Fairly quiet apartment complex, even though there are many young, college students living here. Id say about half the tenants are college students and the other half are quite a diverse mix of people. Laundry room, workout room, and pool kept in great condition for tenants to use 24/7. Gated community adds a level of privacy. Great condos with fairly new appliances. Excellent location, right behind Sanford Stadium. You cant beat the price of living here considering the benefits!

Lived here for 2.5 years, and basically have no complaints. The condos aren't huge, but very liveable for two people. Since this place was built in the mid 60s and remodeled and renovated in 2008, it has the durable, but old construction on the outside, but the insides are up to date and cozy, unless you hate concrete walls. (spoiler, the concrete block walls and brick on the outside means your power bill is $50 a month in August)
It's a very quiet, safe place to live, and the location is great, though if you're walking to campus, it's further than it seems (about 1.1 miles). I always rode my bike and it took 10 minutes to get anywhere. It's a mix of people who live here, some undergraduates, some graduates, and some older people, so that coupled with the block walls means noise is rarely an issue. Never had any trouble with anything being cut off or not working, and was all around a great place to live.
If I had any complaints, it would be the parking situation- people have a tendency to park every which way and pull up too far or not enough, which can literally leave you stuck if you drive anything bigger than a go kart. There are also generally not quite enough spaces for everyone during the school season, so you have to get creative, or come in at weird hours.
The other thing is the gate, which is a blessing and a curse. For whatever reason, it breaks. A lot. One side of it will just quit working, or it'll be completely detached from the motor. This sounds minor, but this place gets a fair amount of traffic and it's Athens, so expect crazy driving and near misses. This last six months, it was probably non functional for at least two of them. Not the managements fault all the time, because the huge dents in the gate say otherwise, but I feel like it could have been solved faster.
In Short: looks old, but is actually a good place to live. Not a party area, but close enough to campus and downtown to walk. Definitely worth the money.
