and bed bug repellent traps in their unit (I didn't know this until this mess began)....who needs these in the place where you live?? They finally sent their pest control service out and low and behold, active bedbugs! Let me also say that we spent close to $2000 on brand new bedroom furniture, mattress, and linens. Management sent my son and his roommate a bill for $1000 to have their unit treated LOL...Management couldn't get the service scheduled until 19 days AFTER they were notified. We tried to explain to them that the unit was UNLIVABLE...they disagreed....I invited the manager to spend the night in my son's room and sleep in his bed if she thought it was livable...of course, that didn't happen. We provided photo documentation of the bedbugs on the bed, on and around the window sill, and the bites on my son's arm. Seriously, who wants to live and sleep in a bed where you showed them live bedbugs? I was completely disgusted and sick at the thought of my son sleeping in his OWN bed. Management does NOT care about the health, safety, and well-being of my son and his roommate. They have been displaced since November 20th...paid for rent for 11 days in November they couldn't live there, and continue to pay rent for a place we don't know is safe from mold and bedbugs. In order to prepare their unit for the treatment, they tossed hundreds of dollars worth of food and other items. I told my son to toss ALL his new bedding, pillows, towels, etc. and purchased new again. I offered to show them the receipts of how much money we are out of pocket - they DON'T CARE! The new stuff sits in my garage until we can get he and his roommate OUT! They offered to move them to another unit in the same complex or to another of Roscoe Properties....AS IF! Go read the reviews on this property and the other ones - that was NOT gonna happen. They "allowed" us to submit a 30 day notice for an agreed termination of the lease, but not WITHOUT further cost to us. They felt it was "generous" to offer us that, but we had to agree to pay half of the re-let fee, which was $725, and we get to continue to pay for the utilities, oh and the best part is we have to pay a pro-rate portion of the rent for January! We tried to get confirmation of the terms to terminate from the front office, but to no avail. My son sent several emails because we wanted to make sure EXACTLY what we were going to be liable for. I called the office and the rudest young man, Johnathan, I have ever encountered answered the phone. He refused to put me through to the manager, Shelly, and for the next 11 minutes I kept calling and most of the time I was hung up on. I recorded this 11 minutes and offered to provide it to upper management, but they weren't interested. Had Shelly bothered to respond to emails, we wouldn't have had to wait to put in the 30 day notice and wouldn't have gone into January. After this, I got online and called Roscoe Properties to speak with the regional manager, Cheryl. My initial contact was encouraging, however, that was short-lived. I sent her the thread of emails and the pictures of the bedbugs and mold. Apparently, they didn't make a difference to her either. We are out of pocket HUNDREDS of dollars and will be out HUNDREDS more because of their "generous" offer. What a JOKE!! Make sure you read your lease and the addendums. There is a bedbug addendum and a mold addendum...you are forced to buy renter's insurance, so next time make good use of the box to check where you will have someone come out and inspect the place for both! Lesson learned! Another red flag - my son and his roommate didn't have to pay a deposit, but rather an "administrative fee" that, of course, is non-refundable...seriously, what a joke. Don't just take our word, PLEASE go read reviews - they are out there. I can tell you that if the boys had read the reviews, they wouldn't have even moved in! Apparently, Building 1 is where the majority of the complaints I have read come from. My son and his roommate are in that building, Unit 102. We can't get them out of there fast enough! Read the Texas Property Code Section 92.052....the landlord has a duty to provide a place that does NOT affect your physical health or safety. It doesn't take a genius to figure out bedbugs and mold fall into that category. Read the reviews about the management team as well...RUN don't walk from this place! Our nightmare continues until January 7th, although, the boys will be long gone before then.

I have literally had over 2 thousand dollars in property theft and damages happen from VISITING these apartments, not even being a resident. The apt I was visiting had neighbors who had vomit and trash bags in front of their door FOR WEEKS, despite complaints being filed. Some of the residents are nice but overall, I would discourage anyone who was thinking about living here. If you're an adult, trying to live in peace and not have your things stolen or damaged, probably not the best place to live.

The absolute worst if you are ever in a crisis. I got locked out of my apartment and they told me sorry you are out of luck. My dog was stuck for hours having to go to the bathroom and they didnt consider that an emergency. This is a pet friendly facility, but have no consideration for them in an emergency. I always give them the benefit of the doubt being that it is an older facility, but things are breaking all the time. Lizards have crawled out of my disposal on numerous occasions. First time apartments dont know where to live its great for two months. Other than that they do not care about you and are only seeking your money. Good luck to you if you sign a lease. Right now I cannot wait till I can get out.
