When I first moved in this place was lovely! I felt appreciated as a resident, but that has since changed.
I moved in November of 2020 and it has been in decline since. The constant price increasing is insane. We had numerous break ins to the parking garage, my parking garage door was broken for months, cameras took months to repair and we were never updated if that was even complete, and now they're increasing parking fees, feeling that they are "comparable to other parking costs in the area." I've lived here paying for two spots yet only have one remote and when I mention it, it's not resolved. Not to mention they have started to sell their resident parking to car dealerships to squeeze more money out while inconveniencing residents trying to park near their apartments for groceries and such. I have emails unanswered from Avalon. The trash compactor and elevator are constantly broken. I pay a decent amount for trash and recycling yet they are always full so I feel I can't use them. I've seen many rats in the dumpsters and parking garages. I've gone from paying $1580/month to paying $2045 in 22 months (for the smallest one bedroom apartment available). In that time, no improvements have been made to the community. In fact, I'd argue it's gotten worse, and I'm paying more for less. The package system is repeatedly changing, and yet I still have packages missing that I cannot track between three to four potential locations as well as people stealing some. The dog park has caused dogs to get sick from the water and the weeds. The neighbors have been increasingly being louder as well as smoking.
The apartments themselves are small but nice. It is nice to have food trucks come often (although many don't have vegetarian options). Most of the residents are respectful which is nice. The appliances are outdated but maintenance is very prompt when they can be to resolve when they break down. The best part about this apartment is the location. Being able to walk to Shirlington and Pentagon Row and also having the option to walk to the local Giant is nice. I do like that the apartment is dog friendly as well.
I do enjoy living here for the most part, I just think there has been a shift in the priority being money over people during the pandemic. I do feel as I'm being taken advantage of money-wise, despite liking the apartments themselves and the area.
Overall, proceed with caution. If you read the reviews and feel this is something you can live with, great! Go for it.
