This company honestly doesnt even deserve one star. When we moved into the property nothing was cleaned and it looked like they hadnt come in at all to do any work on the property. Outlets were hanging out of the walls, tile that had broken was covered up with cheap tape, the list goes on. There was little to no parking on the site as well, not enough for everyone living there to park. We were told to get friendly with our neighbors for extra parking spots....On top of everything they also didnt pro-rate the first month for us, despite the fact that they needed the first two weeks of the month to do repairs. Would have been fine with repairing everything ourselves if we would have gotten the first two weeks of the month to do them. Northcutt will charge you ridiculous amounts with no explanation, make sure to read the fine print on the lease & get ready for the staff to have no idea whats going on ever. You have to stay on top of them to make sure all paperwork is done correctly and promptly or you will most definitely have something go wrong.

Best realty company in town. If you look at OTHER companies' reviews here, you usually see horror stories about untreated black mold, fraud, "forgotten" payments, etc. With Northcutt, it's just complaints about the *$&# that every realty company does (finding excuses to not give you back your whole security deposit when you leave). By the low standard that other companies have set, looks like Northcutt's pretty good.

really clueless staff. If i had a nickel for everytime i asked this company a question and got several conflicting answers then i would be a rich lady. Also they are really quick to fine people without checking to see if they broke the rules. I was fined for my dog who has always been allowed to live there. I even signed a pet addendum and paid a pet deposit for him.
Also there have been a couple of times where they have added a late fee to my rent because they said they didnt receive it in time. Even though my check was turned into their drop box on time; they just decided not to check their mailbox before charging me a late fee.
My biggest issue right now is that they have been sending pest control to my house without me being there and without warning me ahead of time. I never find out until after they have gone. One time i was home and they literally just walked into my house with the key that they had. Alabama law says that you have to give the tenant 2 days notice before entering the property. This especially concerns me because i have a dog and never know when they are coming so what if my dog gets scared about an intruder and bites the guy??? i guess they would find a way to hold me responsible for that even though it could be avoided if they would just tell me before they send someone inside of my house.

I can understand the frustration of the people who have put negative reviews on here, and it is my personal opinion that most of the realty companies in auburn are just trying to make money off the students and their parents. HOWEVER, after dealing with northcutt for years- I can honestly say they are the best in town. If I had problem, they'd immediately send someone over to fix it. Please consider using them instead of PLAINS PROPERTIES. Plains Properties WILL take your money. You'll save money in the long run with Northcutt

Even a 1 star is a waste for this realty..EVERY THING was not ready, i have never seen such a dirty carpet in my whole life and they did tried to steam clean but stains never came off. They missed my move in date and will not change carpet out so i asked them to reduce this month's rent, they said no. Stove burner was taken in to pieces, condition of this unit was horrifying. If you have a chance to choose different realty. do it.

I don't normally post comments, but today I feel the need. I see a lot of negative posts about Northcutt Realty. However, my experience has been nothing but positive. My husband and I own a condo in Auburn and we have needed help with several issues, including 2 emergency issues involving water from above units. Northcutt maintenance has responded quickly and has been very helpful in resolving the issues. They have even sent a technician to our unit when our son was out of town to check on the air unit for us. They have always been professional and kind and we have been very pleased with the service we have received. Thank you, Northcutt Realty.

The maintenance staff responded quickly and effectively to any issues I had, and the office staff was very friendly...except for one tall, older gentleman. Now, I'm someone who always paid his rent on time and lived up to the terms of the leasing agreement, so I gave him no reason to bother me. But this guy was condescending, unprofessional, and didn't seem to care about considering things from others' perspectives. I once caught him needlessly inciting arguments with other employees on a couple of occasions. On another day, I asked him if the realty company had waiting lists for apartments, and was belittled for my evidently dumb question. All in all, he was so offensive that I docked the entire realty company one star as a result.
Northcutt Realty: 5 stars. Cranky old office guy: -1 stars.

As far as day-to-day activities go at Northcutt, they appear to be exactly what you would expect out of a realty company. Most of the office staff is polite, the maintenance workers do a satisfactory job, and maintenance issues are usually addressed in a day or two.
However, a few incidences led to the 1-star review. First, when I moved into one of the apartments I was given the key but no parking tag. When I asked about the parking tag, they responded with, "we just ordered them so you will receive them later this month when they come in." Not having parking passes ready to go for the start of fall classes is a demonstration of their incompetence. Classes start approximately the same time every year, and most Auburn leases start in August. Anyone with an ounce of common sense would understand that enough parking passes need to be ready at the start of August to accommodate every tenant. Instead, since my lot was one of the closer ones to campus, I had to park at other places than the complex I was paying for because non-residents realized that parking tags had not yet been sent out. Secondly, if you are graduating in December, or looking for someone to take over your lease for the summer months, be prepared to feel mugged when they assess all of the fees. One of the fees stated that it was because Northcutt would help in finding someone to take over the lease. I found someone myself, and they still would not come off or even down on the steep fee. They stated another one of the fees was for cleaning and basic preparation for the incoming lessee. However, I can tell you that no cleaning was done. So again, they're taking fees, but not giving you what you pay for. When I talked to Van Northcutt about coming down on the fees, he threatened to not approve the re-lease and cause me to be stuck paying for rent in a place I wasn't living--what an unethical guy. Finally, when I did move out I had to wait upwards of 2 and a half months in order to receive my security deposit back after being assured several times that it would be sent in the mail "soon."
In summary, if you will be in the apartment for the full 12-month lease, you might not have too many problems. However, if you're not going to be there for the whole twelve months, do not lease here unless you are prepared for several "headaches."

If you keep it professional and communicate with them your time wont be that bad. Northcutt doesn't mess around though. Everything they do is by there existing policies. For instance they have crazy leasing fees. If your not careful to read what you are signing they will charge you expensive re-leasing fees, transfer fees, maintenance fees, and more fees lol. That part I thought was a bit unethical. You have been warned. Read the fine print otherwise your wallet will hurt.

WHAT? This place is a scam-fest. Absolute worst place i have ever rented from. DO NOT RENT FROM NORTHCUTT
